If I could rate this community 100 stars I would. Amazing staff, fun events, cool neighbors, and clean environment.
I think I've had a lot of experience at Corteland, the customer service is excellent, the environment isn't bad, they organize activities from time to time, I find them quite good.
Cortland Duluth is a GREAT place to live! Problems are resolved in a timely manner, resident events are always so creative and fun, and the amenities are totally worth the price!!

I am approaching one year stay here at Cortland Duluth. It has been a good experience. I love the management team. Duluth has good adminities. The team is always putting together great get togethers for the residents. Overall it's a good place to live.

Cortland Duluth is engaged with their residents with providing community events, constant communication of community updates and an overall great place to live. Apartment homes are a nice size and updated.
Apartments are extremely outdated and not as advertised. Staff is very nice and professional. Amenities are not available as advertised. The contractors they use are unable to communicate well due to language barriers, but they do what they are hired to do.

My home stay at Cortland has been over 7 years its my home. I feel safe here,
Living here at Cortland is good. The price it’s very accurate for the apartment in the community. I love the The gym in the pools. The food trucks and gatherings at the office provides are very fun and make the community very unique. However, there are some communication issues. I think they need to work on and think they need to change their availability as far as office hours as well.
Staff is great. Neighbors are not. Bathtub linings peel off quickly. Glass is always in parking lot. Pool usage is unregulated.
The staff at Cortland Duluth have been kind and I appreciate the transparency as well. I know that they strive to continue improving the neighborhood as much as they can.
Cortland Duluth is the best apartment I have chosen and no regrets.
The management team makes the living experience with the move. The nest thermostat is a great addition due to the savings and being able to control temperatures remotely. Apartment amenities for value is also a great plus and the 3 pools at complex plus the two gyms are a big plus when looking for a new home. Thanks for ask that you guys do. Also the maintenance team works fast and does a great job from my experience.

Nestled away in the corner of Duluth a hidden gem indeed I absolutely love this complex I have been living here almost a year now and I truly have to say I love this place. Where to start how about the beautiful apartment homes with amazing home features and amenities throughout. From the garden tubs and stainless steel and granite kitchens to the beautiful clubhouse gym pool and lounge for residents to enjoyed a gated community that is worth every the very affordable prices for all that you get it’s truly a place worth living. I absolutely love the attentiveness of the staff from Mrs. Candance J, to Mr. Parrish S, to Mr. John and the entire Maintence and leasing staffing team I can truly say I am glad to be apart of this wonderful complex and to be able to call Cortland Duluth my home.

Cassandra makes things happen. She's hardworking and does her job with a smile. Issues that I thought could not be done, she got done. She treated me very well as if my unit was her own so she made sure each issue I had was done. The entire staff are amazing ppl at Cortland Duluth. Any issues I had, they went above and beyond to make things right. They are always friendly and they work hard EVERYDAY to make sure the residents are comfortable. I've never seen a staff so dedicated to make sure everything is within the residents standard until I came here. I appreciate the hard work they do daily to make sure the community and residents are living well. Amazing job!! Thank you for making a place I call home beautiful and maintained!
Our overall experience of living here has been excellent. Would recommend to someone, is a great location.
They are very attentive when you’re a prospective/fresh tenant, but if you choose to not renew your lease then they will make your move-out process more difficult than it needs to be, from them screening my calls to intentionally messing up my forwarding address. I am still waiting for my deposit refund and it’s been over a month.
Cortland Duluth is a great place to live. The staff is very friendly and service requests are completed quickly and efficiently.

I do love Cortland Duluth the apartment home the complex is wonderful maintenance is excellent the parking is not so well needs a little more enforcing and some type of organization I don’t know how they’ll be able to do it but it can be very inconvenient for a resident to come home from work and can’t find anywhere to park and have to walk far to their building that’s only down fall

I've lived at Cortland Duluth for 6 years now. I'm going to share some of my experiences. The GOOD :) 1. Convenient Location. 2. Maintenance is usually very fast at getting to repair requests you put in. 3. Cortland keeps the grass and flowers/trees nice. The BAD :( 1. Gates are almost always broken. 2. This community seems to be 'run down'. Meaning, breezeways are usually dirty. 3. People are always playing extremely bad music and smoking marijuana/cigarettes throughout the community. I Personally have never seen the safety officer for the community. The one time I called the safety officer he just said to call the police. 4**It seems to be unsafe in this neighborhood with cars constantly being broken into (I know this because Cortland is sending emails so often about them being broken in to. All Cortland will say is to lock your doors and report any suspicious activity.) Also cars speed through here with no regards to children or pets.** 5. ***Most importantly. As expected, rent does go up every time you renew your lease. The first two times rent only went up around $100 (Isn't that bad). When I renewed this month for a year lease, it went up over $350.00 PER MONTH. Javier (Who is the new community manager) absolutely refused to negotiate the rent.*** I feel as though Cortland does not carea bout their individual residents and treats them as numbers. Being someone who had been loyal to Cortland I expected them to at least care and hear me out. STAY AWAY.
Great place to live! The community is kept up well, and I appreciate the great communication from staff and residents.
