Fans of HGTV's "Fixer Upper" are already familiar with Waco, a fast-growing city along the Brazos River in central Texas. But long before Chip and Joanna Gaines began remodeling the city one fixer-upper at a time, Waco was attracting savvy residents looking for a home deep in the heart of Texas. Downtown Waco is where the city began, growing around the iconic Waco Suspension Bridge, completed in 1870. The bridge is located in downtown's Indian Spring Park, with Doris D. Miller Park on the other side of the bridge. Indian Spring Park is the site of Waco's original settlement. Today, in addition to the bridge, the park contains the "Branding the Brazos" Sculpture and a riverwalk.
In addition to Magnolia Market at the Silos, Waco is home to the Dr. Pepper Museum, the Earle-Napier-Kinnard House, Cameron Park Zoo, and Baylor University. The soft drink Dr. Pepper was invented in Waco in 1906, and the museum is a popular tourist destination.

Property Ratings at Brazos Park Apartments
Save yourself a huge headache and avoid this place at all cost. Krystal, Lindsey and Carol are clueless and incompetent about managing a property. They do not care about the safety or expectations of their residents. There is no communication between maintenance, staff, and management which leads to delays. Maintenance takes months to fix the smallest issues. One of many examples; Had a leak that bubbled the ceiling in JULY, as of December it is still not fixed. The office would always tell me a bigger job was being dealt with. The complex is dark at night, I asked a year ago for better lighting and I will move out in a few days and the complex is still dark. Parking is awful and unorganized, if you park in a wrong space your car is towed (they didn’t use reflective paint so it’s impossible to see the reserved spaces at night) Cars are broken into because the gates are not locked each night. I have had issues with neighbors using marijuana and the smell filling my apartment. The office hours change without notice and the office is closed often due to an “emergency” Dog owners don’t clean up after their dogs There are stray cats that roam the property and have been for at least 8 months The parking lot floods horribly when it rains. The breeze way in front of your door floods every time it rains. (Asked for YEARS for this to be corrected and was ignored) The seal around the door is poor and you waste money on heating and AC. Some of my Christmas items were ruined due to their inability to communicate with residents and only paid the minimum to replace. Old mattresses, ovens, refrigerators, and microwaves are kept under the complex to use as parts.
I lived at this complex for about 3 years. Over that time I had constant problems. The entire complex is infested with ants and roaches. Appliances are very old and constantly break. Work orders take forever to fulfill, and when they finally do come out, maintenance will "fix" problems by hiding the broken pieces rather than replacing them. The head manager is inept and dishonest. When I moved out, we walked through the apartment and found 1 minor issue. A month later I received a bill listing several other issues, such as dirty carpets (which had already been shampooed), random "pet charges" (in addition to a deodorizing charge), and an "extermination due to pet" charge (for the ants that live in every unit). A friend of mine just moved in, and she told me that her apartment had been full of catpiss. So they don't clean the units anyway. This complex will screw you out of every penny they can. They are cheap units, but not worth even that price. DO NOT LIVE HERE.
Quiet community and peaceful views. Pet friendly. Outstanding office staff, quick and knowledgeable response very pleasant and super nice.
