Straddling the Fox River and home to the University of Wisconsin-Oshkosh, Downtown Oshkosh is as scenic as it is exciting. The Oshkosh Riverwalk, complete with boat docks and benches, is a favorite for walking and jogging. The trail begins at Riverside Park, a popular green space along the river. The downtown shopping district features wide sidewalks framing historic buildings for a walkable, bicycle-friendly destination. One of the sweetest destinations in Downtown Oshkosh is also one of its historic -- Oak's Candy Store opened in 1890. Other historic locations include the Grand Opera House, built in 1883, and the Algoma Avenue, North Main Street, and Washington Avenue Historic Districts.
Downtown Oshkosh is home to a variety of events. The Oshkosh Chalk Walk features a variety of artists creating fantastic artwork on the downtown sidewalks. Other events include the Oshkosh Farmers' Market, the Oshkosh Gallery Walk, and the UnWINEd-Wine Walk.

Property Ratings at Brio Building
Think twice before signing here. The facilities are genuinely nice, and management wasn’t unresponsive—but the lease terms? That’s where the fine print turns feral. Halfway through your lease, you’ll be told to renew early or face a steep rent hike. Need to leave early? Your options are: $500 to “relist” the unit (which may never actually be posted), while you continue paying for water and utilities, and every month it doesn't get rented OR pay two full months’ rent to walk away And don’t bother trying to help yourself—Craigslist posts get flagged. All exits are gated... and tolls apply. Look, I don’t think this review will hurt their bottom line. They’ll be just fine. But if I can help one person go in with clearer eyes (and a magnifying glass for that lease), it's worth writing
Property Manager at Brio Building, Responded To This Review
Thank you for sharing your feedback. We’re glad to hear you appreciated the quality of our building and the responsiveness of our management team. Regarding lease termination policies, we want to clarify that early lease cancellation is not something we are required to offer; however, we choose to provide this option as a courtesy to residents who may experience unexpected life changes. The associated fees cover administrative costs and help ensure fairness to both outgoing and incoming residents. We strive to be transparent about our policies and encourage all residents to review their lease carefully before signing. If you ever have questions or concerns, our team is here to help clarify and assist where we can. Thank you again for your thoughts—we genuinely value resident input as it helps us continue to improve.
Loving at Brio has been an amazing experience. I have met so many great new people. I was able to adopt a new puppy and include him on the lease. And I feel comfortable and safe in my apartment. I would recommend the Brio building to my everyone.
I moved here and did a short term lease and I really enjoyed my time here. I had no problems and really enjoyed the area and unit I lived in. I highly recommend.
My studio apartment is very nice and updated. The Murphy bed option is super convienent for moving in and having extra space.
Move in is super smooth thanks to Kristen. Apartment is clean and well maintained. So far I have had no problems living here with my s/o. Noise level is not bad at all. Only hear the big dogs bark here and there in the hall ways. They get back to you quick when you email them or write in a maintenance request so that is a big plus as well. If they don't get back to you, they do will contact you in regards to that (which is not automated) so it feels more realistic. I'd rather not read emails that are automated. Kristen seems to be great with communication. Overall, the apartment building is well maintained and packages are for sure secure with an extra hidden room with access fobs only and additional cameras so you don't have to worry about theft/missing packages.
So far so good! It also has a great view as it is close to the Fox River. There are many things to do that are located near by as well.
This is a fantastic building to move into, nice with new appliances, good location, and friendly people. The move-in process was very easy. The building is very pet-friendly as well.
Everything is great here. My favorite is the view.
