Visited with my mother. It's a nice place. I will agree that's it's kind of pricey for what you get, but I've seen much worse for far more. Jade was a delight. Very polite and answered all of our questions. Just wish they had 2 bedrooms on the ground floor handicap people.

It’s not a bad apartment with partial faux wood flooring throughout and it’s a pretty quiet complex with pleasant walking areas, however, it’s not worth the price. I’m paying nearly 40% more for a 1-bedroom apartment here than my last home which was a 3-bedroom house. However, I’m moving out of state in less than six months so I suppose it’s fine for the time being.

The office staff is very courteous and friendly always willing to stop what they’re doing and help. Maintenance crew is the best any problems you have they are quick to fix . Everyone is very professional

Maintenance crew is top-notch, the best! Still getting to know the office staff as there had been some turnover. I really like this team so far. They are very responsive to maintenance requests. They work to keep the property looking good. They know us, and our pets (!) and seem to really care. The location is convenient to get all over Wichita.

Overall it is not a bad rental, everything works and they seem quick to fix broken items. However, with each consecutive management team, it seems to get incrementally worse. The current team only reaches out to "scold" tenants but I have yet to see them enforce or hold individuals accountable for breaking the rules. Common areas will have lights out for an unacceptable amount of time. I should not be filling out a maintenance request for common areas. If you have a normal daytime job don't expect to ever see the office open, unless of course, it is the once a month (?) it is open on the weekend for a few hours. For $40 per month, they provide the worst dog waste bags you can find. I stopped using them a long time ago and I spend far less than $40 a year on them. It is cheaper per square foot to get a two-bedroom apartment than to rent a one-bedroom. Long story short, when I moved in I enjoyed this complex, now, and as time moves on, I am far less enthusiastic.

I rented from them was on time never late for 11 out of 12 months before I received a job offer that moved me out of state. I even gave them a verbal heads up I would not be renewing prior to the 60 day end of lease. I accepted job and then was told I’d have to pay the 12th rent and a 1500 break lease fee before I can leave. I left before the beginning of the 12th month gave my forwarded address and contact info. 2 and a half weeks later I received a call from a debt collector advising I owed 2200 to Brookwood. Brookwood never called me and never sent me a statement. I have never had a more horrible experience or relationship with a company than Brookwood a monarch owned property. In the end I will take care of what I need to but this in my opinion is a last stab because of all the other issues I’ve had at this property and company.

I loved my actual apartment, but the leasing office is so money hungry. If you don’t re sign a lease when yours is up, rent goes up $200. They charge you for every single little thing when moving out, I ended up paying $1,300 in my last month. No I am not a dirty person at all I even hired cleaners. Then they charged me $100 EXTRA to do a payment plan AND another $100 in late fees due to having to set up a payment plan. Just ridiculous and I’m so happy I moved out.

Out of my few years of rental experience this has by far been the best place. It's an easy decision to renew my lease here! It's a quiet, well maintained area, maintenance is quick (even though I've only had to call them once so far), and the girls in the office make you feel like family. Not to mention the fun events the leasing office holds. Without a doubt the best complex I've lived in!

First off, the individual who wrote the review titled "Loud jets, excessive rent" and gave them a one star is an idiot who doesn't know what they're talking about. You always pay a ton of money to break your contract. Also, yes McConnell is super close to the apartments but you hardly ever hear the air traffic for them. As for the sirens, I've maybe heard sirens, of any type around, 4 times since I moved in. That person just seems like a hard core complainer and I did read their review before getting an apartment here but I really have just found it to be a cap review. Anyways, I've now lived here for a year and some change and I have nothing but praise. The office staff are awesome. When you request maintenance they are there at the most 2 days layer depending on how much they have to fix around the complex. Usually they come by noon the next day, but sometimes they are their within a hour or will even come over after they are off work. Next on the list, from what I've noticed is that they're renovating the grounds for improvements pretty frequently. On top of which they are really good at keeping you updated either through notices on your door or via email about activities or things they're doing. They recently started a $5 pizza Friday once a month for Pizza Hut pizzas from the one across the street. All in all, I am incredibly satisfied with my stay here and plan to live here for a couple more years. If you're looking for a place where you get great service this is it.
Brookwood is directly under the flight path for the KC-135 aircraft that land at McConnell AFB which is about a mile away. The jets come and go at all times of the night and they are so low that they wake you no matter how hard you sleep. Likewise, this complex is just down the street from a very active fire station, so If the jets aren't flying, the sirens more than make up with their annoying blare. I lived at Brookwood for several months. I had the opportunity to move into a duplex which cost less and had more rooms. The rent for a one bedroom was excessive. When I went to move, I was charged double the rent to break the lease even though I gave ample notice. Likewise, I moved out in the middle of the month, yet I still had to pay the full amount of rent for that month, which means I had to pay roughly $1700 just to get out of the lease. If you are planning on buying a house or starting a family in the future, I would not live at Brookwood, as you will have to pay excessive funds to get out of the lease. I don't know about you, but I don't have extra funds to throw away on excessive rent and penalties. I am guessing that all of the positive reviews of Brookwood are written by employees of the complex.
I have lived at Brookwood for 2 years now, and I wouldn't want to live anywhere else. The staff is friendly and accommodating. As well as they always go above and beyond for the residents. The maintenance work is done quickly, and done well. The property landscape is kept clean and neat and always looking nice. It is a great place to live. I feel safe and at home here!
It is a close and easy commute to my job, as well as to shopping, restaurants, and stores. It was the first and only place I looked at and I rented here. Having washer/dryer hook ups is also a huge bonus. Everything is always taken care of when needed.
