Property Ratings at Cascades on the River
This is the absolute worst place to live. Be warned!! This is not a place for your family, your wife, your children, or your mom!! The best thing about this property is Irene in the front office. The management company is completely incompetent. I'm currently residing here, and it was the worst decision I've ever made. Tenants are extremely foul. Trash is all over the property. Infestation of rats and roaches. Management company (Meridian Management Group) does a poor job of maintaining the property. Maintenance requests go unanswered. Tenants are poorly screened, and property consistently has Athens police called out. Do not rent here!!
I have lived here for a little over 3 years now. It has been through several managers until the most recent one. She has been here for at least a year or more. I recently found out that these apartments are each individually owned and the complex is ran by the HOA which is totally different than anywhere else I have lived. Somehow, the manager keeps everything running as smoothly as possible even with a ton of owners and tenants plus dealing with the neighborhoods down the street. Maintenance can take a few days for simple things, but the manager always makes them stop what they are doing and repair anything major that I have had happen. Overall, I would suggest this property as long as the current manager is there, she is the only one who has gotten anything done. Its a great location and nice apartment for the price that you are paying.
This place is fast at repairs as long as it's not on a holiday. The pool is very green needs to be cleaned daily. The neighborhood is fallin apart little by litte. To many cops roam the area. To many stray cats roam the area. Even saw a neighbor breed chickens for a while. There is mold in the older apartments. But some inside are really nice The kitchen is black. And brown. The rooms are big. Overall I wouldn't live here. Again.
Cascades on the river is not a family place if you have children don't rent here. We have had stuff stolen from us, mold growing in the bathroom, bugs, spiders, they want fix stuff until you fuss and fuss. I pay 800 a month for it. It's not worth it. The upstairs neighbors are so loud keep my 8 month old up half the night. They have a pool which they never clean.. I hate it here but I am stuck here for 12 months. Really wish I could move but I am a single mom with 3 kids. Hope this helps.
My apartment complex for the most part is pretty good. The neighborhood is pretty quiet. Not alot of crime reported. The police do a patrol at least once throughout the day. The actual apartment building is pretty nice. The floors are a mixture of carpet, wood and linoleum. Appliances are up to date and in good condition. It's very spacious and has a decent amount of storage space. The office staff is very helpful and friendly. Especially the maintenance man. He has to work on many apartment complex so he's stretched rather thin but he still manages to get repairs done in a timely manner. Overall its a nice place to live.
