Mesa Del Oso/Promenade is a small community a few miles northeast of Downtown Albuquerque. Although small, Mesa Del Oso Promenade is a densely populated urban community dotted with shops and businesses. A variety of apartments ranging from affordable to moderately priced are available. The southern corner of the neighborhood holds modern necessities such as shopping plazas featuring a variety of restaurants and stores. While the areas within the community are mostly made up of residential and industrial developments, residents are a short drive away from the great outdoors. Arroyo del Oso Park, home to Mark Burton Gardens, a golf course, and trails, is situated just west of Albuquerque while the hiking trails, forests, and mountain peaks of the Cibola National Forest are a short drive east.

Literally have to call them constantly to fix maintenance items, or it won’t get done. They are hard to track them down in person or by phone if you need to speak to the front office directly. They will push every operating cost onto renters they can. They would push property taxes if they could on top of base rent. They literally charge each resident for the pool water and electricity in the common room and their offices. They also charge you for in unit “internet” that doesn’t work well. I had multiple tech visits to try and fix the internet and they still couldn’t do it. Upon moving out, I was told that I would be charged an early termination fee for moving out before 60 days, or I could extend for another month at month-to-month rates- which I did. Upon move-out, I was charged 162 in cleaning fees-even though I left the apartment cleaner than when I moved in-as well as an early termination fee (one full month’s rent) that they told me I would avoid. It was exactly 60 days of notice if the day I turned it in was counted as well…

I don't personally prefer apartment living, but I believe canoan village is a great option, especially for the price. I've had very few issues, and when there were issues, they were resolved very quickly!

We love living at Canoan Village, Number one the management and staff are great, any maintenance issues we’ve ever had have been taken care of ASAP. Our one bedroom apartment is spacious and has an amazing view of the sunset.

I love my apartment and the leasing team is very friendly. Also, maintenance is very responsive to my requests, which is a big deal to me. A couple concerns I have though is the leasing team is frequently not in the front office during business hours, the laundry facility is a little messy, and people are bad about picking up after the dogs (even though there are bag stations all over the place). Overall, I have only been here for a couple weeks but I like it here.

Lived there on a one year lease from 2022-23. We left because they increased our rent $400 a month and made little upgrades to apartments and facility’s. Although we loved our neighbors and apartment was okay for price, Greystar and staff aren’t very helpful and show little lack to help whenever you need it. We were also charged a whole months rent on move out because we turned in our notice 2 days late and the lady told us we wouldn’t be charged anything. Come to find out when we moved out they charged us another over 2k after they said we wouldn’t have to pay anything. We couldn’t get in touch with anyone to fix the issue and the entire experience has been stressful. It’s a decent apartment but for lack of care with staff and extreme price increase I wouldn’t recommend moving here as there are far nicer complexes in the same area for better pricing. We ended up moving down the road about a mile and found a much nicer apartment for the same price as our old lease (before the $400 a month increase) with much friendlier/attentive management and nicer facilities. I’d also like to note how many recent reviews are talking about the same thing and if you do a little research on GreyStar there are serval lawsuits around the country for improper practices.

New resident, the application and move in process was very simple and quick. The community has been very quiet and the residents have been polite. I got the apartment I wanted and price is ok. Broke my lease to get out of this pit. I admit, I didn't turn in my keys. Eviction was filed. Sent all court documents to the wrong address, knowing I no longer resided there, and had updated new mailing address multiple times. Mail was held for 2 months. I received everything Two months after the judgement in their favor, called a no show in court....because I didn't know I had a court date. Plumbing problems the entire year I lived there. Water coming from the ceiling. Sewage backing up into both bath tubs. Kitchen sink wouldn't drain at one point. Asked them to check on why my dishwasher wouldn't drain. Maintenance came in and "ran it for 5 minutes" determined that it worked fine. I came home to find the interior in pieces, just how I left it from trying to fix it myself. Received multiple notes on my door about my kid's toys on the patio...because prospective tenants may not like seeing their mess. Parking sucked. Per the lease we were only allowed to have 2 cars per apartment. One apartment had 4 cars. I had no where close to park, the area is unsafe, and there was a storm going on at 11pm. I parked in a striped zone. Ended up with a boot on my car that took 7 hours to come off, at the fault of the towing company. The car would have been moved at 7am, had they not booted it. Te buildings are unsafe, the exterior hallway lighting has been out for at least a year in one building. Management chose to ignore security concerns brought forth by the security company. I tried to call emergency maintenance about the water pouring out of my kitchen light fixtures. There was no option to contact emergency maintenance. I cut the breaker to prevent a fire or other damage aside from the water damage. In doing so it cut the power to my fridge. I no longer lived there at that point. So the food spoiled and they charged me for a new refrigerator. They charged me to replace the carpet in the entire apartment, when only one room needed addressed. So they tacked on almost $1700 for carpet replacement. Management does not notify people prior to parking lot work. People had their cars moved and booted without any notice. I'm not sure how they are justifying the $600+ increase in rent in the 15 months since I signed my lease. Nothing major had been repaired or overhauled with the exception of the club house. Oh....and they'll tell you your swamp cooler will be turned on in early may. Don't expect it to be on until June.

The leasing team in the office were very thorough and informative!! They were straight to the point without me having to look for answers after I signed my lease! The units were freshly painted with new cabinets and brand new appliances. Also brand new carpet! And did I mention I was given a 55’’ TV and a very low move-in discount!! GO CANOAN APARTMENTS!!

I really enjoy living here. I like my washer/dryer in my unit and I love to spend time on my porch. The neighbors are kind and mind their business. Alexis and Nicolet are responsive and kind. The only thing that bothers me are the residents who speed through the community. And the residents who don't pick up after their dogs. Overall I am satisfied and I have recommended Canoan to friends.

After new management took over Canoan Village became more about money increases and proprietary improvement neglecting basic residents requested. Poor communication and non existent maintained unless it’s for Graystar need.

Canoan Village is gorgeous. The apartments are very spacious and have balconies that are huge! You can enjoy the surrounding beauty of the mountains and The Promenade Center, just across the street. The Office and Maintenance Staff are very kind and always willing to help with anything you need. Come to Canoan, it is a great place to live! :-) :-)

Canoan Village apts are spacious & bright: carpet is new & clean. The other tenants I've met (so far) have all been friendly. This place allows many different types & sizes of dogs; which I love. The staff have all been extremely kind and courteous. I am sure the grounds will be beautiful after the construction is done!

Was promised a 2 bedroom apartment to move in this December payed application fees and holding fees just to be told two weeks before our move in date that there is not one available.

We moved into Canoan Village Apts. back in October 2019. I love it!! While they are on the older side, they are extremely well maintained, spacious and a great value compared to the rents in neighboring area. I love windows, light and brightness so this is absolutely perfect for me. There is a separate dining area with a window; large picture-type window in the living room. The bedrooms are super spacious with large closets!! I cannot think of enough positive adjectives to describe the overall affect of everything. Topping all of the inside off is an outside patio/balcony (depending on which floor you are on) that is HUGE!! Loving the outside, I have managed to get my electric grill, smoker and small fridge out there, along with patio furniture and plants!! Needless to say, I cannot wait until I can sign up on a much longer lease!! What really makes it exceptionally great is the management and maintenance team. Amanda and her staff are nothing short of professional, friendly and downright FANTASTIC!! The maintenance team . . . if you need something fixed, it is done within one or two days tops, unless, of course, something has to be ordered to do the fix . . . but they keep you very well informed as to when parts will be in, etc. I saw a comment from someone saying about bugs, we have been here 5 months and I have not see one single bug which is amazing. There are all kinds of stores, restaurants, schools, parks, etc. within a 5 minute or less drive. You really cannot ask for much more. The rent is reasonable; the people who live here are super friendly and, most of the ones I have met, have lived here 2, 3 or more years; and, that to me, says a lot. I simply love it here!!

These apartments are nothing fancy, but they are in a great neighborhood and the rent is very affordable. When I first moved in, there was a slight issue with bugs, but management has since taken care of the problem. The management office is truly doing everything that they can to make this a comfortable environment, and it's a great place to live if you're just starting out or trying to get back on your feet. I've never felt unsafe, and anytime I've needed maintenance performed the work has been done quickly and efficiently. Additionally, I am very paranoid about my cat getting outside, and the office has never given me any problems about my need to be present when they enter my apartment. Just communicate with management, and they will be very courteous and considerate.

Staff is friendly and professional, there is beautiful green grass all around, its in a great area, the apartments are pretty spacious with a large patio and lots of parking!

I have lived at Canoan Village for a number years. The management staff is super friendly and professional. The maintenance crew is spot on for repairs and fixing things. The rent is affordable. The apartments look out over Albuquerque. On the other side are the Sandia Mountains. For me this is a perfect place to live in the north east heights. The Mountain Run shopping center is just up the block. The Promenade shopping center is right across the street. Montgomery Blvd. is a short walk down Eubank. The city bus stops right here! I don't have kids but I know there is an elementary school and a middle school within walking distance. I've told many friends that everything I need is right around the corner. I'm glad I live here.

I've lived here for a year and haven't had any problems. It's inexpensive, in a safe neighborhood, never had an issue with bugs, never had to call maintenance, never had my car broken into, never had an issue with parking, rarely heard my neighbors, and management was always friendly. There's a Smith's just a couple minutes away so that's pretty convenient. I'm only leaving because I got a new job and so I'm moving to a more convenient location. It's nothing fancy, but if you're looking for something affordable and in a good location, this is definitely one of your better options.

Worse place I have ever lived (and I lived in the Ariso apartments look up their reviews) the staff is terrible. When I moved in nothing worked the dishwasher smelt like dead animal the appliances we ancient not worth the rediculous price I was paying for it. When I attempted to break the lease they took me to court and now the case is still open unless I pay them more than the court decided. The court won't close the case until Canoan is paid even though they sent me into collections which means that they got their money. This is currently holding back my enlistment in the US Navy but they could care less.

Apartment complex has an over abundance of roaches. You can see them climbing up the outside walls to the 3rd floor

This apt. has perfect views of the city, its clean and well maintained. Staff is friendly and fix most problems in 24 hours. Its close to shopping and all the neighbors are extremely friendly. Pool is always clean and grounds a well maintained.
