Bywater Mutual Homes
I first moved to Bywaters with my mom and siblings in 2011 when I was a junior in high school. Fast forward a couple of years to September 2015 and my sister and I applied for our own place in this neighborhood and were accepted. What I can say about this place is ‘don’t judge a book by its cover’. Not even the cover because Bywaters is a lot more decent in appearance than a lot of other affordable rental properties in Annapolis. Everytime I’ve had someone drop me off, be it a taxi service or Uber, they’ve always commented about how the property looks nice. The thing that turns people off is the rep this neighborhood has and the people they see walking around. I’ve had nothing but friendly encounters with people and neighbors. I really live by the mentality that you get what you put out into the world, and as someone who’s lived in two different parts of the property, I’ve had nothing but good things to say about my neighbors. As for the rental office staff, we have had issues but none that they haven’t tried their best to fix and resolve. Again if you put your part and comply with what they need from you as a tenant you will get the same treatment in return. Communicate your needs respectfully and you will get cooperation! Overall this is an affordable place that has what you need to live comfortably. We have a washer/dryer, a nice sized kitchen, a decent living space, and maintenance has always repaired anything we have asked (they even came in one early morning to get a bird out of the house that managed to get in). The only thing that I think would hold people back is the maybe outdated appliances (but I mean you get what you pay for) and the neighborhoods rep. My sister and I are college students, both with full time jobs, so personally this place has been a God send for us. Affordable and decent living.

FOR THIS PLACE TO BE DRUG INFESTED AND DIRTY AS I SEE ON THE REVIEWS, THEY SHOULD BE A LITTLE LESS PICKY ABOUT WHO THEY ALLOW TO RENT HERE. IF YOU HAVE A JOB AND NO BACKGROUND THEY WONT LET YOU RENT HERE BUT IF YOU SELL DRUGS OR ARE ON DRUGS AND DONT WORK FOR A LIVING THEY WILL BEG YOU TO STAY. THIS PLACE HAS GONE DOWN.

False Advertisement!!
These units are not as the picture portrays. The neighborhood is infested with drug activity and lots of people just hanging around the outside of the units. The landscaping is poor. I would not even waste my time entertaining moving into this filth.

HORRIBLE
Homes are being broken into, there are too many assaults happening homes are raggedy and infested a lot of mold... I wouldn't recommend this place to anyone and staff here is rude!!!

Not updated!
I drove by to check out the neighborhood march 2016. It was not nice at all like the pictures depicted it to be. The neighborhood looked like baltimore town homes. There was a lot of 18 and under foot traffic. The homes do not look up-kept/maintained. I would not feel safe living there or even having my car parked there. With all that being said I did not bother to go to the leasing office to even take a look inside the homes.
