Boynton brooks is an excellent community to live in . The manager Christine and staff Manuel are nice people and on top of everything here . We’ve been living here for about 12 years and love it !
I've been living here for years and love it! The grounds are beautiful and impeccably maintained. The staff is respectful and very responsive. While this is not a new community, when anything needs repair Christine is hands on working alongside her staff to get things fixed ASAP! If she's not in her office, she is readily available to answer her cell, and walks the grounds to ensure anything that needs attention gets it. I heartily recommend Boynton Brooks Garden Apartments to anyone looking for a place to call home.

I lived here for several years and while the property itself is convenient to the freeway, mall and Santana Row and general grounds are maintained nicely, tenants are left behind. You pretty much get the short end of the stick when it comes to repairs. Management is horrible about communicating any maintenance issues. We've had over 18 instances that I counted where the hot water was turned off in the last year because of some kind of repair. The neighborhood is starting to become sketchy with quite a few car break-ins recently so I would say keep searching other properties if you can!
At the time of this review, the entire complex has been without hot water for 2 full weeks and the property manager (Christine) doesn't seem to care about updating tenants. When contacted about it she claims "a part is coming in this day and it will be fixed on this other day" and when that day comes and goes... nothing.... This isn't the first time we've had hot water issues or plumbing issues in general. In the 4 years I've lived here the water has been shut off entirely for "emergency repairs" give or take 40 times. Also, I'd say a good third of the times I go to the office during business hours, the door is locked, the blinds are closed and no one answers. Avoid this property if you like being provided basic services for the crazy bay area prices.
The price and access to many of the south bay hot spots like Santa Row, Campbell, and Los Gatos is great. That being said the property is dated and in need of constant repair. The washing machines are constantly out of service and aren't cleaned properly. They did a cosmetic update of the laundry rooms but kept the same machines and even raised the price without notice. We've had no hot water this entire weekend (without notice and not for the first time) and in fact all of the water was shut off without notice at least 20 times in the last year. Meanwhile management says things are being fixed when in reality they are just being patched until the next fault.
I have been living at Boynton Brooks for several years now. Back when I was looking for an apartment there were two things I would look for in an apartment complex. One was the property manager and second was the actual property. The property could look great but if you don't have a good property manager, then it's not worth it to live there. I can't tell you how many property managers I've encountered who don't take care of the property and let the units go down hill, don't care about the tenants living there, or is completely non responsive to the needs of tenants and work orders for the units. That is NOT a problem here at Boynton Brooks. This place has both a beautiful property and an AMAZING property manager! Any time there is an issue on the property or in a unit she is reachable by text or phone call. Whenever I put in a work order she had made sure it has been taken care of in a timely fashion. I have never had a property manager like her. She truly cares about the property and the tenants that live there. She makes it a point to get to know the tenants. Which is great because she builds trust and respect with us. Property managers at other properties are not as approachable or relatable to the point that you don't see them on the grounds, you don't want to talk to them, and you don't trust them to take care of a simple work order in your unit. We trust the property manager here, we feel safe living on the property, and we know that she will make sure that things are done right! She is truly a diamond in the rough, a needle in a hay stack, a one in a million kind of property manager. The company she works for is lucky to have such a hard worker like her who cares about their property and about the tenants who live there and builds a great rapport with us. If she were to ever leave Boynton Brooks I would absolutely leave too. I will follow her to any property she manages. Thats how great of a property manager she is. As long as she is here at Boynton Brooks, I will stay.
We have lived here for more than 10 yrs and we consider it HOME. We love the quiet neighborhood & safe surroundings. Our unit and the complex are very well-kept and well-managed. Just want to commend the apartment manager Christine who has always been professional and very helpful to us. She takes care of any concerns we have & we totally trust and believe she is doing a great job in the upkeep of the apartment. The tenants are generally quiet and respectful of each other. Management and staff are always ready to help us whenever we encounter problems in our unit. Even in the middle of the night when we had a problem with our electric connection, the maintenance staff came to help us immediately. We enjoy the amenities such as the pool, gym, clubhouse. Gardens are well-maintained. This has been our home for the past 10 years and we definitely recommend it to anyone looking for an apartment to rent.

Conveniently located near freeway 280, Stevens Creek and Santana Row, Attractive landscaping, Family friendly, Good swimming pool, Gym, Club House, Pool table, Sauna, 24X7 laundry rooms. Fair rent, you get little more than what you pay for. All cons mentioned in earlier review is not applicable anymore as the apartment management team is doing a good job in upgrading the facilities inside the apartment The only con I would say is no guest parking and street parking can be challenging but that is understandable due to the location and number of apartments in the area.
