Irvine Business Complex, or IBC, combines several residential, mixed use, and commercial zones for the ultimate live-work-play neighborhood. IBC begins on the west side of Downtown Irvine and extends to the Costa Mesa Freeway. The John Wayne Airport is located on the southwest side of the neighborhood. This newer neighborhood features modern architecture, palm trees, and wide sidewalks that lead past office buildings filled with high-tech companies, luxury hotels, and high-end restaurants.
Apartment buildings, mixed-use developments, and single-family enclaves create a variety of choices for those moving to IBC. I had to break my lease a few months early due to a difficult situation, but I received no sympathy, kindness, or support—just repeated reminders about the hefty penalty I had to pay ! Guest parking access is terrible, the clubhouse is outrageously expensive and inconveniently far from some apartments like mine, and my bathtub drain constantly clogs. I have to remind maintenance countless times before they fix it, only for it to clog again weeks later. I wouldn’t recommend this place.

amenities and apartments are beautiful and well maintained. however resident services is not helpful and will take a week to get back to you or fix anything.

They assign the utility bill right on the first and if you are a cent under they slap a late fee of $75. Tried reaching out to them but no help.

Overall, a beautiful community with tons of alluring, luxurious features. However, I have personally encountered a number of major issues after moving in. The issues ranging from no cell service to parcel pending being down for weeks, no guaranteed parking for both cars I have, elevators down, dial box not working, no trash can for my unit was provided as promised, and most concerning my fiancé’s car being broken into. Many of these issues were eventually addressed, although a few are still ongoing. Living here has many pros and cons. If you like feeling in control of your environment, if safety and security are the most important to you above living in a nice community, you might want to think twice about moving here. Truly hoping things will improve and my living experience here can turn around for the better.

Atlas is our home for many reasons. The floor plan feels luxurious and the appliances that come with the apartment and the cohesive look of the interior alone make us feel like we’re getting our money’s worth. The maintenance crew are great and really find pride in the work that they do. The community is on the younger side with many couples and young families. The amenities are a great bonus and really add to our space, knowing we can go to the gym anytime and have extra areas to spend time at besides in our unit. The parking isn’t perfect but at least is safe and somewhat convenient. The balconies are a decent size and the kitchens sizes are more than enough! As of now, I would continue living here for the foreseeable time of my lease. The only reason I wouldn’t renew my lease is if I stopped working nearby.

NOISE WARNING !! If you are willing to pay Luxury prices, please find another building, this ain’t it. Don’t get locked into a Lease like us. TLDR: You WILL hear your upstairs neighbors walking!! Pretty building, but cheaply made. Not luxury for the price. Dogs barking, non residents crowding amenities. Basically just aesthetic murals. For the amount rent costs ($$$), the building shouldn’t be this cheaply made. The only place the builders (Greystar) seemed to cheap out on is the floors. If you are on levels 1-4, you will hear walking, the 5th floor is probably fine. Elevators are always closed/under repair, garage gates slam/malfunction, car alarms blaring and random beeps (??) heard outside of the building (not smoke alarms). Not worth the $$$ high rents with all of the other non-Greystar buildings around Irvine/Tustin/Newport. Maintenance staff is top notch, fabulous people! Resident services are kind/attentive, when reachable. I feel like they work hard and are spread thin by the company. Live in luxury in an actual luxury apartment elsewhere.

Very bad experience renting here. Management is unresponsive to problems including major maintenance issues. They only support you as a resident long enough to get you to sign a lease and then they ignore you. Dogs bark late at night, trash is left all over the halls, and the community stinks of smoke and garbage. This community had potential since the ammenities are nice but lack of management and no enforcement of community rules has made this community aweful.

This is the worst apartment complex I have ever lived in. Management is utterly incompetent and everything is constantly falling apart or in disrepair. Stay as far away as humanly possible from this apartment complex for your own sanity.

I have been at Broadstone Atlas for 2 months now and so far has been the best decision I have ever made for my living situation. Amenities are off the charts, I feel secure, and my apartment itself is something I've always dreamed about. 10/10 recommend!

We have had the worst experience dealing with management to resolve issues. The mail system here is an absolute joke. They do nothing to ensure you can receive packages. Quite literally they just dump the packages in the main mailroom and let all the package thieves that run rampant at this apartment have their pick of the boxes. Management recommended we have our packages delivered to the nearby WholeFoods and pick them up there… when we pay thousands of dollars each month and last time I checked mail services were included in our lease. Stay far far away if you ever expect to run into even the most simple of issues. Management WILL NOT help you.

Great apartment complex to live in with nice amenities but a nightmare dealing with management. Management post advertisements throughout the complex directing residents to email or call for any needs but then you email / call and they never respond to emails or answer any calls. You can send 4-5 follow up emails and still won't get a response, crazy that it takes weeks for a simple response to a basic email question. Not going to be surprised when they hit me with some random fee when I've been trying to reach them to discuss the underlying issue, they've done it before and I had to show them proof but somehow it was still my fault that they weren't doing their job checking their emails. If you ever conduct any activity with the leasing office or resident services, always get it on paper or have some sort of proof because they are quick to accuse you of not doing something but then when you show them the proof, they'll still accuse you or give you some sort of excuse.

Michael and the team at Broadstone made a very difficult move for our family an easier transition and their support and knowledge of the process here at Broadstone was incredibly appreciated. They were and continue to be communicative and welcoming. The Grounds and common areas here are well maintained and give us a sense of living in a resort like atmosphere. I would highly recommend Broadstone to anyone looking to relocate in an apartment community.

Maintenance has been quick and issues resolved fast which is very promising. The grounds are beautiful and I love the electronic key pad to lock and unlock my door. The appliances are amazing and apartment floor plan is beautiful with built in cabinets.

It's a real shame that such a beautifully appointed, hip community fails to deliver on its promises. We felt really great about everything until our move-in day. Another associate unfortunately had to inform us that the only 2 things that we had clearly asked for, were going to be denied. After sales support has been horrible.

Apartment itself is great and amenities are nice. Leasing office was rarely available and extremely difficult to work with.

Property staff have been pleasant and obliging to requests. I love having a brand new unit with modern fixtures and amenities. I appreciate the community engagement efforts, such as food trucks and BBQ. Reserved parking is a plus, but those thinking of penthouse units, be mindful that the reserved spaces are near the top level, and thus reaching and leaving the space adds extra time. Sometimes I don’t feel safe going around the cement support corners in the garage, but there is just enough space for two cars to maneuver.
