I’ve been a resident at Cortland Lake Howell for 4 years, and I can honestly say this is the best it’s ever been. In the past few months, management has really stepped up—policies are being enforced, and the difference is noticeable. The community is gated, well-maintained, and continues to improve. The addition of the new pickleball court is fantastic, and the courtesy officer is proactive and responsive. While some neighbors may complain, the truth is that those issues come from people who don’t want to follow the rules—and now accountability is finally being upheld. I truly appreciate the effort and commitment the Cortland Lake Howell team has put in. The community keeps getting better, and I’m proud to call it home.

Year 2 is even better than year. One was, the customer service that our family gets is personable. Everyone knows us by our names. The service guys take care of us fast with detail and never forget to check back with us the next day to make sure everything is all right. I love how we get parties just for us every month and not only do we get food trucks but we get asked which ones we would like to refer. This year is the best tree ever we got brand new Pickleball courts in my family is there every day. This place feels like a resort, we got a beach, 2 pools, volleyball, different grills and an exercise room that has free kickboxing class. Highly recommend this if you’re tired of the same thing every time you rent.

5/10. Very dated and has lots of maintenance issues that are typically left unresolved or fixed in a half baked manner. There is also an abundance of trash all over the property that creates a huge eyesore. The pools and lakeside view are about the only great things I can think of. You can get much better apartments for a similar price.

Although situated on a busy highway you still feel tucked away in nature. Friendly staff that are quick to respond to maintenance requests will greet you. The spacious garage and split floor plans were what led us here. The bonus that it is pet friendly and the pool has a beach brought us home!

I’ve lived at Cortland at Lake Howell for a little over two years now, and I can honestly say I’m still just as happy to call this place home. Living here truly feels like being on vacation every day—the community has a resort-like vibe that makes it feel special. The staff is always warm, welcoming, and ready with a smile or a wave, creating a genuinely friendly atmosphere. Maintenance is top-notch—Joel recently came by to fix my fridge and handled it with military precision, wrapping up the job in seconds. He even went above and beyond by fixing a small issue with my washer door that I hadn’t included in my original request. That kind of service really stands out. And the lake? Easily my favorite part of living here. It adds so much peace and beauty to the surroundings.I am happy to have found such a beautiful place to live.

Lived here since COVID. I can say I have no plans of leaving until we can afford a house. A lovely community with great neighbors and warm staff. We have been living here for about 6 months and really love it. The community is close to so many things that it is very easy to get around. There is always something happening here.. resident raffles, events, holiday events, food truck nights, etc that it makes it fun living here. It has officially been one month of calling Cortland Lake Howell home, and I have to admit, I really love it. Here’s a thorough breakdown of why. The process to move in was seamless. From day one, Allyson gave us tours back to back and made herself to answer all questions we had about the property. The team is lovely, and even if you’re trying work with just one person, they make themselves available to fill in and help out if someone is not available. As someone who usually has a million and ten questions, I felt reassured knowing each one was answered timely. From picking up the keys and inspecting the unit, they really make you feel hyped and excited to move in. Cheryl and Jodie both are cheerful and attentive to their tenants and will find an opportunity to remind you to enter community raffles to win things, and also ask how you’re getting along and to invite you to community events. It’s very sweet. This gave us a great impression, and still does! The apartments are beautiful. Whether renovated or not, they have character and are generous in size, are pet friendly, and are modern. Ours gives us a lovely view of one of the ponds and as a nature lover, I must say due to all the gorgeous moss trees and greenery, you’ll see the squirrels playing in the branches and hear the birds chirping early in the morning before the shrill of the eagles takes over in the afternoon. Located in the heart of Lake Howell, you have access to this beautiful lake offering stunning scenery, and a lovely trail that takes you through the trees. This was part of the reason we chose this location, it’s truly a gorgeous place to walk dogs, take a brief walk, bring family and friends to the pools by the lake or go boating. Very well rounded and a nice little escape you get to call home. We’ve had plenty of work orders to have to process this month, but there’s no complaint in that statement. The maintenance team here is great. Shouting out to Alex, Jedryk and Raphael for swinging by early or late to take care of things swiftly. You call and they come, and they truly take care in the work they provide. If you’re considering moving in, don’t think twice! Come by and check out this small slice of paradise!

My first month was rough immediately needed a new washer and dryer which took a while to get. Still have problem with my refrigerator to the point I can’t even keep food in there. Most of the service request end up getting closed without resolution. If I’m not home for them to come in it will just disappear. Would be nice if we could schedule an available time so I don’t have to stay home all day just to get issues potentially fixed or delayed until something can be done.

We tour the property and we love it. Great lake view on the back pool area. If you like trees and nature environment this is the place. Great staff and Excellent customer service. The areas that we tour were very clean and well maintained.

My family and I love it here. It’s a clean neighborhood for our kids and anytime I ask for help in the office or from maintenance we get great service. Allyson in the office made sure our kids had a great time at the last few parties, and even made parties just for all the kids this summer. Alex and all the maintenance guys respond fast the first time you need them. The entire staff is friendly and our neighbors are too. Last place we lived never made us feel comfortable, since we got here it’s always felt like home.

When I originally went through an exhaustive search process over a year ago, when I decided to move from New York to Florida, after reviewing about 60 communities in the area, this community, at Lake Howell was first on my appointment list when I came down, after disregarding at least 40 from the get go, as many sound very concerning and scary. I only hoped that I would be right. Anthony was the best at the onset of our first meeting, and though I had some really upsetting first move in problems with conditions, once Anthony got involved, he was a man of his words, and worked hard to resolve each and every issue that we had. Since then, Anthony has been the most professional and pleasantly personal person that is a credit to the Cortland corporation. Over a year now since living here, I see a community that has been constantly upgraded with improvements like the 24/7 gym being renovated, along with both pools having brand new masonry stone work walkways around them, with all new pool furniture. All the buildings were completely painted with a new color scheme, including the breezeway floors, walls and doors. Besides the weekly landscaping, a major tree pruning and trimming project was recently completed. The community app is new and easy to navigate for any communication with the management team. Many events are offered for the residents to enjoy, The team works diligently to stay on top of pest waste and apartment noise, which really is not an issue, mist importantly, because the walls and floors seem to deaden most noise. A few last words, the smoke free community is so important, and the management stays on top of that, thankfully. Last, BUT NOT LEAST, RAFEAL on maintenance, and FABRIZIO in pest control, are absolutely the most genuine and respectful and professional individuals that are helping the community.
