Property Ratings at Coronado Villas
I have lived here for 3 years, and never had problems. This new property management co is the absolute worst. No one is ever in the office, they aren't open on Saturdays anymore, they took down the website and resident portal so I can't see my bill anymore. I was just given an "offer" to renew my lease for a price increase that is 5 times the increase of the other 3 years put together. BEWARE, just because they painted some walls and put rocks everywhere does not make this a good place to live. You will regret it.
To start, I was not allowed to view my unit before move in. However, I signed a lease for a unit with washer/dryer connections. Upon move in, my unit was dirty and w/d connections were sealed off. Management (Leslie & Ana) did not inform us there was a layout change prior to moving in and after reaching out multiple times, I have been ignored via email and calling the office. They have yet to fix this mistake except to tell me there's nothing they can do but release me from my contract. Additionally, every time I have tried to contact the office about anything else, it is very difficult to reach them. Other tenants have had the same issues with management, so this could happen to anyone.

Yes this property is a little old but the location and management team are great. Maintenance is alway on the ball and the manager just wants everyone to be happy.

I love living in Coronado Villas. Probably one of the best properties I have lived in my 25 years here in Denton. It's quiet, calm, and not trashy. Im going on my 3rd year here and don't really have any complaints.

It it very calm and quiet living. Plus 2blocks away from University Drive and several schools within blocks.
I love living here. Great neighborhood, great neighbors, beautiful area.
Great place, people and staff. Would rate 10, but the apartment initially was not adequate.
Lived here for over a year. Staff was great. They spray for bugs frequently. My only complaint was that it took months to fix the air conditioner in our unit. It was 80 degrees in the apartment, during the summer. Took a couple visits from maintenance to fix things and sometimes things didn't get fixed, but they were always very nice.
The apartments are at a good value especially for the area. Maintenance always takes care of items within a reasonable time frame. Dennis and Manuel were always very professional too. The demand for quality and affordable places to live in a college town is vital so I will be recommending Coronado Villas to all my classmates and college peers.
I enjoy the peace and quiet of this community. And, the office personnel are very kind.
I will highly recommend this community complex to everyone based on my experience with the prompt repair and knowledgeable, personable, professional maintenance staff.

I think the complex has a lot of personality and the staff is great. But I would also mention that the apartments are aging and recommend they ask questions and really look around.

I’ve heard that the office staff is rude before, but I decided to give them a shot anyways because of the cheaper rent. Not worth it. Most condescending staff I’ve ever run across and the apartments are old and need repairs. Area is a little shady looking too. It would be worth it to pay a little more to get a nicer apartment with staff that isn’t disrespectful.

The apartments are cheap for the location and space. However, the property needs work. The fence desperately needs to be repaired. The parking lot need to be re-paved. The landscaping needs work too. There are a lot of dirt patches. Some of the buildings need to be painted, especially the doors.
If someone had a small child, content with patio play, or no children, I would highly recommend. If someone was lookin for indoor space in a quiet, friendly community, I would also recommend.
lived here 2 years, too many bad experiences. one day they painted the apartment directly upstairs, and allowed the harmful paint fumes to waft in to our apartment, making us sick. Have no regard for anyone living in the apartments. they constantly charge you for things not on your lease. no customer service, no one is ever in the leasing office or picks up the phone when you have an issue. rain flooded our apartment, didn't have the decency to put us up in a hotel until the repairs were completed, we basically had to live in 1/4 of our apartment for the entire week. I wouldn't offer my worst enemy to live here, **stay away**
This is an older complex but it is generally well-kept. Maintenance responds promptly, even on weekends and off-times. Generally, it has been a pleasant experience. Really a great deal for the price. However, I could not leave out the variety of miscues at this location. 1. Lots of BUGS of all varieties. Spiders, roaches, and BEES WASPS HORNETS. Everywhere. They treat for bugs and will leave sticky paper for roaches but there really is no decline in the amount. 2. Smoke smell everywhere. All the time. Constant. 3. Like with any college type apartment, it can get rather loud at times and at late (3 am or later) times at night. Living close to the pool was also loud due to several children constantly playing. 4. Frequent work on the water pipes causes water outages for hours at a time with little to no notice of such outage.
Apartments are somewhat dated, however the new Manager works hard to take care of residents. Maintenance is a little slow but they do work hard to make things right. Overall, good complex with nice people, just a little dated.
