Property Ratings at Bradlee Danvers
HUGE MOUSE ISSUE. DO NOT MOVE HERE. My husband has been living here for 4 years. Before I moved in earlier this year he had the first sighting of droppings on top of a kitchen cabinet. He patched up the hole only to find huge gaps under the base boards in the kitchen where the construction just left it unfinished and he used steel mesh to fill them. This past week he saw a mouse scurry from the kitchen and when we came home that very night while pulling our bed comforter off we found a MOUSE IN OUR BED. We were beyond distressed. No droppings, no warnings, just a mouse in our bed… we spent the next few hours trying to catch it in our bedroom and eventually did but haven’t been able to rest since. It was unnerving, distressing, and confusing. Our unit is a few doors down from the trash shoot and during the trash strike our floors trash shoot was broken and remained so for months. We didn’t complain, just took our trash to the overflowing dumpsters outside. I’d literally just renewed our lease a few days prior and we decided for our peace of mind we can no longer live here. I’d also had an unfortunate fumes issue with what looks like white paint on the bathroom sink when trying to clean some jewelry with alcohol. MANAGEMENT- With only two months left on the lease, we inquired about the potential of transferring to a unit in better condition. Not without a fee. Then we inquired about breaking the lease since we’re literally stressed living here and should not have to. Not without a penalty. While I appreciate them sending an exterminator, he didn’t do anything we hadn’t and my husband spent more money and time patching holes and laying traps then the exterminator did in the 10 min he was here. But according to them, after 4 years of paying Bradlee rent, there is no alternative to this issue except having him try again. At least 3 times to be exact. Meaning we’d need to actually endure another mouse or two before they’d consider us leaving, which again we had no intention of before this. The best thing about this place is the maintenance team, they’re awesome! We pay so much money for our peace of mind here all to be lost and matters made worse by management not creating any alternative then to “wait for another sighting to address the lease”. This has escalated so quickly and has been incredibly disappointing, beyond inconvenient for our insanely busy lives (taking calls while teaching classes and at work), costly and sad. Shame on you Bradlee Danvers.
Since UDR has taken over they have started charging for things that in the 10 years I have lived here I was never charged for before, including parking, ridiculous rent increases. They are uncaring and just want money. Nickel and diming you to the max. Communication is horrible and they are condescending when you do finally get a reply. They turn residents on each other and you never hear the same story twice from these people. Do yourself a favor and stay away!

We have called this property our hime for many years however the current property manager has zero concern for his tenants and is only concerned with filling empty units . The property is not being kept up , and is unsafe for the people living here after hours because of the lack of concern of the manager . This has been a truly heartbreaking situation. We had loved living here for so many years and now we are left with no other choice but to find a new place to call home .

It is a great community and kept up very well. I am a very happy dweller!!! I find the staff to be very professional and courteous, and maintenance is very efficient.
My husband and I are well into our 2nd year living here and started out when it was Halstead Danvers. Some pros and cons... Pros.. -Attentive, responsive, friendly management and maintenance. -Clean grounds and great snow removal. Modern design for the most part and especially in the common areas. -Convenient to the highway and shopping. -Dog friendly and most dog owners clean up after theirs dogs which is a plus! -Pretty quiet for a complex this large. -Awesome amenities including the pool. Cons.. -Some neighbors are a bit of a pain. They are either complaining about something miniscoul or just rude and accuse you of things (clearly I'm jaded by a particular downstairs neighbor lol) -The kid situation has gotten much better since the new management took over and they aren't "hanging" around without parental guidance. -The package system has gotten better after ironing out some kinks. -I feel for the price our apartment could use some updating ie. there is no stainless steel and 3 types of flooring which has always baffled me. All things we are not too bothered by and it was very clean prior to moving in. -Parking! The spots are usually always taken and unless you pay for reserved, you're screwed. I guess walking so far from your car can count as extra exercise. With all of that being said, it's not a deal breaker, every complex has "those" neighbors to deal with and yes the walls can be thin but apartments are like that. Overall we have loved it here! We feel safe and taken care of, which is hard to find in an apartment complex. Prices are steep but everywhere in Boston area has gone up. We probably cannot afford to stay here another year but if you can afford it, go with it! I also hear that they are remodeling some of the apartments. We ignore our rude neighbors and adore the awesome ones. We admire the dog lover's atmosphere, friendly staff and faces we cross paths with.
There is trash lying all over the property, no efforts have been made by the management to help clean this mess up and looks like a dump. It appears to be an overall lack of strong management that allows inappropriate behavior within main building, speeding cars around property, smoking pot outside the backdoors near gym, and no one is ever held accountable for not picking up their dog’s poop. Of course rent continues to increase. General manager hides in his office to avoid contact with residents.

Bradlee Danvers, formerly Halstead is a complex with potentially a lot to offer. Though the complex has changed owners, the maintenance staff has largely stayed and are great and responsive. In the main Kirkbride building the ceilings are high, and windows are tall which makes the apartments seem bigger and light. The lobby is pretty and the pool is nice. We thought being in the main brick building, it would be quiet, but it isn't at all! Dogs barking day and night. Staff says they have talked to the owners, but nothing has changed, and once a dog barked for several hours! The original builder evidently did not put any insulation between floors, and you hear noise form below and above, possibly just from people walking around, but at 11 or later at night and 5 in the morning we don't appreciate being woken up! You also hear water running through the walls when other apartments do laundry. Sounds like rushing waterfalls in your unit! Groups of teen aged kids who don't live in the Kikbride building run through the building on different floors and in the lobby and make a lot of noise - not just after school but at night. Staff say they will talk to the parents, but....it continues. As another reviewer mentioned, the rent increases ARE hefty, and not justified!

I never write reviews but when something is exceptional others need to know. What they need to hear is we can not be more pleased living here. The staff is exceptional and the premises are kept real clean T he maintenance team goes out of there way to please you. This location is first class, and our neighbors are great.We lucked out finding such a great place to reside.

Halstead Danvers, formerly Avalon Danvers, is a nice complex to live in. It isn't too noisy, the office staff are helpful, the maintanence staff are quick to respond, and the grounds are beautiful. There are a lot of unique layouts to pick from and they all have laundry in unit which is great. In my unit I have a ton of storage space. Love having the pool and also love that I have a balcony. My only complaints are that it is billed as a luxury community, and the amenities for the most part qualify as such, but the interior of my apartment has contractor grade cabinets and fixtures which are already in need of replacement in the kitchen, the wall paint is cheap and breathing near it leaves marks, and you can expect a large rent increase every year. I have been here for 4 years now and rent has increased over 300 which is ridiculous.
