The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Brookwood Terrace
Recently moved after living in Brookwood Terrace for 7.5 years. Great neighborhood, quiet community and prime location within 15 minute drive from everything you need. 10-15 minute drive and bus ride to UF campus. Units spacious but a bit dated, however rent and utilities were very affordable compared majority of the newer apartments in Gainesville. I felt very safe in this family oriented, pet friendly and property is well maintained. Most of my neighbors are long term residents such as myself which speaks volumes. The staff here are amazing and very helpful! All the managers I’ve interacted with over the years have been great. Suzanne (immediate past) and Gabi (current) have been super responsive with any requests and inquires. The maintenance crew, especially Roger has always been pleasant, quick and thorough with any issues (very few).
You hear things running in the walls all day and night ,roach infested, mold, whole complex is ancient the floors are about to fall through, super disrespectful and inconsiderate office employees , plumbing issues they send junkies to do your plumbing everything about this neighborhood is a joke
I have lived at Brookwood for 4 years now. I have been able to see the transformation that this property has undergone. From Landscape, to plumbing- Brookwood has taken steps to ensure they are consistently keeping up with trend and making it a better place for residents to live. The maintenance staff is unlike those of other properties and the office staff shows compassion and empathy throughout every situation they have helped me through. I plan on living here for a long time and do not plan on going anywhere else!
Electric bills are high no matter what you do. Insulation is a joke. Floors creak no matter how lightly you step. Old appliances. The pro is that it has been a quiet neighborhood so far but that may be bc of all the cons.
