Located in southeastern Virginia, Portsmouth sits along the Elizabeth River as part of the Hampton Roads metropolitan area. The city's Olde Towne Historic District showcases period architecture from the 18th and 19th centuries, making it one of the largest collections of historic buildings between Alexandria and Charleston. The community's average rent ranges from $1,140 for studios to $1,472 for three-bedroom homes, with a moderate year-over-year increase of around 2.9% for one-bedroom units, making it more affordable than nearby Norfolk.
Portsmouth's downtown area reflects its deep maritime heritage, anchored by the Norfolk Naval Shipyard, a cornerstone of the local economy. The tree-lined streets of Olde Towne invite exploration, while the Portsmouth Naval Medical Center serves as a prominent landmark. Rivers Casino Portsmouth provides entertainment options, and the Portsmouth Invitational Tournament brings excitement to the city each April.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Beacon 303
If I could rate them less than one star I still wouldn’t be an accurate representation of the care, professionalism, house keeping and over all service. My Grandma always said if you don’t have ANYTHING nice to say nothing at all. So the rest of this post will be silent
I am utterly disappointed with my experience at Beacon 303. It's quite baffling how a supposedly modern apartment complex manages to get even the basics wrong. The heating and air conditioning systems are nothing short of a disaster. During the sweltering summer months, when one expects air conditioning to provide some semblance of relief, I was left sweating profusely in my own living space. Conversely, in the bone-chilling winter, the heating system seemed to be on an extended vacation, leaving me shivering and regretting ever signing the lease. But the incompetence doesn't end there. The management's handling of utilities and pricing is an absolute nightmare. They gleefully overcharge for utilities, seemingly at random. One month my bill is through the roof, and the next it's inexplicably lower, making it impossible to budget effectively. And let's not forget their charming habit of being completely dishonest about their pricing. I signed my lease under one set of terms, only to find out that they conveniently "updated" their pricing structure a few months down the line. It's a classic bait-and-switch tactic that reeks of shady business practices. As if all this isn't enough, the owner's penchant for changing things up on a yearly basis adds a delightful layer of uncertainty to the mix. Just when you think you've figured out the quirks of the complex and have managed to adapt, they decide it's time to throw a curveball. It's as if they want to ensure that residents never get too comfortable or complacent, always keeping us on our toes with their ever-changing policies and rules. All in all, my experience at Beacon 303 has been nothing short of a nightmare. From malfunctioning HVAC systems to dishonest pricing practices and yearly upheavals, this place has proven to be an exercise in frustration and disappointment. If you're considering moving here, I would strongly advise you to look elsewhere for a more stable, transparent, and comfortable living arrangement.

We're truly sorry to hear about your experience at Beacon 303. We strive to provide a comfortable and enjoyable living environment for all our residents, and it's clear we missed the mark in your case. We take your feedback about the HVAC system and our pricing practices seriously and will use it to improve our services. We understand the importance of clear and consistent communication, especially when it comes to changes in policies or rules. We appreciate your feedback and will work diligently to address these issues.
There is constantly trash around the perimeter of the complex. The stairwells are filled with trash and urine from guests or homeless that come to sleep on the roof with mattresses and palets. The elevator in our building has been down for over 6 months. People had to take the stairs up 8 flights for over a month. I have had two leaks in my apartment go unaddressed for over a month. With the last leak the property management refuses to take responsibility for cleaning the carpet when the apartment above me had a leak for three weeks and I had standing water on my carpeted bedroom floor. Mailboxes get broken into and packages are stolen on a regular. The laundry room is not maintained at all (broken tile, broken machines, constant flooding). Broken and torn screens on windows that have never been replaced and I live on the 7th floor with a toddler. Mold in the bathrooms and on the vent covers and the apartment is infested with roaches. My windowsill leaks water whenever it rains and is becoming detached from the home. Work orders have been closed without addressing the issue. I would give zero stars if I could. Communication in the rental office is inconsistent. No gym, no pool although that was included in the amenities that I was told this complex had when I signed my lease.
I've been staying out here for 4 years and every year has been a nightmare it has went from company to company getting worse every time, the elevators are always down which is unsafe, the hallways, floors, and elevators are disgusting, the people in the rent office don't know what they are doing overcharging people and putting in lease renewals two months before my next lease renewal, they can't keep anybody on the maintance team and have all types of bugs and rodents I would not suggest anyone move into these buildings.
