Sioux Falls, South Dakota's largest city, showcases the natural beauty of the Big Sioux River and its cascading waterfalls at Falls Park. The downtown area features the city's namesake falls alongside local art galleries, shops, and restaurants. Housing choices include downtown apartments and established areas like McKennan Park, with its historic architecture and mature trees. The rental market remains steady, with one-bedroom apartments averaging $950 monthly, showing a 1.3% decrease from the previous year. The area near Augustana University and the southeastern district surrounding The Empire Mall offer additional rental opportunities.
Major employers Sanford Health and Avera Health contribute to the city's stable economy. Residents enjoy an extensive 29-mile recreational trail system, while the Washington Pavilion houses performing arts venues and an interactive science center.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at City's Edge
Paige was the best manager. The new management isn’t great. The buildings are built cheap. The blinds are like communion wafers. The rent may seem cheaper, but you pay for all utilities which are OUTRAGEOUS. Everyone I know pays less in utilities for a house. Usually, if a property has this many openings it’s for a reason!
Manager is fantastic, property is very clean!! Would highly recommend
The windows and deck doors have such a bad draft that dirt, snow, and rain all get into the apartment. There was snow and ice building up on and around the door and windows all winter. None of the doors latch closed properly. There were scratches and holes in the walls before we even moved in, we were the first tenants. The property management takes all day, sometimes multiple days, to answer emails. In the summer the pool stays full of dirt, don’t think I ever saw anyone clean it. The rent is too high for how cheaply built this place is. Just save yourself the trouble and look at different places.
The patio door is a problem. When it’s windy dirt and dust come in under the door. When it rains water come in under the door. The tub weren’t sealed when I moved in. So water flooded from the top floor to the bottom. They drilled holes in my wall. A lot of nicks in the dry wall and it was like that when I moved in. The AC freezes up and It become extremely hot in your apartment. Causes water damage to the apartment below or to your roof. It’s not really that great of a building for how much they ask for in rent.
The people who built this place did not understand the concept of a 90 degree angle. Near one of the exits you can see the walls starting to separate. The balcony door does not have a good seal. Piles of dirt build up inside on the corners of the door. Neighbors smoke inside. There is no on-site manager despite claiming to have one.
