The neighborhood known as Southeast Memphis covers a huge section of the city, offering a large selection of apartment and rental options within minutes of Memphis’ most popular attractions and amenities. Downtown is only a few blocks away from the north end of the neighborhood, allowing residents to hop in anytime and take full advantage of the legendary dining, entertainment, and nightlife along Beale Street, catch a ball game at AutoZone Park, or explore the countless museums and galleries.
While most of Southeast Memphis is residential, it offers convenient access to some of the city’s biggest workplaces: the Medical District sits just outside the northern end of the neighborhood, Memphis Depot Industrial park sits near the center, and Memphis International Airport occupies the south side. The local rental market is extremely diverse throughout the neighborhood, with a huge selection of budget-friendly apartments and condos as well as swanky condos and single-family homes.

Property Ratings at Central Gardens
As a current resident who recently renewed my lease, I can say that I genuinely love my individual unit; the size, balcony access, and affordability were the main reasons I decided to stay. However, the tenant experience overall has been disappointing. In the year-plus I’ve lived here, I’ve dealt with ongoing roach infestations, misleading maintenance updates, and a property management team that seems disconnected from the actual condition of the building. Every time I raise a concern with the senior property manager, instead of taking responsibility or showing any real empathy, she shifts the blame to her staff — as if poor communication and disorganization aren’t a reflection of the management itself. This property has so much potential, but potential means nothing without effort. CGA needs a comprehensive plan to modernize and revitalize the building — from a full lobby renovation to updated units and amenities. Other nearby high-rises have completely transformed their spaces, creating beautiful, well-maintained environments that reflect the rent prices they charge. Meanwhile, CGA feels stuck in the past, relying on location and price rather than investing in the quality of life for its residents. Until management commits to real improvement and accountability, this building will continue to fall short of what it could easily become — a standout residence in the area.
This property is a hidden gem. Huge balconies! The apartments are large. The laundry and fitness center are fantastic. They even have a pet washing station!
There is no fitness center, dry cleaning service, and they literally only got both elevators working in the past couple months. Maintenance staff is spread out far too thin and spends the majority of the time working in the basement which looks terrifying and also where the subpar laundry area is. The unit themselves are pretty with wooden floors and a nice balcony, but everything else is super dated including plumbing, air conditioning, and the kitchens. I can deal with rustic things, but an oven that burns everything to a crisp is irritating.
