Property Ratings at Briarbrook
Briarbrook apartment's is an amazing place to stay. If your looking for a first apartment or just a place to call possibly your home. Your are at the correct place. Before choosing Briarbrook we did look at other apartments and Briarbrook took the Win. My lease is almost over and will say I am sad to leave. Living here is very convenient. They have a dog park (my doggies will miss), in unit washer & dryer, pool, gym, close parking, near by stores, restaurants gas stations and more. This is a very quiet, calm, peaceful community with very friendly people. Anytime I did have a service request they responded immediately. Garbage picked up at your front door. I can honestly go on and on. I think for the amount that you do pay here it is very well worth it. I would definitely recommend this place. Briarbrook thank you for having us it was a pleasure! For all the bad reviews maybe you guys are seeing this place as a permanent home and also have to understand it's not your property and you are renting or maybe this place is out your budget. For us this was a temporary stay and we did understand not everything is perfect because they are APARTMENTS. But as we did stay here temporarily it was perfect for us perfect price and are now moving onto a Home. Thank you again!

I visited the property as I was really interested in one of their upgraded floorplans. The price seemed very reasonable for what was being offered. Upon arrival with a confirmed appointment, I tried to walk into the leasing office (door was locked). So, I stood in the lobby waiting. I was greeted by someone who opened the door only far enough to stick their head out and rudely ask if they can help me, as if I was interrupting them. I said I had an appointment. The conversation went like this "you have an appointment?" (Confused look). "Yes." "Name?" "(Said my name)" "Last name?" (Said my last name). Then, they closed the door. LMAO! Seriously, I wasn't there to intrude on anyone's personal time, I was there for a pre-arranged appointment to tour the property!! After they apparently figured out I was correct, I was invited in, but the atmosphere was quite cold from that point forward. I received some good information about the property overall, so I decided to continue and see the model unit. The doors to the buildings are unsecured, so that's a dealbreaker for me. The door leading into the building was absolutely filthy. I mean disgustingly dirty. Looked like it hasn't been cleaned or even simply wiped down in 10 years. The wall heating vent was completely broken and part of it was laying on the floor. The hallways were super dark and smelled bad. The model unit wasn't locked either (um, ever heard of squatters? Terribly unsafe for residents). The model unit looked as if it had been put together with half super old stuff and half new stuff, but it also could have used an extreme cleaning. I'm not even a germ-o-phobe, but I certainly felt like I needed a shower after that visit. I absolutely would not recommend this property to anyone. If you're considering it, please make sure you see the Chestnut model. You'll see everything I mentioned here and you can form your own educated opinion.
The building has very thin walls and loud neighbors in our apartment building. We've complained to management but to no avail. We've been dealing with loud noises (washing machine, stomping with heels on, vacuuming, shouting, screaming, etc.) at LATE (12am-5am) hours of the night. We've sent video proof and were told that it didn't sound loud. There were holes in the building wall for almost 9 months that echoed sound even more. You can hear doors slamming all the time due to the lack of sound insulation. I'm a heavy sleeper and my sleep has been constantly disrupted. We were told by our leasing agent that if someone is too loud or disruptive then you should call the police for extreme cases and they can build a case to evict the disruptive tenant. So, that's what we did. However, we learned that the neighbor is related to one of the staff. So perhaps that is why no further action was taken. The sliding door lock keeps on breaking. (safety issue) When we moved in there were nails in the carpet that weren't properly nailed into the ground. Some tenants don't pick up after their dogs poop. We've seen people pile bags of poop on neighbors' cars or just toss the bags on the grass. There was 4 months (maybe longer) of the main building door not locking (which by the way is a safety concern since we had a case of someone trying to break/enter through a unit recently) We moved here because the rent cost was a couple hundred dollars cheaper and from appearance the complex seemed like a good compromise. This is not a real luxury apartment complex. I'd advice people looking for a new apartment to look elsewhere.
We've decided we've had enough of this and decided to post a negative review. Huge con is that they have laundry unit in the BEDROOM. If you don't want to hear the laundry running late at night, stay away from this place. We've made multiple complaints about our very inconsiderate and rude neighbor above us who always does laundry and vacuums 11pm-1am on weeknights. She claims she only does her laundry once a month, which is a total lie. It takes her almost a week to finish it. We've shown clips of the sound to management, they said they can't do anything about it except for calling her and us calling the police. They've talked to her several times and she still decides to be rude. All this has been messing with our quality of sleep. We decided to sleep in the living room tonight, but then we heard her vacuuming. So beware, don't move into 1207-108.
The ceiling of the smaller bedroom is falling down like the master bedroom ceiling (drywall and sheetrock portions) caved-in on July 7, 2019. Briarbrook insists I pay the buy-out fee of 2 months to move out of apartment with failing ceilings. The master bedroom is cracking and deflecting downward again and I know it will fail in a few months again and cover me, my bed, and everything with drywall particles and dust and I will have to move everything out of the bedroom again for repairs to avoid drywall dust etc and there will still be a mess left the repair like in July. Maintenance person admitted the smaller bedroom ceiling needs to be cut out and replaced and there will be dust and particles from the drywall and sheetrock being cut, etc.. Now I have to move everything out of the smaller bedroom and deal with the mess that will be made. The living room ceiling is cracking and deflecting downward significantly and that is even more of a concern because it is an even greater unsupported span with even longer unsupported beams in the roof. Maintenance person is not a structural engineer and admitted that he did not know what an engineered truss is when I was talking about how they are probably failing in the attic. The roofs and ceilings are failing because of gross negligence in the design, installation, and maintenance of the roofs. The most obvious evidence is the ceilings are caving in and the huge icicles that hang from almost all the soffits of all the buildings every winter. Maintenance person said that the master bedroom doesn’t need repairs and it won’t need repairs because it is cracked and deflecting now because it was a terrible repair job done for July 7 cave-in. I said it was not cracked and deflecting after the repair for months but now it is so there is an ongoing failure mechanism and it is a progressive, repeating failure process that I should not be required to endure repeated failures and repairs. Even the frequent repairs make the apartment unliveable. I have to move everything out of the rooms repeatedly. Maintenance person admitted the ceiling in the smaller bedroom has to be replaced because it is cracking and deflecting downward. Redwood managers still insist I pay full buy-out fee with no abatement for caving in ceilings.
Do you like living with loud noises? This is the place for you. Everyone is loud in the hallway, the floors are made of concrete and there's a 1 inch gap all the way around the front door frame to your apartment, I wish I could attach photos. You live downstairs because you're disabled and your upstairs neighbor plays the electric guitar literally any time he wants? You have to deal with it! I have lived here for 2 months and have not had a single day of peace and quiet. I have called the office multiple times to complain about the loud noise and was told that they apologize for the inconvenience but I have to deal with it. I have resorted to calling the police and letting them through the security door. All of DuPage county has a noise ordinance. But sure, the pool is nice and it's by Walmart...yay...
I've lived here for about two months and the location is so convenient for my fiance and I. With so many places to eat and shop so close to where the apartment is located we are never bored in our free time! Having a pool at the apartment is also pretty nice since we are able to chill there when we aren't working.
PMR is the worst property management company I've ever encountered. I was a renter for 5 1/2 years and when PMR took over the whole property went down! Maintenance of the property was terrible, along with lack of care for any of the renters. I called in for work order of things that needed fixed and they would close out the orders without completing them. Kandy lied about work that was done or I was told that it wasn't broken. Then I had an extreme mold problem. Mold was coming out of my vents and covered my vent covers. I was told repeatedly that it wasn't mold. I had it tested and it was mold. I was told it was taken care of but that was a lie. I was told my vents were cleaned and they were not. I had Maintenance crew entering my home without my knowledge and left dirty items on my furniture. I got a camera and I caught a company they hired to clean my vents go through my personal items, along with leaving garbage and drywall all over home. He also left a moldy vent on my couch and destroyed all the drywall around each vent. They responded with an email telling I'm free to break my lease 10months early and only gave me a few weeks to leave. I never asked to leave but it was clear they wanted me to. Also they defended the company and said they dont believe the videos and photos show any wrong doing. They had no intention of fixing anything. I'm truly grateful I was able to leave and I bought a beautiful home and I hope to never see anyone from that office or company again!
I lived here for 5 years while attending medical school. My first issue what that I requested a Walnut style apartment and was very surprised when I moved in and it was the Chestnut floor plan. When I contacted the leasing staff they didn't offer any solutions except that when the next Walnut unit was available I could move into it at my own expense so I had to take the smaller unit. Rent increases quite drastically every year by at least $100. Lots of dog poo in the grass and my car was vandalized in the parking lot which I reported but nothing was done about it. There are people smoking weed inside the apartments, but I was almost fined for having my father smoke 1 cigarette out on the balcony. The office staff is nice until you have to move out. Walkthrough was fine, I explained how a window covering had fallen down (on my head) while I was dusting prior to moving out, was assure it wouldn't be a problem. But then I was a mailed a partial security deposit check without any explanation of charges. There are so many better apartments in the area. I would not choose to live here again.

We send a statement of deposit accounting out within 30 days and refund within 45 days of move out; it sounds like there may have been a postal issue and we would be happy to email or resend your statement again or email to you if that is better. If you disagree with any charges we are happy to discuss that as well. We only charge for items above normal wear and tear. I'm sorry you experienced an issue at the time of your move in of your home and it was not what you expected. PMR management strives to ensure a smooth move in experience and we have been managing the community for the past 2 years; we also proactively aim to resolve any issues a resident experiences at our community. We definitely understand how important move in condition and resident satisfaction is.
I can not tell you how many times maintenance has been called n you have to wait hours for a response. Leasing staff is constantly getting fired for not renting to their quota n two of the ladies in the leasing office are pushy n rude, they can't even fake being nice properly. Club-House is locked when office employees leave, so no night time pool games, only thing open year round is the gym or should i say small workout room. The rent is extremely high n it's not worth it. Let me tell you about the ants n bugs, you can't leave the patio door open, they just come in. When it rains, the "yard" gets flooded n kids can't play. You see dog poop everywhere n a lot of the people living here have pets that the "leasing staff" doesn't even know about so it smells like pee in some of the buildings. Water smells gross when it's going into the washer n if you don't open it right after it's done, all your clothes stink. The key to get into your "secure" building is a JOKE cause the key will open ALL "secured" doors of the ALL the other buildings. There have been burglaries here n the staff lives here n doesn't do anything to prevent it. A few months back the maintenance guys cleaned out an apartment n i could see the garbage piled high from my top floor apartment, talk about gross. But hey, why bother doing your job when you've got a cadillac golf cart that you can drive around all day?... Save yourself time n aggravation n money n look somewhere else to live.

Love my apartment. It's everything I need. 2bdrm/2bath. Laundry in unit, balcony, clubhouse, swimming pool, 24 hour fitness center and internet cafe. Pet friendly. More importantly, the staff is terrific. Anything I've needed, they have always made themselves available, courteous and timely. They offer family oriented programs and a safe environment as well as shopping. I moved out of Chicago because of the violence and my son and I needed to have peace of mind. Briarbrook Apartments offers that and more. The grounds are maintained. Off street parking as well. The office staff also lives at Briarbrook too. You're also allowed to control the heat which is a plus during winter months. I love this place.

I love Briarbrook Apartments. They are pet friendly even big dogs. They have doggy stations so you can clean up with ease. Beautiful ponds and landscaping. Close to stores. Very reasonable.
My girlfriend and I are living in an apartment that we love, it has everything we've always wanted. The only problem is, we can't afford to stay. I'm a student with a part time job and she makes commission as a dog groomer. Things have been so hard for her lately and she's always wishing for some help just once from life. This would save us so much heartbreak of having to leave our apartment that we love so much!! Please help us.
I've been living here for about 6 months and known others who've lived here for years. The management and maintenance staff are the friendliest people ever. All issues I've had at this apartment are resolved the same day and the management are extremely helpful with any questions. Overall this has been a great place to live!
