Mesa combines suburban living with city conveniences as Arizona's third-largest city. Spanning 143 square miles across the Sonoran Desert, the city features both established neighborhoods and newer developments. At its heart, downtown Mesa hosts the Mesa Arts Center, offering year-round performances and exhibits. The rental market shows average rates from $1,117 for studios to $2,585 for four-bedroom homes, with recent decreases between 0.8% to 2.5% year-over-year. Notable areas include Dobson Ranch with its golf course and lakes, the Las Sendas area near Red Mountain, and the developing Gateway district by Phoenix-Mesa Gateway Airport.
The city's heritage includes ancient Hohokam canals that still shape Mesa's water infrastructure today. Residents enjoy Red Mountain Park's 1,146 acres of recreational space, spring baseball at Sloan Park (home to Chicago Cubs training), and educational opportunities at Mesa Community College and ASU's Polytechnic campus.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Broadway Vista
Living here was a horror, MAJOR ROACH INFESTATION!! I was in building 6 second floor, also constant water shut offs with a very short notice, dog waste all over the property, electric fans cross wire with other residents, lastly I moved out of this horrific living conditions. Very arrogant and poorly operated .
WORST apartment I've EVER lived in OR visited. EVERYONE smokes -cigars, weed, cigarettes, and the ventilation is NON-EXISTENT. Even with the windows open 24/7, the smoke is so thick it burns my eyes and you can SEE it in the room. This is not an occasional thing - it's all day, every day. Don't bother complaining, they don't care and won't do anything. All they can say is, "it's not our fault, it's not us". Clean clothes come out of the drawers and closets REEKING of smoke. Forget a clean home or clean clothes - you will NEVER have them. That alone is enough, but the water is shut off for 2-3 hours at a time a couple times a week. Sometimes you get notice, sometimes you don't. The maintenance guys do the remodels, so the doors/windows have been painted shut and "unstuck", but they're so tight, they make a very loud noise that sounds like them unsticking every single time you open the door. If you have another person in the unit, it's loud enough to wake them...if the loud music and cars/motorcycles don't. Loud cars with ridiculous bass and very LOUD engines sit in the parking lot revving their engines and playing loud music and bass so loud you can FEEL it (from the shower, even) and management is a-ok with this. Tweakers and other drug users are in/around the complex and the neighborhood in general is AWFUL. They had to stop allowing people to use the public bathrooms at the gas station that is less than 100 yards from the complex due to people smoking fentanyl in the bathrooms - sent the employee to the hospital TWICE. The individual units also do NOT have their own water heaters, so showers are scalding one second, then freezing the next. The cabinets in the kitchen under the counter are ALL unusable. Under the sink is not even level (dishwasher soap won't even stand up; the slope makes it slide or fall over), the other "cabinets" in the corner are a complete waste of space - they doors/openings aren't big enough to access them. The doors are not hung properly or straight and there is no weather stripping. I can put a finger thru the space between the door and door jam of the front door. Outside decking needs to be replaced - it's peeling and not splintering. Just do NOT do it. I haven't even mentioned the bugs... only gave one star because I HAD to... should be NEGATIVE stars.
This place is terrible!!! Roaches, and all sorts of dog droppings on your way to your car. Water shuts off once a week, we get emails from CAM properties saying”water shut off”. As if it’s a normal thing
I love it here, I will be renewing my lease 3 yr, maintenance gets done, if you see roaches call the office and they will add my apt to pest control. and the problem is fixed, clean your house and you may not see roaches any more.
Roaches everywhere, water out with an hour to no warning at 11 am, no masks worn in the office by the staff and paper thin walls with doors that don't seal so the air leaks in. Do not live here if you want to live somewhere nice.
Love the newly remodeled apartment. Just can’t stand the roaches !!!! Been here a year and since day one they have been tormenting my home !!! Yes pest control comes at least two times a month to spray and fog and it dose nothing to them !!!! I’m sick of it !!!
You will not like it here at all they constantly shut off the water 2-3 times per week due to emergency repairs which I just reported YOU HAVE TO HAVE YOUR RENT PAID EXACTLY ON THE 1st OR YOU WILL BE CHARGED A FEE! I can’t wait till my lease is up!!! If I could rate them 0 stars I would!!! Do not move in here please they change management constantly and just do not fix anything
I have lived here one year and have had cockroaches since the day i moved in! My apartment is clean and they have had pest control come multiple times to spray and fog and they never go away! I dont know if its in every building but don't move into building 6! Cockroaches and bedbugs in the whole building!
My son and his friend rented a 2 bd 2 ba during school enrollment. We rented it from the pictures and promises, as we were not in town. The apt pics appeared to be nice granite counters, but it was sloppy black painted counters with white speckles, and falling apart particle board cabinets, and lots of roaches. The showers and sinks were white paint, and when you cleaned them with ajax, the paint came off. The apt sprayed for roaches often, and even upstairs, roach motel purchases and spray, by the tenants were a must. The carports promised, never transpired, the water was turned off at LEAST once every 2 weeks for plumbing repairs, and the gym that they promised was never done. The grounds were clean, the flooring was a new vinyl plank that was nice, that I heard the new management is remodeling empty apartments. The A/C was very noisy and duct vents were painted so you could not move them , and FULL OF DUST AND DIRT. The pool is nice, and it is a decent area, but hard to make a left on Broadway in mornings with all the traffic. Get your promises in writing and a completed by date, I hope the new management is better and does not lie.
Riverview Place is by far the best apartment living out of every apartment complex I've lived at, the amenities and large Living Spaces are the best. The grounds are always kept nice neat and clean. The staff are wonderful they go above and beyond to care for your every need. I love living here and I would recommend it to anyone looking for the best in apartment living. Doug. K.
Sonia was very friendly and helpful in finding a new apartment. The office was very clean and neat. it had a nice feel to it right as you walked in. pricing was very reasonable as well.

Thank you for choosing Broadway Modern as an option for your next home! The team here is looking forward to providing you with excellent customer service and a home that you will be proud to recommend and refer others to as well. Again, thank you for taking time to stop in and visit with us and for letting us know how we are doing.
So far the best front office staff! They make you feel welcome, and go in depth and take the extra steps in customer service! Sonia went out of her way to make us feel like we were special, and this is the first time I'll be getting my own apartment and she really took the time to help us! There also renovating the entire complex and still find the needs to suit me and my fiancé ! With everything they are planning and are putting in place this place will be high class luxury apartments at affordable rates! 10/10! Also great designs and they even have an amazing back splash that really complements the entire apartment! You just have to go check this place out! -Mavarick
I have lived here for 17 years, and I consider this my home and community- I enjoy that that the new management is doing a great job and making our community a great and inviting to others. The maintenance staff shows up and is on the job! This is a nice apartment complex and I love where I live- It's my castle and I love being close to the light rail. I tell others that come into the office that they should move in an that the office staff is so great and friendly!
I've lived here for about 4 years and the new management (Shelton-Cook) has already made it a better place to live. The staff are friendly, helpful, and actually make you feel welcome to live here. They have taken out the dead vegetation and have replanted grass in areas that had turned to dirt. They have been constantly working on fixing or upgrading things since the day they got here. They are in process of repainting the units, upgrading the pool and clubhouse, and are fixing everything else the last management companies never did. It's only been a few months and I'm more happy to live here than anytime in the past 4 years. Been on a month to month for a year but with this new management team, I'm going to be signing a new lease.
After becoming a victim of a rental scam, the office staff was very accommodating and helpful. They were able to get me moved into a lovely one bedroom apartment within the week.
