Property Ratings at Brier Woods
There is no Parking for new tenants and management don’t let tenants know to park i. the complex you have to wait hours before someone goes somewhere, and there is no street parking near by. I will give zero start to this place, they keep saying that they’re implementing a system next year but in the mean time you have to eat it
My move-in experience was smooth and the staff was very friendly! The gym has brand new machines and I can't wait to use them. Overall best experience I have had.

I really like my new apartment! The new staff is very friendly and try their best to make things happen. Their new cabana area is being renovated and I am so excited for it to be done. Overall I would say my move in experience has been a plus since the new management is in place.
Lived here for three months and I've seen everything from shoddy plumbing repairs that had to be re repaired to code violations. Ants. All these things complaints are largely ignored by the immature unfriendly staff.
If location is important to potential renter, this is the place to be. Located right across the street from Wal-Mart and a 3 minute drive to the local mall, this complex is close to everything, I-5 ramps less than 5 minutes away, 24-hour fitness, and most food places, like red robin are only a couple minutes away. But unfortunately, location is the only great asset to this complex. The apartments pricing is in the higher end but most apartments are extremely outdated. A positive note is every unit has full-sized washers and dryers. They do pay some utilities, which a lot of complex don't. They pay for water and garage, they use to pay for cable as well but that's ending in October 2015. Sewer is tacked on to the rent, depending on the unit size. Parking is terrible, the management tries to control it, but fail miserably. The clubhouse is a joke, there's no WiFi connection so no business center, the "weight room" consists of a second rate all in one weight machine. The pool is small and is only 5 ft. It is indoors and heated. The jacuzzi rarely works, and the sauna not in the past 4 years I've lived here. Management seems to never be in the office. You have to time your visits just right. The office manager doesn't seem like she wants to help you, ever. Tiffany (office manager) ignores a good portion of your requests. It can take up to months to get the maintenance team to fix or take a look at the problem. Now let's discuss the neighbors the walls are pretty thin, not much to expect for building built in the 70s/80s. But if the window is open you can heard babies crying from 3 buildings over. Small children play in the parking lot with no supervision, and at times completely unaware of cars. Management fails to handle this issue even though in the leases they make you sign papers stating that children must be supervised at all times and are not to play in the parking lot. But there is not play structure, so what do you do. People will yell across building to their friends. Overall I rate this complex a 3, taking into account these main areas: Location - 5 Maintenance - 2 Office Management - 2 Apartment decor -3 Facilities (pool) -6
