Property Ratings at Channel House
They will raise your rent by 33%, don't be fooled, this place is a massive rug pull. You'll also spend at least $500-4000 in vehicle repairs during your stay, so factor that into your budget, both garages offered are not safe.
I lived at Channel House for a little over 2 years. The only positive thing I would have to say about this place is that Will at the front desk was the nicest, most helpful person in the whole building, always greeting us with a smile. Apart from that, everything is negative about this place. They tour the place showing the common areas, however, they don't tell you you need to pay to reserve this area if you are more than 4 people, that a lot of times people reserve the space and you are not communicated about this at all even though they tell you they send emails every week letting the residents know, the back door on Alice street is broken 90% of the time, that door is always full of flies because it smells REALLY bad, you cannot park around that area because your window will get broken, AND if you move out and try your best to clean your apartment and leave it clean and tidy to get back your security deposit, they will still charge you a ridiculous amount of money (apparently they work with the most expensive cleaning company in the whole Bay Area). So my recommendation, go somewhere else :)!
I have been a resident in this building for over 2 years now. Lately, management has been lacking quality in every aspect. Here is a list of the major pain points I have encountered. 1. Management is not willing to see current residents in person. You are being asked to send emails which then are never answered. 2. Main common area is now paid for use if you have more than 2 guests. This is allegedly due to high usage. At the same time the 87 units are available for rent. 3. Window cleaning was previously not conducted in more than 1.5 years 4. Trash valet is constantly late picking up trash. But residents must pay a violation fee if they do not adhere to strict regulations. 5. Noisy neighbours. No actions followed from management after multiple complaints over several months. I really hope management pulls it back together. The location of the building is great. The surrounding area is delightful and a pleasure to live in.
I've been a resident here for well over the duration of time that there was a hefty amount of car vandalism in the public garage where some of us residents park, including myself. I want to make it very apparent that this garage is in-fact a public garage, and extremely close to the community (actually they are connected by a bridge). Yes, it really did stink to have to replace my windows in November, however, I wouldn't take this out on the community. The staff are honestly the best staff I've ever had. They are typically always cheerful, happy, and sweet each time I get home from work. I'm going to miss them when my work assignment is up here in Oakland. For the community. The location can't be better. The train is very loud at first, but it fades away as you live in the community longer and fill up your apartment. The amenities are pretty cool - the water - is the best part! All I can say is that some of the other reviews are so one-sided and honestly crazy. Come check out the community and give it a chance, I guarantee you'll love it.

Just went to Chanel House to drop off a food delivery because I work for DoorDash. The front desk person was the friendliest person I've encountered while ever delivering. When I got to the floor of the person that ordered food, it looked really nice. Also, I didn't smell any trash that was mentioned in other reviews. It actually smells really new and clean.

Channel House is a terrible place to live. Rude staff, crime infested, smells like trash inside the halls and outside if you open the windows, and the bathroom vent blows into the apartment itself. So your bathroom might not have a bathroom smell, but then your unit will. How silly is that? What a joke.

My car was broken into in the Jack London parking garage that Channel House charges $150 for. Luckily I have insurance. Just a day after my car was broken into I saw another lady realize her car was stolen in that garage as she looked around dazed wondering where her car was and then looked on the ground and saw her car's window on the ground. It's a nightmare. The actual Channel House parking garage is way too expensive and is backed up with a lengthy waiting list to get on (forget about it). And there is no street parking. If you try parking on the street where there is metered 2 hour parking, you can be sure you'll wake up with a ticket.
