Property Ratings at Cortesia at Rancho Santa Margarita
I lived at Cortesia for a little over a year, the apartment itself is ok, it spacious but that’s about it. It’s really old, the appliances (refrigerator, washer & dryer and dish washer) are ancient! The carpet is also disgusting. When I moved in, the carpet was covered in dog hair. Although they shampooed it, it did not make a difference. If you decide to move in and you’re not on the third floor, you will never get a goodnight sleep. You can hear just about everything the upstairs neighbors are doing, everything!! Including when they shower and flush the toilet. It was such a nuisance! Another thing is parking, you will never find parking after 5 pm. Permits are given but they’re not enforced. Lastly, they will not return your security deposit. When I moved, I made sure to keep it clean, I received a statement for cleaning and painting. If you leave your apartment in normal wear-and-tear, it’s illegal for them to charge you for cleaning and paint. Make sure you take pictures to contest these charges. The move-out statement is also very deceiving, the charges, deductions and credits are all in the same line, it’s very confusing. Just avoid this place.
Very good for the money you pay, super safe, convenient and well maintained! Very kind and welcoming staff and maintenance personnel. We are very thankful for the support and guidance from the first phone call till the last moment of dropping off the apartment keys!
My sister has lived here in the same apartment for 10 years and I’ve lived here for the last two. I’m moving in a couple months, but I can say with certainty that no other apartment will compare. Lisa at the front office is amazing and answers all questions in a timely manner. Maintenance handles all requests typically the same day, or within 24 hours. The only issue I have is with parking. They used to enforce it heavily with tickets and tows, but now it doesn’t seem to matter if you have a parking pass or not. But aside from that, overall great experience.
Dog poop is everywhere. They don't enforce parking for the people that rent there. I still see cars with no stickers parking in front of my place. Hand rails on the stair cases very dusty nobody has cleaned the whole year. Only 1 power wash a year. You will run into muddy wet grass. The gardeners are here almost everyday so no escape from the sounds. Your neighbors can hear you talk at room level. Walls are extremely hallow and terrible poor insulation. No free foods or drinks. Gym very small. No mirrors at gym. Parking is terrible. No modernized ovens no stainless steel appliances. Very old appliances that are unfair for the rent price. Uncomfortable stay especially when down stairs nieghbor bangs on yuour ceiling for every sound you make.
I will say this place is a perfect place to live for short term or long term like we are planning on doing. I feel happy here and safe. I can go out for a walk and enjoy the views. Location is perfect and don't have to drive far to go to the groceries or shopping. It's a pet friendly area so my dog has made lots of friends already :)
