Property Ratings at Colony Woods
I beg of you not to move here. While the location is nice, it's not worth the cons. Firstly, the application process was horrendous. That should have been my first red flag. I constantly had to call to remind them of the things they told me they would do. Took ages to finally see the lease. Moved into an apartment that smelled like smoke. They promise the people before me didn't smoke but the smell and residue left behind says otherwise. Oh by the way, overhead lighting only exists in the bedroom closet, kitchen, dining space, and bathroom. Want light in the living room and bedroom? Better own some lamps. Water pressure is always low or shuts off (my showers go down to the trickle of a sink) and then they charge you for a water reimbursement. They never explain how they come up with that number (it changes each month). I can't use my sink disposal because the water drains into the dishwasher which then fills up with gross water. My oven was broken upon moving in. The door was screwed up so the oven was overheating like crazy, burning everything and raising my power bill like crazy. My A/C works, but some of the vents rattle and crackle which is annoying. They advertise in unit washers and dryers, but don't be fooled, you have to rent or buy them. Ain't none provided to you. Want to relax on your deck or patio? Good luck with all the wasps that have made nests in the building's framing. Oh and you have to pay for pest control each month which you think would solve that problem, but no. I've lived here for less than 2 months and have already made 5 maintenance requests. People in the office seem so kind but it's all a facade. All talk, no action. I got my second month off rent free as part of my lease deal. But I had to badger them to remove the rent bill of my second month and they didn't do anything about it until the very last day rent was due, when I threatened to come sit in the office until it was fixed. Save yourself the trouble and don't move here. It isn't worth the time and energy.
If you can do anything, do NOT move here. Water constantly shutting off, our oven eye smokes every time we turn it on, our back door is rotted, my roommate’s bath tub knob literally fell off and she struggled to turn off the water. And guess how many of these issues have been fixed? Mind you, we’ve told them about them all since we moved in two months ago. The answer is NONE OF THEM!! Not a single one. Oh and forgot to mention that our trash has still yet to be picked up after two weeks and we pay $25 a month for the valet trash. The amenities suck. The pool is decent, but the courts and fitness center they love to advertise are pathetic. I know the price looks good and the apartment is nice, but just go somewhere else. I wish we would have listened to the reviews.
My AC hasn’t been working in a month. The maintenance team changes like you change draws. They also tend to lose tenant keys and can’t figure out anything. I’ve also been waiting on my new dishwasher because my current one leaks . Also the water has been turned off over 10x since in been here (September) because there’s always a “leak” somewhere on the property. These apartments are ok considering the price & area but they are terribly built and maintained.
Our a/c unit has been broken and leaking Freon since we moved in in October. Front office employees lie to your face. Terrible- do not trust Arcan
On April 6, 2022, I paid a deposit of $100 and a pet deposit of $600, in order to secure a two bedroom, two bathroom apartment at Colony Woods. Around May 1st, I received a call from their office that the apartment was no longer available. The woman whom I spoke to shared that the couple living in the apartment was no longer moving. I got my $100 deposit back but I didnt get my $600 pet deposit back. I went by the office countless times, called the current owners for the complex and the previous owners. The Colony Woods office employees started out understanding, while they offered many excuses, but I was determinded to get my money back and they eventually became hostile. I not only had to find another apartment, within 3 weeks of my move out date, I had to find a lawyer. I had such a bad experience and I didnt even live there. I would not suggest trusting this company with your money.
My roommate and I moved out of this complex a month ago. We originally did the 6 month lease because we planned on continuing the lease to move into a more renovated apartment. I am so glad we didn't get a longer lease! We were told that everything was ready for us to move in, but the refrigerator was broken; it took two weeks to get a new one. We also had seven (most likely more) major maintenance requests. One was the air conditioner that kept on running even though it was on auto. This overcharged our power bill, so we had to manually turn it on/off. Maintenance repeatedly came and said they fixed it, but it was never fixed, even upon moving out. We also had multiple times where we didn't have hot water. It took them multiple days to come out and fix it; imagine, cold water in the winter. But honestly bless the maintenance team because they told me they were so booked. Management sucks. They never answered the phone. Also, they have office hours, but I guess they were too lazy to be on time. I would describe them as incompetent. Don't move here. You can find a much better place for the price and for your sanity.

My roommates and I moved here less than 2 months ago. Upon move-in, we created a list of things that needed to be fixed (i.e. clogged drain, no fire alarm, broken stove top, broken door lock, etc). It took maintenance a MONTH to fix our stove. We could not cook in our own apartment for a month! They finally fixed the stove, but nothing else on the list. Just this week our HVAC started leaking, causing the carpet to become completely soaked and water to seep in the walls. Office staff and maintenance have been absolutely awful during this process. It's been almost 48 hours and our carpet is still soaked, nothing more than a fan blowing on the soaking carpet. They did finally fix some of our other issues, probably just to cover up for the giant mess they have caused in our living room. Carpets are being ripped up, the apartment reeks of mildew (gives us headaches just to be in there), and everything is STILL WET! Not to mention I have had packages lost due to their negligence. Just to say that I am unhappy would be the understatement of the years. This is causing us to think about terminating our lease early (extremely costly) and moving after just two months. If you're considering a move to colony woods, you might want to think twice.

I was thinking of moving to this complex, but I then I heard about a water leak. Apparently there has been a leak since SEPTEMBER, which has increased tenants water bills 100%!! And the complex is currently refusing to reimburse the tenants for the leak that is the complexes fault. Spread the word! The staff here does not care about fixing the leak! They do not care that the tenants water bills have drastically spiked!! On top of this they are threatening to evict tenants who are not wanting to pay the water because of the doubling of cost! They are breaking the landlord tenant agreement of having good and safe plumbing! DO NOT MOVE HERE! I am SO glad I heard about this before moving!!!
I moved into Colony Woods November 2017. During my move I ran into some issues, however the front office staff was amazing. They are very accommodating, professional, courteous and they worked with me to ensure that my move-in went as smooth as possible. I viewed many different complexes before finding Colony Woods and as soon as I toured it I was sold on it. This property is very well maintained and the price seems to be very fair. It definitely feels like home and I look forward to staying for awhile. The community and amenities are great and dogs are very welcomed which is great having one myself. I would recommend Colony Woods to anyone looking for a new place to call home in Birmingham.
Worst place we've ever lived! When we moved in the apartment was dirty, the AC was broken and mold was everywhere! The office staff is beyond rude and they've hung up on me multiple times! The maintenance staff was clueless and never fixed anything correctly. We had cockroaches in our apartment DAILY and even had them come out of air vents! The water bills are ridiculously high and there are NO meters so you pay for all the water, not just how much you're using. The numerous speed bumbs are annoying and good luck trying to use the pool or workout rooms because they're always "renovating" them. We loved the area, but absolutely HATED living here! Do yourself a favor and pick another apartment complex. You'll regret every minute of living here!
