Property Ratings at Capitola Gardens
Chris the property manager is a constant rude and negative presence. He was very dismissive during touring, with constant short rude comments as if encouraging to not sign lease. Unhelpful and hostile. Consistent belittling throughout time. He also refused to honor covid discount specials when all ads placed were that week. Since move in he has been unhelpful with all too frequent maintenance calls (water issues, broken/stuck drawers, heater not working, clogged drains) as he ignores repeated emails/calls. Would not recommend.
I moved to Capitola Gardens several years back and things got better last couple of years, especially after Chris took over as a manager. Less noise and maintenance challenges gets done in very timely manner. I really enjoy this place now
Capitola Gardens is perfect! It looks like a park, very spacious and green. The neighborhood is really quiet and clean, it is definitely a breath of fresh air. It can be tough finding a place in the area, but moving here was such a pleasant experience. The property manager, Christos, is an incredible guy. From the moment I called to ask about rentals, I knew he was going to be honest and helpful. He has been friendly and prompt since day 1, going above and beyond to make sure we are happy with our new place!
I’ve lived here for almost five years and I love it. Chris is a fantastic and responsive property manager. The community is quiet. The grounds are well kept and clean. I really enjoy the open grass fields within the community. I also love the easy walk to the beach or the grocery store.
Chris has done a great job of making us feel welcome and to call this place home. The grounds are very well taken care of, and I have not had any issues since I moved in here. One time I did lock myself out of the bedroom and I was in a hurry to go to my wedding. Chris saw me freaking out and asked what was wrong. He quickly found the proper little flat key to open the bedroom door and we were good to go. All in all, this is a good place to live and I would definitely recommend it.
We have had many horrible renting experiences, but so far at Capitola Gardens, we have been welcomed with convenience! Manager, Christos, has been incredibly helpful and accommodating. In Santa Cruz, it can be a tiring struggle to find housing, and my partner and I were living about 5 hours away, just to add to the typical complications. Most places in Santa Cruz refuse to allow a family member to tour the property on your behalf and actually require ALL people who plan to live in the unit to be present... something that we could not do while we were working and living 5 hours away. Becoming desperate, I found Capitola Gardens and called and left a message. Out of all the places I had called, this was the first that I actually got a return call from a nice, understanding, manager. Christos understood our situation and offered to set up a meeting with my mother and give her a tour. He sent all the paper work we needed digitally, and even made setting up a cosigner EASY (another thing that most places in the County do not allow)! We were able to move into our beautiful, updated, clean, and DOG FRIENDLY apartment within a couple weeks. Chirstos continues to communicate with us professionally and so far, we are loving our new place!
Sexiest racist new director!as a long time capitola resident I'm outraged by the management at this place completely unprofessional!the director here has the Donald trump agenda money first people come second please be cautious if your planning on moving here sincerely concerned residents of capitola
My boyfriend and I been living in this apartment for about three years now and the rent keeps getting worse
