Property Ratings at Cortland at Buckhead Village
The leasing agents are nice. The apartment inside is nice. The building is not up to par.
The amenities are very good, but the building itself is poorly managed.
If you hate traffic, don’t move here. There is always traffic on the elevators! They have 4, but or 3 won’t work and you will always be late everywhere you go. However they have amazing amenities and a great team of people working on the leasing office.
Great location, nice apartments, nice amenities when maintained. But amenities are not always maintained, elevators usually aren’t all working, basically no guest parking, and it doubles as an airbnb where they obviously don’t background check their guests. Little to no reinforcement of rules, so you see residents smoking inside and breaking amenities.
I was interested in an apartment at this complex and went through the process of applying. However, things did not work out and I did not move in. I contacted the office regarding the portion of the money that was refundable ($300 in my case). It took several emails to get a response, which was “It can take up to 30 days”. Ok fine, I can wait, no big deal. On day 33, I reached out to the office because it still had not been received and after several attempts of emails and messages - no one at 3005 would respond. I finally had to file a dispute with my bank. I’m glad I didn’t move in, as this type of business interaction isn’t acceptable. It would probably be even worse once I was under contract with a lease and no longer a potential customer.
Moved out almost 2 month and can’t even get my deposit back. Way too overpriced for what you get, I regret moving here.
CURRENT RESIDENT ROBBED AT GUN POINT IN RESIDENT PARKING GARAGE! This place is unsafe and management has yet to do anything about the safety of residents as well as notify the residents. A few weeks ago I was coming home at night. I entered the parking garage and once parked, I was approached by 3 men with ski masks and their guns pointed at me. They yelled for me to get down on the ground as they took my phone, keys, money and jewelry. Because they took my keys to get into the building I could not go back into my apartment so I had to go to the lobby, call the police and then wait until the leasing office opened up the next morning to get issued a new fob key to gain access to my place. There are no cameras in the garage or in the hallways, only in the lobby. The leasing office/management did nothing to help the situation. They refuse to put cameras in the garage. There’s only one security guard on property who does not carry a gun and sits in the lobby all night. As you can see in other comments this is not a safe place. It’s a beautiful building but it’s not safe. Someone was shot and killed 2 weeks prior to my incident in the garage and we were not notified. I had to find out by watching the news. I asked management if they were planning on sending an email to the residents to notify them of the incident and they said no they didn’t want to alarm anyone. It’s ridiculous how they pretend they are here to help but they have not reached out for weeks now to follow up since I’ve turned in the police report. They do not care for the safety of residents or even try to help make accommodations due to their lack of security. They’re not responsive when needed and have no interest in improving security for the residents. If you are planning on moving here, again don’t do

The apartments are extremely nice, the amenities are amazing, there are frequent community events, and the neighborhood is walkable, fun, and very safe.

After visiting several apartment complexes in the area, my roommates and I ended up choosing Modera without a single regret. The views are amazing and so is the community, most importantly. The proximity and walking distance to everything you need is unbeatable. Love it here!
Modera Buckhead has truly exception leasing and maintenance staff, a beautifully maintained property and a wonderful location.
Modera Buckhead is the best of the best. I love living right on top of the Shops at Buckhead. You can walk to everything. Every grocery store is even walkable. The amenities are top notch just like the views. My apartment has amazing natural light with multiple walls of windows. All the finishes are fantastic.

Modera Buckhead is absolutely amazing to live in. Stop your search if youve come here already because it doesnt get any better in the buckhead area. The staff are extremely friendly. The amenities cant be beat. The garage is larger than some of the other smaller ones out there. The common areas are kept very clean. They are always planning fun community events that are well attended. Absolutely no noise pollution. The gym is excellent with most of what you would need for any type of workout. You will be so happy you chose Modera!
