Property Ratings at Cortland at Armour Yards
I’ve lived here for a while now, and I have to say the difference between the old management and the new team is like night and day. Before the change, things were honestly pretty rough — maintenance requests would take forever, communication was poor, and the overall upkeep of the property just wasn’t where it needed to be. Since the new management took over, I’ve already noticed a lot of improvements. They’ve been more responsive, maintenance issues are being handled faster, and you can tell they’re really trying to turn things around. It’s not perfect yet, but it’s clear they’re heading in the right direction and actually care about making this a better place to live. I’m excited to see the continued progress and hopeful that, with time, this place will truly reach its full potential.
The garage call box is always down or giving a busy signal, you’re basically only paying for location because the amenities SUCK! The gym is as big as my pinky toe & nothing works.
Cortland at Armour Yards has great amenities, outdoors & pool area. The BeltLine starts right in your backyard leading you straight to Piedmont Park. There’s plenty more to do down the whole Armour Yard strip. The whole strip is also a beautiful walk, bike ride or run in every season out of the year. You’re located near everything lively but with the quiet & peace of mind when you get back home.
I love my Apartment and the staff been very good with helping me with my issues. Salute to Velvet, Saraj and the other associate. Can’t remember his name. They are under new management so some things are getting fixed soon.
Extremely nice, quiet, and updated apartments. Leasing office staff is a blessing everyone is friendly and knowledgeable. It’s been a pleasure living here.
The customer service here isnt the best. Its hard to get a timely response from the leasing office. They dont communicate neighborhood issues or disturbances. IE: fires, fire alarm testing. They never addressed the car that caught on fire in the parking deck or gave instructions on what to do. They also didnt communicate when the entire property's water was cut off for multiple hours. Its clear the staff is in it for the discounted rent, nothing else
Renting at this place means that every couple of months, usually in the middle of the night or at the most inopportune time, the fire alarms will go off. Just when you think the issue is resolved because it hasn’t happened for a couple of months, it happens again. Management appears to be doing nothing to resolve this issue. Or they’re certainly not communicating with any of us residents about what they’re doing in respect to this issue. I have been shocked awake in the middle of the night. I have had to disconnect from Zoom conference calls because of it. And I have been embarrassed in front of guests who were visiting during one of these alarms, and I had to reassure guests that no, there’s no real fire. This just happens here sometimes. Of course, this means that the overwhelming majority of residents simply ignore when the fire alarm goes off, which is a liability and a hazard if/when there actually is a real fire. This is a major issue that prevents me from recommending anybody reside here.
This apartment complex has no concern or care for its residents at all .They have partnered with a company that is participating in predatory booting of cars( Empire Parking Services ) . This company literally waits for temp tags to expire to boot cars seconds later . This company boots cars that belong to residents , knowinlgy belongs to residents . This company booted a car that had several temporary tags due to owners car being in the shop . Temp Tag expired , resident put a note on car that new temp tag would be on in the am when office opened . Resident came out to a boot anyway . Your guest have timed parking , when you run out of time you have to pay . If you want to live in a building more concerned about the parking than the access to the buildings move here . Office staff lacks compasion , care or concern . Stating there is nothing they can do . So if you move here be prepared for the headache of the parking situation .

Only residents or occupants on the lease are able to park in our resident garage and unauthorized vehicles are subject to towing so that we can provide sufficient parking for our residents. Additionally, we must regulate parking at our community and employ a tow company to ensure everyone is parked legally (not blocking handicap loading zones, fire lanes, etc.) and and that everyone is parked according to their community parking permit. If smoking or second hand smoke is a concern for you, this is not the place. I just moved in a month ago. It’s a great property. Management is very responsive but it seems like all the residents smoke cigarettes or weed. Constant smell of smoke that seeps through the vents and walls no matter what you do. Currently trying to find a new place so I can terminate my lease early. I wake up with my eyes and throat burning.

I’ve been here for a month and so far everything is great. Rachad helped me move in. He’s been a great help. The whole staff is attentive and good. I love my apartment. Best apartment I’ve ever had.
