Property Ratings at Colony Hills Apartments
Recently I have been contacting different apartments about leasing information and Colony Hills was by far the rudest and most disrespectful conversation I’ve had with any leasing office. I don’t recommend wasting your time here...
We are a military family. There is cigarette smoke, roaches, terrible parking and loud neighbors. Donna is extremely rude and unhelpful. You will be expected to pay for issues that were already there. Our stove was sparking and blackened the wall. If you are reading this.... LOOK ELSEWHERE!!! Best of luck!
No overhead lights, very rude staff who is not willing to work with you on anything. Parking situation is terrible and there's no cameras in the parking lot. My car got totaled in a hit and run. Roach infested apartment.

The complex is decent enough. But, it is what you would expect for the rent. The walls are thin, and you can hear whomever is above you. You can smell the cooking from next door, which isn't always a bad thing. There are 6 apartments to a floor and 3 floors. Feels somewhat like a dormatory. The appliances are basic, but they work, and maintenance is usually on it when it comes to repairs. And there is central heat and air conditioning!! Which is a major plus for me. Even though sometimes it seems as loud as a jet engine. I have had a few issues with fruit flies, but nothing major. The kitchen is small, the living room is medium, and the bedrooms are on the smaller side. There is no real storage in the bathroom, so I hung up a seperate cabinet. I live on the bottom floor, which has no balcony, and is about 4' underground. Which honestly isn't bad, as it keeps the temperature moderate. I have never had a problem with parking. It is unassigned, and there is some covered. I am usually never more than 30' from the front door. The staff is incredibly nice, and very helpful. They remeber me, and know my name even though I rarely need to see them. Pros outweigh the cons for the price, and really the only complaint I have is the loud upstairs neighbor, but it's been better than expected. There are a few things within walking distance, but it is right on Academy, so it is nice to have a car. It is generally close to most things. I don't have to drive far for what I need. Biggest pro is the staff that is there. The office staff and the maintenance guy are very friendly. There is a small playgorund and a pool in the middle of the complex. Occasionally there are kids out there a little late at night and they can be loud. They usually all go inside around 10 pm. Sometimes a little later on weekends. I have had a few baseballs and footballs hit my window. I have noticed people tend to keep to themselves, but are friendly enough. I have had no issues with any other tenants.
