The leasing team answered all my questions with patience and made me feel confident every step of the way. Move-in day was a breeze thanks to the ample parking and clear directions, and any minor fixes I needed were handled quickly by the kind and respectful maintenance team. The apartment itself is incredibly spacious for the price, and the layout makes it feel like home instantly. I love how peaceful and clean the grounds are—everything is beautifully maintained. The amenities are modern, inviting, and thoughtfully curated, and the location is super convenient to nearby shopping and dining. The dog parks are a huge plus too—my little Denver is thriving and loves having a space to run and explore. Cortland Mallard Creek is more than an apartment—it’s a whole community, and I’m so glad I landed here!

Cortland Mallard Creek is one of the best Cortland properties in North Charlotte. Many other communities I’ve toured or visited have seemed unsafe and the community doesn’t look clean. The Mallard Creek location is very clean and safe. I’ve had no problems the first 2 months I’ve lived here. Move in process was easy and the management staff is responsive. I would recommend this property if you are looking for a place that is quiet, safe, clean, and a great place to call home.
I am comfortable where I Live, love the amenities and I am close to my job. I love the fact that when a request is put in the resident portal, it gets done right away.

Quiet, comfortable community. The community is diverse and people seem generally friendly. Management is always helpful, although it's a bit of a pain that they are only onsite part of the week.

There are many pests in apartment. The pest control people has done their job but we can see lot of pests inside our house. It has to be maintained.

I have lived at Cortland mall Creek for two years and I love my building and the staff is very nice and kind.
Nice big apartments, zumba classes, fitness center, maybe a bigger children's playground would be nice but this complex is located in a convenient location near shops and transportation. Events take place at the office and great customer service.
I love the spacious layout of the apartments, excellent communication, and these apartments are close to everything including highways.
If you want a decent living unit and reasonable pricing run far from away from here. Run from Cortland management period!
Very friendly comunity and clean for families. Near to I-85 and groceries. Management responds fast with any service requests. Pest and trash managemnt is also good.
We are very happy with the services provided by Cortland Mallard Creek and we are happy to be part of this community.

Moving into a new apartment can be a daunting task, filled with uncertainties and stress. However, my experience with Cortland at Mallard creek has been nothing short of exceptional. From the moment I set foot in the door, I knew I had made the right choice. The leasing process was a breeze, Shatarra and all other staff are incredibly friendly, knowledgeable & efficient. Had leaks in my ceiling for days due to renovations upstairs. I was given a bucket and told to deal with it. Had issues with mice and a broken hot water heater. All issues were not dealt with until weeks after. Multiple instances of office employees telling me one thing then later going back on it since it was not given in writing. Do yourself a favor and go somewhere else.

I am selling my home in MD and relocating to NC; I chose the Berkeley Place because of the gated community, amenities, roommate style apartment & price. What I didn't expect was the water bugs, roaches, centipedes, filthy, inefficient HVAC unit, and Management's unwillingness to honor or even appearing to have knowledge of their lease agreement terms! Management presents themselves as polite, chipper & friendly, but in actuality, they can be unresponsive, lack knowledge and have very deceptive leasing practices. I never actually moved in to this property due to the things found (mentioned above) during the walk-thru. Management is unwilling to take any accountability for the issues here. This has been the most stressful, financially, emotionally and physically draining experience! I would not recommend this place to anyone - lease at your own risk!

The front office employees have an attitude whenever you ask about anything. The maintenance takes forever so expect to wait two weeks to get a light bulb changed. The front office always has some excuse as to why they cannot do somthing. These companies just hire anyone nowadays.

Horrible things happened with management. We are moving from one apartment to another with in the community. On the day of keys handover ,they said ,apartment is not available. I have packed all my stuff with 2 kids ( younger is 8months)..I have called spectrum, duke and movers. Internet ,power everything changed to new address Movers were on the ways to my old apartment. They gave hard time.. They didn't inform anything about this. They didn't even call me about this. Simply saying sorry is not worth...they have to plan and act... Poor management and lazy people

Berkeley Place is an AMAZING community. The staff are very nice. I can always count on, Renee and Daniel in responding back to my needs. The maintenance staff are clean and respectful. So far so good.

Hi, we regret to hear that you had a negative experience with us, but would appreciate the chance to turn your experience around.
Do NOT live here! This place is infested with cockroaches and the leasing team does nothing about it. For months I’ve reported roaches in the plumbing vent in the main bedroom’s bathroom. Each visit only resulted in the maintenance men dumping several roaches out of the vent and trashing them, offering no preventative solutions to the problem. I’ve scheduled for pest control to come on multiple occasions but that doesn’t help. These jumbo cockroaches keep returning and now they have been found inside the apartment. The valet trash rules are ignored and neighbors tend to leave out food of all sorts (not in trash bags) outside of their door. Every time I’ve called the leasing office to fix these issues they go unresolved. I’ve been told that there’s nothing that can be done to prevent the roach infestation. Save yourself the hassle and RUN FAR AWAY from this place!

Lived here for 8 months and lets say I would not renew my lease here. There are still bugs even when we pay for pest control. Pay to live in a gated community and the gates have only worked for maybe 2 weeks the entire time I lived here. I have email my concerns and get no outcomes actually helping situations. My guest car has been broken into with no result or help when asked. I have to call multiple for 2 to 3 days in a row to finally get someone to answer.

maintenance is not good in our building in Berkeley. multiple incidents led me to come to this understanding. recently there was a snake near the car parking which was reported but I was told tBerkeley cannot help with that. Our building is not cleaned regularly and the corridoor looks shabby, lights need to be fixed and trash guy is irregular in picking up trash in my building.

Excellent staff and move in procedure. Able to move into apartment in one afternoon. Location is great for university, train, main roads and getting into the city. Nice community and clean apartments and facilities. Gym, pool and parks are in good condition
