There's much more to Champaign's sister city of Urbana than you might think. It is a lively college town, home to the University of Illinois at Urbana-Champaign, it has a long and fascinating history, and it is family-friendly and beautiful. While it is usually tied to its next-door twin, Urbana stands out on its own -- Downtown Urbana is the city hub, home to Market at the Square, a farmers market that began in 1979. The historic downtown features historic architecture, bike lanes (and plenty of bike racks), sidewalk cafes, period lighting, and a wide variety of shops and restaurants.
In addition to the university, Urbana is home to the Beckman Institute for Advanced Science and Technology, a research institute located on the university's campus. The neighborhood attracts those with children, thanks to its top-ranking schools, and it features beautiful parks, such as Crystal Lake Park and Meadowbrook Park.

Pros: Nice amenities, close to campus, option for covered parking, nice design. Cons: Unfortunately the management is bad and and also any possible issues are not resolved quickly. For example the elevator has been broken for a week and they don't even know when it is going to be repaired, litter in the corridors may stay for some days there before it is cleaned etc.

Residents have been annoying and loud at night on occasion but the staff has been very nice and there are no other real problems with the apartment itself

The workers at Campus Circle are patient and nice. However, when I moved into my apartment, it was messier and dirtier than I expected. The mattress was stained, the washing machine had mold and hair inside, and the kitchen appliances were also covered in stains and had a bad odor. There was much more that needed attention. They should really inspect the rooms after the previous tenants move out.

So far my experience has been great! management is quick to respond to any and all concerns. The communication is good, which I appreciate compared to other properties. Darrell is my favorite staff member! I have lived in many apartments and the energy he gives is unmatched. The only complaint I have is I wish people would clean up after themselves in the gym but otherwise I can't complain.

Pool never opened, staff gave excuses even though it hadn't been open in 3 years, and they are still using the pool as a selling point. Firstly, the apartment is beyond expensive for a 4bed, 4bath and they are raising rates again. There are better places out there. Secondly, my move in experience was a nightmare as the apartment I was supposed to move in to was a dump. So, before I even brought any of my stuff in, I had to pay a $300 relocation fee for their faults. The events they post about are very small (if you aren't the first 5 people there, mostly everything is gone), so not a great selling point. It seems relatively safe and the train tracks do not bother me. On the other hand, living between two hospitals you will often hear helicopters through the night. Maintenance was timely, hot water and A/C never went out. Trash shoots by elevators smelled like literal hot garbage. Parking garage is narrow. So basically: seems safe and has essentials, but lies and sucks money out of you

It's fine; the quality of the rooms themselves are not great, especially the sound isolation, but the amenities are decent. The quality of living also depends on the roommates that you get/choose, so I won't be too harsh on Campus Circle for that. However, the floorboards that creak above you whenever your upstairs neighbor walks is quite obnoxious, especially if it occurs late at night or early in the morning.

The noise isolation between rooms is really poor; you often will be able to hear noises if the person above you walks, and you will be able to make out conversations of your neighbors if they talk loudly. Otherwise, the rest of the apartment is fine. Amenities are nice, but don't really seem to be upkept.

My move in experience was great! We had a few hiccups in the beginning, but the staff was very helpful in helping us solve our issues. The amenities are also amazing.

Noise here isn't as good as buildings made out of concrete; this building seems to be made partially of wood, which creaks and lets sound through walls. Amenities are decent with adequate upkeep. The staff here are friendly and it seems like the management and/or the staff actually reads and acts on complaints and suggestions that residents make. Maintenance is fast and easy to ask for. The only complaints I have are that noise isolation isn't the greatest, the room wasn't very clean when I first moved in, and that cooking anything will cause the smell to linger in the kitchen and in your room (ventilation on the microwave seems to blow directly back into the kitchen).

The place is big and spacious. The amenities are well maintained and they replace it when something is broken. The office staff is polite and understanding.

The environment of apartment is good. I like the gym, and the billards and pingpong table. Living here is comfortable. The room have washing machine, dryer, iduction cooktop, microwave, oven. I am glad to live here.

Would give this place negative stars if I could. The management is unacceptable. Nothing but problems from the start. Signed a lease for a 2-bedroom for August 2021-July 2022 with the specific bedspace listed on the lease. Soon after we receive a call that our bedspace is no longer available despite it being what was signed for on the lease. We spent days trying to get into contact with management to resolve the issue but they were never in the office. The only way we finally got a response from the office was through contacting and filing a complaint with the district manager and quite honestly, we wouldn't have gotten what we signed for if we hadn't brought up taking legal action if necessary. When we moved in, we also rented a spot on the 5th floor of the parking garage for $75/month. Bill was paid on time EVERY month but that didn't stop my car from being wrongfully towed from their property in June of 2022. Imagine waking up to go to work and your car is just missing from a spot you pay for! Apparently, the office requested a car of a different make and model, from a different spot number with UTAH plates (not Illinois plates like mine) to be towed. In other words, there was NO reason for confusion. So, I march myself down to the office and they end up calling the tow company. They're basically going back and forth like kids saying "it’s not our fault". They come to the conclusion that they can't bring my car that they essentially STOLE back and I have to pick it up from the towing facility. I then have to sit in this office and argue with the campus circle desk worker until they agree to provide a way for me to get to the towing facility because if anyone was NOT at fault in that situation it was ME. It's like asking them to correct a mistake they were involved in was too much for them. They also said they had this issue before, and my question is WHY are you still contracting work from a company that can’t even tow the RIGHT car? It’s not rocket science. Another issue is the massive move out fees they charge for nothing.Spent multiple days cleaning the apartment upon move out and still got charged fees. Since when does it cost $25 to clean a microwave? I'm also confused because it seems like they leave all cleaning to former residents and as much as the rent is here, that simply is not enough. Shouldn't they be paying a cleaning crew to come in regardless of how much the former resident has cleaned before moving out? Especially during COVID.

I know we had to repeatedly mention cars not paying for parking, parking without a permit, or parking in the wrong areas would be towed. We also clearly state that each resident much clean and take out their trash and personal items prior to leaving. This is commonplace with every single apartment community throughout the country. My son informed me end of September the KEY FOB to enter the building is not working. ANYONE can enter the building . They haven’t been working for over a week. I called the office myself , and they said they share in my frustration , but they have a call into the vendor and are waiting on them to respond . They have no idea when it will be fixed . The gates in the garage are also not working , which allows ANYONE access to the garage as well . We are paying rent for a secured building , which this is NOT. This is a safety issue that needs to be resolved immediately . Their lack of urgency in this matter is extremely frustrating. Response from Leasing office: We understand your concern. Pool that was used as a selling point NEVER opened this season because they decided to switch to salt water in the middle of summer. Zero concessions have been offered. The cost to rent here with the lack of security and promised amenities is not right. Advice to future Tenants looking for a place to rent - DO NOT RENT HERE.

They do not have the quality that they say they have. They do not have the active community that they say they have. They are understaffed and consistently refuse to fix things that break under the guise of "waiting on a vendor". Fair warning, I could complain for hours but just don't they are a cash grab.

Additionally to their unprofessionalism: - The building is located next to an active rail road, thus the back of the building often has daily and nightly train disruptions. I would not recommend selecting those units. - The side and front of the apartment is located behind stores, which place their dumpsters near the apartment complex. The dump trucks come to collect the trash between 3:30-:445 am 2-3 times a week. Thus, I would not recommend selecting those units. The city of Urbana and Campus Circle have absolutely no control over the truck pick-up hours. The police station says that you have to call for a noise complaint and wait for them to come, but by that time the truck has already left. - There are very few units that actually have apartments that are quiet due to these disruptions (2/2)
