Property Ratings at MAA Pavilion Place
I've had a mixed experience living here for the past 5 years. The first 3 years were great, with amazing neighbors and a wonderful community. However, the last 2 years have been quite terrible. The property management seems indifferent to the type of tenants they allow, and the parking area and grass is constantly littered with trash. It's become difficult for me to enjoy the pool during summer, as it gets taken over by unfamiliar people throwing parties late into the night. And let's not even get started on the rent increase over the past 2 years, which has amounted to almost $300. On the positive side, the units themselves are in good condition, and the maintenance team, as well as Barbara in the office, have been great. Unfortunately, I cannot comment on who is in charge, as I am unaware of their identity. Now, let's discuss the fires that have occurred in the past 3 years. The most recent one was a massive fire on October 22nd, and prior to that, there was another fire in June 2021 which resulted in the loss of my apartment. I must commend Barbara for finding me a new apartment the very next day. Additionally, there was a fire on the third floor in the fall of 2020. I'm uncertain why these fires are happening so frequently or what is causing them, but one thing is certain: I will not be renewing my lease. The decline in this community has forced me to look for a new place to live.

Quiet. Satisfying
Very pleasant, in general a great place to live and very safe; maintenance is outstanding. A walking trail around the complex would be just wonderful and perfect! I think we need more strict rules for dog owners; many do not pick after their pets; I own a dog and do my part, but it is uncomfortable when you step on certain surprises...
Nice grounds and very quiet
The neighborhood is great and the neighbors are friendly. This particular apartment get zero natural light which increases the electric bill and makes for a cold apartment.
Everything has been fantastic in the 2 years we have lived here! The staff is courteous and responds quickly to requests, the neighbors are quiet almost to the point of wondering if other people live there. The grounds are very well kept and maintained, and all in all it's been a great experience.
We have lived here 3 years, a convenient location, to restaurants grocery stores ,pharmacy ..,hospital and Powhite This is an older community, well maintained , a knowlegable team in our office and maintenance--,who respond quickly, if we have concerns--The Spring and Summer bring Blossoming trees, and planned gardens--The pool is spacious, the tennis courts, maintained-The complexes are quiet. We enjoy our screened porch and outdoor activities
Very quiet neighborhood even at night and on the weekends. The office always has fun family activities to do as a community. Grounds are very well maintained. Maintenance is friendly and helping. Free car wash and vacuum just really wish they hadn?t got rid of the tire air pump!
I have been residing here since October 2018. So far my experience has been good. Upon move in the apartment was clean and odor free, other then he new carpet smell. They staff has been friendly and accommodating each time I have needed to reach out to them. The one maintenance call I required was completed prior to me even returning home. The ONLY complaint that I have is other residence lack of clean up of their pets. I understand it is expected and residence can be fined if the chose to not clean up their pets poo but their obligation seems to be lacking. The dog park area is one of the areas that residence do not feel they need to clean up and is quite disgusting. Sadly, I do not utilize with my pup due to this fact. Thank you to the staff for all that you do!
Great neighborhood that is both quiet and safe. Pool is nice but the kids playground is falling apart. Overall, a great complex. A little on the pricey side but I suppose that's the cost you pay for location and convenience.
Excellent community, customer service and quick maintenance. Close to shopping and schools. Quiet and peaceful with all the ammenities you expect with a complex of this caliber. As a former homeowner, I love it.
I have loved my time here at Colonial Village at Waterford! The team has always been very helpful and responsive. The maintenance team has even showed up with in the hour of placing a non emergency maintenance request. That?s great customer service!
Quiet for the most part. Great property managers and great management at the reception building. Garbage drainage that no-one seems to want to fix.
I have been very happy living at Colonial Village at Waterford. My building is very quiet, people are friendly, and the maintenance people are very quick and efficient. My only complaint is they allow large dogs and unfortunately those owners often don't pick up after their dogs.
Safe and convienent to major roads
Its been great! Office staff has been amazing and the amenities wonderful.
Colonial Villiage was a 5 star review when moving here. Now it is a one star. Let me start by saying if you have kids especially toddlers please do not move here. Management really don't care and will side with other people before you if you have young kids. Me and my boyfriend moved here Aug 2017 with our 2 year old and 1 year old. Everyone knows toddlers have short attention spans and they are in developmental stages. Our neighbors belows us are always complaining on our kids playing at reasonable hours and management seems to always side with them. Plus are neighbors below us use a broom to bang up to our floor. Now banging on a ceiling is a noise violation, not children playing and laughing!!! Management keeps saying the noise of our kids says it is in breech violations. Plus now they served us with with leaving our home Feb 20th without a court order or nothing. Nothing was delivered by a sheriff. They stated they left us a letter on 1/22 about this date, but nothing was received on that date. It's sad when it is suppose to be a "family oriented community " but act like it is a senior citizen community. It's they expect kids to sit around and be quiet 24/7.

Beautiful location. Convenient to grocery, three gas stations, restaurants, deli, food delivery, workout, doctor, dentist, pharmacy, veterinarian, EVERYTHING! Great customer service. Best ever! Love this place!
My husband and I have raised our children and now have grandchildren, we downsized to our apartment in Midlothian, Va. We have lived in Colonial Village of Waterford for 3 years, and absolutely love it. It's not just a apartment complex it's a great community and awesome place to live.
