2. Leases between 6 to 11 months is also accepted for $100 per month on top of the advertised rent.

1. Enrollment to Asset Protect Renters Insurance is required with all of Stevens Realty Leases for $14.99 per month and get $100,000 Liability for Covered Damages included along with $10,000 protection for your personal belongings.
2. All of our homes with Central heat and air require the Utility & Maintenance Reduction Program to be included. This saves you 5-15% on your energy bill and helps ensure a clean, healthy living environment for your family. For a small charge of $12.50 per month we will have HVAC filters regularly delivered to your doorstep so that you can easily replace them without having to remember or find them.
3. If you SMOKE/VAPE regardless if it's inside or outside the property, we require a $200 one time smoking fee upon move in. (NON-REFUNDABLE)
4. Smart Home Features allows you to access your locks and thermostat remotely using your computer or mobile device, you can review access activity remotely, manage humidity and mold in the home, create access codes for visitors or other family members, monitor and control the house temperature which can help you save 12-15% on your monthly energy bill and many other features and smart devices that can be connected to your home optionally. This Smart Home Automation is required and will be $19.95 per month.

1. Our Utilities Concierge Service will assist in connecting your utilities prior to moving in to your rental home.
2. Forget about the hassle of having to contact different utility companies to get things turned on prior to move in. Receive one bill for your utilities and rent and pay them in a place.
3. Pay only $150 utility hook up fee(NON-REFUNDABLE) instead of approximately $500 through the utility company.
4. A monthly service fee of $9.95 will be itemized in your utility charges.
5. Never forget about your bill with friendly reminders.
6. Full transparency with provider bill information.

1. We require $300 non-refundable fee each pet and $25 add-on for your first pet and $10 add-on for each succeeding pet on top of the rent per month maximum of 3.
2. For Restricted Breeds such as Akita, Staffordshire Terrier, American Bulldog, "Wolf Dog", Great Dane, Husky, Bullterrier, Bullmastiff, Presa Canario, Chow, Pitbull, Doberman, German Sheppard, Rottweiler, we require $375 non-refundable fee each pet and $45 add-on for your first pet and $25 add-on for each succeeding pet on top of the rent/month maximum of 3
3. For Emotional Support or Service Animals, NO CHARGES will be applied.
4. We require a pet application which will be $20 each pet including Emotional support and Service animals.
