Property Ratings at Corbin Crossing
Everything about his community is first class and I have lived in and looked at others. This community has a ton of greenspace and feels like a neighborhood. My teens love it. The units have been newly renovated with updated "everything." Amenities are the best I have seen to include a great salt water pool, outdoor fireplace, outdoor kitchen, tennis and basketball courts, sand volleyball, dog park, gym, sauna, and tanning bed. The maintenance team members are competent, friendly, and tremendously responsive. They knocked out 4 work orders within 2 days of my creating them in the community app. The best thing about this community is the leadership team. They are intelligent, have great people skills, possess uncommon common sense, and truly care about their residents and our living experience. The company empowers them to make decisions so that there is none of "I'll have to bump this up." If you are looking for an affordable "home," look here.
I have seen the availability of apartments online and filled my application. They processed the application saying apartments are available, after putting a hard enquiry on my account now they are saying apartments are not available until one more month. They don't respond properly if apartments are available, the website doesn't show proper information, they are least bothered about your credit report and unaware whether it will be a soft check or a hard check.
I had a sprinkler burst under my bedroom floor on 2/18/21 at 5:00 pm. Maintenance literally brought 4 men to my apartment and told me, 'there is nothing we can do. we would be here for 4 hours. we will see you tomorrow.' I had to move all of my things out of the water infested room. On top of this, my window is now open 'airing out the room' which is a safety issue for a single woman who lives on the first floor alone. The apartment complex does not care. No one rents a 1 bedroom apartment so they can't use 1/2 of the space. I was told I would be living like this until at least the end of the week. That will be 7 day on the couch with constant increasing utilities. The apartment complex is doing nothing to compensate in the regards of reducing rent, paying utilities...zero. RUN!! Do not sign a lease here. You will regret it. They do not care about their tenants; they do care and will take your money.
I live here for nearly half a year. Everything works fine to me. The neighbors are very kind. They say hello to me when I met them everyday. And the management is also very efficient. There is something wrong with my toilet. After I call the maintenance service, it only take one hour for the guy to come and 10 mins to settle it. The guy is also very courteous and polite. Willl keep living here at least another one year.
Corbin has been my home now since 2019 after moving here from Iowa. I have found the entire staff employed by Michelson Realty to be "top notch" regarding their customer service. The staff in the office always happy to help with anything, the maintenance staff incredible, the amenities are the best around, the grounds always looking great and the variety of styles of apartments are beautiful. You can't beat the rental rate for Overland Park as well as the spacious apartment living. Corbin Crossing gets a 5 Star Rating from me. Kathy Fleming

I have lived here a year and a half and just signed another lease! The staff is so friendly and the amenities are great! I love the updated counters and fixtures. It gives it a modern feel.
The apartment is amazing. It has almost everything we have at home! We didn’t need to buy stuff for the house which was very good because we couldn’t carry them back. The wash machine and dryer were very good! Everything in the apartment was organized! The space is beautiful and well equipped!
The overall process to rent was a little unusual since they were hiring people at the office so we didn’t get a lot of communication but it seems like I see familiar faces at the office now other than that I haven’t had any other inconveniences. I have had a great experience so far when it comes to living space on this 6 months, the apartment is nice and big, everything works perfectly and I can barely hear my neighbors. The mail room is pretty convenient, they yardwork and maintenance often.
Corbin Crossing offers its residents with a home. It’s more than an apartment when you receive customer service at it’s finest! Due to professional obligations I have relocated several times and on every return to Kansas; Corbin Crossing has been the perfect landing spot. I have lived here for 4 years. My dryer was repaired 7-8 times before it was replaced. Went periods of time without one to use. Most maintenance requests arent done right the first time so I have to reschedule the work to be done again which is a hassle. The lawn outside of my apartment is covered in dog poop, neighbors leave their trash cans outside their door 24/7 instead of taking it inside after their trash bag is picked up at night. I fell on the ice twice in one week (literally 3 days apart) and the staff and owners never once reached out to me after I called and complained. Filed incident reports but no one followed up. I email pictures of trash littered around the property to the office regularly asking someone take care of the grounds and they dont. This place is not up kept at all. Asking the staff to maintain the property is a part time job because it takes so much effort as a tenant to ask things be done. What I get from this property is not nearly what I deserve for the price I pay.

Pros: apts are beautiful, office staff nice,groundskeeping is nice, garages available, reasonable electric bills, apt maintenance quickly filled, large floor plans. Cons: fire pit broken 1 years, hot tub broken 8 months last year and again this year, standing algae in pool fountains,beer cans in pool area, storm damage to roofs not repaired months later, turn over in office staff, and car break ins last winter. Place is at the moment starting to go down hill and for the high rent price the amenities are not being kept up to par with new area apts around us.

To summarize my feelings, I urge you not to move to Corbin Crossing. Overland Park has so many wonderful apartment buildings similarly priced with comparable locations. Do not be fooled by the outside appearance of Corbin Crossing. It is a truly terrible place to live. The leasing manager, Raven, absolutely ruins the living experience. She is a genuinely vicious person. One of those people driven mad with their relatively little amount of power. Raven will talk to you like a child, belittle you, and act like you're wasting her time even if you have innocent and appropriate questions. When I first moved in, I had a few questions regarding the lease. Standard tidbits, how much should I expect for utilities, etc. She acted like these were insane questions and that her time could not be spared. I assumed she was just busy and I thought little of it. But she treats everyone in this manner throughout your interactions with her. I'm sure her job can be stressful, but so is mine and so are most people's. She's just a rude, rude human being who has no business dealing with people. I do like my apartment, but I genuinely feel uncomfortable seeing her around the building. She's a veritable bully. I'm not sure how people like her remain employed. Trust me this can affect you. If you have questions regarding your lease, about your apartment, want something fixed, or would just like to speak to someone from the office (things that are part of apartment living from time to time) you will be mistreated. The new girl they just recently hired, Linnea, is absolutely awesome! She should be running the whole place.

Worst place ever. Lived here for 2 years. The staff is rude and takes their tenants for granted. Like many other places here in Overland Park, Overpriced, Old and Ruthless to the people who work hard to pay rent. STAY AWAY! Don't let pretty pictures sway the real truth. This place is all marketing. Not a living place.

I'm new to the area and this is a great place to live. There is everything you'd ever need in walking distance. Restaurants, Shopping, Gym. The complex is beautiful and nicely maintained. It has many things to offer, pool, sauna, gym, tanning beds, tennis, basketball and even a doggy park.

The complex is in a pretty convenient place, rent is high in my opinion. The grounds and buildings are nice. The staff is nice but they are a little lackluster in the maintenance department.

I recently moved into Corbin Crossing and have had a great experience thus far. My roommate lived on property for 3yrs prior and only has great things to say about the apartment and the leasing staff. The location couldn't be better, close to everything (shopping, dining, & easy highway access). The maintenance staff is great, we've only had to use them once so far but they responded super fast and fixed our issue. The community itself has a good mix of people and is nice and quite at night. Overall, as far as apartment living goes, Corbin Crossing is a great choice.
