This property is so beautiful with the most kind and accommodating staff members. I worked with Brittany to find an apartment that best suited my needs and she was a delight! From the lovely apartment itself, to the pool and hammocks, to the community and people on staff I recommend Banyon Bay to anyone and everyone!

I just moved in and was impressed at how easy Brittany made the move in process! I have really enjoyed how large the kitchen is and hanging out on the screen patio with my cats. Very happy to be here !

I've lived here over 10 years through many changes and challenges in my life. The staff takes care of you and helps you feel at home. It's wonderful, too, that the property has beautiful trees in place unlike some of the new builds that chop them all down. You can enjoy the sights and sounds of nature well for the location.

I have been here almost a year and cannot recommend this place enough! Everyone is super friendly and nice. It's a safe and fun environment to be in, all of the events bring all of the residents together. If there are any issues maintenance responds quickly. Wonderful place to live!

I’ve lived at Banyan Bay for three years now and love it! The amenities are great and never overly crowded. The dog park is great and everyone I have met is super friendly. The staff is also awesome, they always make me feel like a priority when I have questions or concerns. Anytime I go into the office I am always greeted with a smile! Highly recommend checking it out!

Banyan Bay has been home to me for several years now, and I have been in a one-, two-, and now three-bedroom apartments. All of them have been wonderful. Between the location, the amenities, the neighbors (who are 99% of the time great), and most importantly the staff. The staff are friendly, responsive, and set realistic expectations. They don't promise the world and under deliver. They deliver what they say and provide superior services. The maintenance team (the few times I have required their help) have been responsive and efficient. In and out, and they fix the problem the first time (but as I said, my need for them is far and few between). I was looking for a house but my experience at Banyan Bay has been so stellar that I have postponed purchasing a house and staying here. Thank you Banyan Bay Team for being great! I highly recommend Banyan Bay if you're looking for an apartment!

The staff always keep everything very well maintained, and are extremely polite. I've been here for a year now, and it's by far the best apartment complex I've ever stayed in. Would definitely recommend this place 5 stars.

These apartments have been beautiful since the first time I came to look at them. They are well-kept and wonderfully maintained. I'm transferring from a three-bedroom to a two-bedroom because I realized the three-bedroom is too big for me. Every day, there's a guy who picks up trash from residents and meticulously touches up paint, including painting the speed bumps. If you have a maintenance request, they are quick to fix the problem. My apartment looks more like a condo than an apartment—it's beautifully updated. The office staff and maintenance team are top-notch. I read many of the negative reviews, and they are far from the truth. I'm proud to live here, so I wanted to leave an honest review. The gates were non-working for a couple of weeks because residents had hit them with their cars. I'm glad they installed a camera to find out who is damaging the gate, and they had brand new gates fabricated. They are also replacing roofs, and the property is always immaculate. They use Orkin, and I have never seen an insect or pest in my house. As for mold claims in the reviews, we live in Florida where humidity is high, so it's important to leave fans on after showering. I have never had a mold issue, but if I did, they would come right out and fix it. This is a wonderful, beautiful place to live. It’s also very safe in here cameras everywhere. I’ve lived at Banyan Bay for a couple years now, the girls in the office were so sweet. They put a lot of effort into the community. It always looks so nice. I love bringing my friends here because they always end up wanting to tour with the girls and some of them have already leased. They also give resident referrals, which is super nice. The maintenance team seems to be really attentive, they always take care of my work orders within the same day. Great place to call home!

Love my new home !!! The office girls are so sweet and I loved working with each one of them. My home is stunning and I’m obsessed with how much storage there is and the screened patio! My neighbors are so kind and were even offering to help me move! My kitties and I truly found an amazing place to call home !

Our apartment is extremely spacious while at the same time making you feel cozy and at home! On top of that the staff is amazing and always there when you need them!

My partner and I recently moved here from out of state; from the very beginning, before the move in process to now (two month tenants) they have exceeded all standards! When we first started the application process, (Brittany and Allison handled our application) they made it very easy for us, from the walk thru to getting all required information. Even now, while settling in, they have really made us feel welcome! The ladies in the office are super sweet and friendly! any questions or inquiries I've brought to them, they have gotten back to me immediately! Since we've been here, there have been two very minor things that needed fixing. Both were taken care of promptly! Upon moving in, we noticed Our dryer timer was not working, I reported it to the office and it was fixed the next afternoon! Yesterday, I went in to let inform maintenance that our balcony outlet wasn't working and by the time I got home from the store it had already been fixed! WOW! Talk about urgent matters! They utilize their social media to give updates to residents, future residents, along with the community itself! There is a monthly newsletter and calendar showing all the fun events planned! On top of holiday festivities and themed nights, they have free breakfasts, host local food trucks, and even do fun giveaways. Last month I was the winner of their "date night" giveaway which was a basket filled with pasta, charcuterie, chocolates & a bottle of wine! We are very happy with our move and we look forward to the months ahead living here. Thank you Banyan Bay for making our big move an easy and comfortable transition!

The staff here are just amazing, from the office to maintenance. You can tell they really care about their tenants. Anytime I have a question, maintenance issue, etc. everything is handled quickly and with great customer service and communication. I have been extremely pleased with choosing to live here!

Definitely the best complex I’ve lived in during my time in Jax.Never had a single issue or problem. The pool and the gym awesome! The doorstep recycling and trash pickup is very convenient and ten times better than at my last apartment complex. Very happy to live here. :)

Where to start…no issues with the apartment itself, the amenities were perfect for what me and my family were looking for, and the location is perfect. Not necessarily “the beach” but for the price you can’t beat a short trip over the ditch to catch some sun, enjoy local spots, and experience a different lifestyle. The ladies up from Alex, Brittany, and Allison were always so helpful and available in a timely manner as well. So if you’re new to this area and you’re looking for a place to make home…give Banyan Bay a tour. You won’t be let down!

The front office staff of Brittany, Alex, Allison, and Jessica are consummate professionals who always place the highest priority on providing the best customer service. Each and every one of them demonstrate remarkable caring and concern every day. My wife and I have lived here for over a year, and we continue to enjoy living here taking advantage of all the amenities Banyan Bay has to offer each and every day. The office staff is unmatched in planning, providing and participating in social events for all residents throughout the year. Brittany is the staff member that we met when we first walked into the office to inquire about rentals over a year ago. She has been consistently extraordinary in her concern about resolving any of our issues and responding to our questions. She is always considerate, unfailingly polite, and is a true expert in her job. Any maintenance issues we have had were addressed expeditiously and completely. The Maintenance Crew are very knowledgeable, friendly, and thorough. Our neighbors are awesome. If you have to rent somewhere, THIS IS THE PLACE!

Let me tell ya i have been in alot of complexs and these girls in the front Office Brittany Alex Allison and Jessica are the best most fantastic outstanding thorough and professionally friendly and just friendly ladies I have ever met that work in this industry. If you’re looking to move somewhere you need to come and live here they will work with you they know their stuff and they are the most incredible staff I have ever met they are the most kindest and friendliest girls in the business. The maintenance staff is the best around one man named JUAN was so helpful and showing me how to operate the locking mechanism and whenever you put in a request for service or a issue the all all the girls in the office staff jump on it like white on rice and they get it processed and taken care of the same day I have never seen more faster service in my life. So come and live in Banyan Bay you will not be sorry I am so thrilled to have found this place the Lord really blessed me with this thank you guys for all that you do and again I am so so grateful keep up the awesome awesome work you all deserve a raise lol. I moved in a little over 6 months ago with my fiance. So far everything's been great. Property is super clean and well kept. Air conditioning blows very cold air all day long despite how hot it is outside, maintenance showed up in 10 minutes the one time it wasn't working properly and fixed it right away. First apartment complex I've lived in that the valet trash company are friendly and actually picks up my trash every night. They even helped my fiance carry a piece of heavy furniture up a flight of stairs. Definitely an upgrade from the so-called luxury apartments I moved from.

I love this place because of the location, amenities, schools that are close by, and the staff. The staff is helpful and eager to assist with any needs that may arise. They are quick and efficient. The maintenance staff is fast and good and always exceeding expectations. They maintain the property to the 9's. The grass and landscaping is always beautiful.

Do not ever be on the bottom floor. Loud upstairs. I think they have done away with actual good flooring upstairs and now it's just thin stuff. Dog park is just a bunch of dogs pooping eveyrwhere...in fact that's the entire neighborhood. Expect the pool to constantly be shut down. You'll pay an arm and a leg for this place, constantly raising rent, new management, bugs EVERYWHERE, including inside. guys driving around in carts every day, no idea what they do. Total noise all the time... what a nightmare.

Banyan's pool is the bomb!! The management is very friendly and knowledgeable.

My apartment has nice features, love the screened in porch for my dog. All of the amenities are updated, the pool is beautiful and landscaping is well maintained. Office and maintenance are very responsive and helpful. And you can't beat the price for the location so close to the beach and shopping!

My husband and I very much enjoyed our year + of living here! All staff, management, and maintenance crew were very helpful and kind. The amenities were always clean and available for use unless there was maintenance on them. I especially loved that the office ladies put together community events and sent out monthly newsletters. There were a few cosmetic type issues within my particular apartment, like a few sloppy paint jobs on baseboards or the carpet was beginning to peel up, but its an apartment and that's just happens when you have people coming through units. Plus, I do feel like I could have requested these items to be taken care of, but by the time I really noticed them I just figured I would let it be until it was time for the next Tennant. Crime: There were a few car-break ins that happened while we lived here. We were never victims of that and honestly I think the best form of defense for that is keeping your car cleaned out (or items stored in locked trunk) and DILIGENTLY keeping your car locked. It's not a fool-proof method and I wish it didn't happen but unfortunately apartment complexes fall victim to this type of crime often. The "security" gate was also always a little gimmicky, I felt it was more frustrating than anything, but overall I don't feel like it added or took away from anything. AS FOR BUGS: Yes there are roaches and lizards. We lived on the 3rd floor and had MINOR experiences with either in our actual apartment. I think that the roaches are mostly a problem that 1st floor tenants experience. Keeping your trash neat is also a huge help for this! Traffic: Turning Left during a morning commute is honestly a nightmare, I really wish they had a traffic light. Rush hour lends itself to being quite crowded. However, the apartment complex themselves can't really fix this issues but I figured I would note it :) Overall, Would live here again if were ever in the area and would recommend to others a well!

I moved from out-of-state and was able to do everything online. It was the easiest process and was so happy when I finally arrived in Jacksonville to see my beautiful apartment. The girls in the office really helped me feel comfortable about moving from so far away. They even gave me restaurant suggestions (TRY CATULLOS!) Very thorough...10/10

Let me just start this out with how TERRIBLE Banyan Bay has been. We hated every minute of living here. If we could give zero stars we would absolutely do so. The neighbors were very friendly and that is about the ONLY good think I have to say about this place. It's easier for me to make a list of all of the reasons why you may not want to live here besides the fact that it is extremely overpriced. 1. The "security" gates only worked about 10% of the time I lived here. But even when they did work it didn't stop anyone from coming in! 2. Management and employees were not friendly 90% of the time. (Only when it was time to sign your lease of course!) 3. There are WAY too many break ins to count. I, as well as MANY others residents have had our vehicles broken into in many different ways. (Glass being shattered, doors being pried, etc.) 4. People come and wiggle your door knobs quite often to see if anyone's doors are unlocked. 5. Rambunctious kids (who we think are selling drugs in the community) are wild and loud. 6. Someone in the community was drunk driving late at night and was Slamming on his horn waking everyone up at two in the morning only to get out of his car and fight four young individuals. I personally caught it on camera and showed it to management and they assured me that he's the nicest guy but they will not be taking further action. Even though the gentleman was shining lights in peoples windows threatening to kill them. 7. Most of the handles on the railways for the stairs are rusted and sharp. 8. I've gotten stung by wasps on four different occasions on the stairwell because they will not go and remove the wasp nest that I have called about. 9. The dishwasher in the kitchen turned all of my pots and pans completely rusted and I asked the office to come and take a look at why it was happening and all they did was give me cleaning solution which by the way didn't help. 10. Don't plan on parking anywhere near your apartment unless you want to pay extra for a " Reserved parking spot or garage" 11. Everything in an apartment is cheap as dirt. There is nothing luxury about this place. The carpets are cheap shag that stain as you open the door. The paint is awful. It completely just chips all over the walls. All of the apartments have an uncomfortable foul smell to them. My AC was dripping for months and ruined a lot of my personal belongings. Hopefully this helps you.

I have been a resident for two years. I happen to be confined to a wheelchair due to an accident a few years ago. The entire staff has been consistently accommodating both to my (lack of) mobility needs as well as the occasional maintenance. Most recently, Roy from the maintenance staff responded, quickly I might add, to my request for an electrician. I thought I was having a problem with a GFI outlet. The problem turned out to be with the electrical device I was using-it died. Roy checked the outlets, verified proper voltage, and even helped me switch the devices-a difficult action for me from my wheelchair, all with a smile. Such has been my experience for the past two years. Decent housing, well maintained, convenient location. Bob Y.

The only thing this apartment complex has over similarly priced apartments in the area is nice location and nicely landscaped grounds. The buildings are old and the age shows. The units have been “remodeled”; new but poorly installed floors, painted walls, painted tub and tile, cheap kitchen cabinets and cheap laminated counters. The HVAC and walls are original. They do have very nice screened lanais. The units have a smell to them. You won’t notice when you visit because the model unit has an overwhelming air freshener scent. Now to my specific situation. I relocated from NY so I did a FaceTime tour. It’s hard to notice the age of the unit through a camera, so I was a little surprised when I saw them in person. I signed the lease before ever seeing the unit. When we were able to access the unit, we were not happy with the smell and heavy feeling related to air quality. We are probably more sensitive than most people but I am able to go into most buildings without having any issues. We left the windows open for two days and it still bothered us. We met with management and they offered to show us another unit and we decided to move to that one. When they showed it to us the HVAC was off, so we didn’t notice any issues. We had to return to NY that day and moved into the unit 2 weeks later. As soon as I started the HVAC I started having allergy issues. I have been in the unit for two weeks and still having issues. I let management know and they said they would clean the ducts, but one week later I still had not heard back from them on a path forward. Temperature is mid 40’s at night and I’ve been sleeping with the windows open. I decided to break the lease and move elsewhere. Gave my two month notice and asked if they could waive the $3,500 lease cancellation fee under the circumstances. They won’t do it citing “Fair Housing Practices”. So now I have to live for two months in an undesirable unit plus pay $3,500 termination fee. Just beware, because once you sign the lease, if there are any issues with the unit, you lose and they win. Why did I give up on this place? I don’t want to deal with a sub par apartment when there are brand new apartment units in the same area, in the same price range.

My husband and I stopped by the office for a tour. Mical was working and showed us around. The apartments are really nice. We absolutely loved the pool with all the grills and lounge chairs. Mical was so friendly and did a nice job.

I'm a HUGE Tennis fan. A tennis court was something I wanted, but I didn't actually expect in an apartment. When Allison gave me a tour, I immediately was drawn to her customer service and the tennis court. I'm pretty sure it was recently refinished because it's in perfect condition. It is even lighted at night. The office will let residents rent out tennis rackets and balls for free, too. I definitely recommend this place!

Just moved here last week and can honestly say it's been the most positive moving experience. I was put in a tough position after moving from my last home, needing to find a new place as soon as possible. I was worried at first but the whole staff was so helpful and quick to welcome me into their little community. Allison was amazing to deal with. She answered all my questions and did I everything she could to make moving in as painless as possible. And since I 've moved in, Angela and Mical have been great as well, always friendly and eager to help me with whatever I need. They 're the bees knees ?? Also very pet friendly , always a plus ??

I have had such a wonderful experience with Banyan Bay so far. I moved from out-of-state and the staff have been more than accommodating. The ladies in the Leasing Office and the Maintenance Staff Members are all personable and helpful. The other day they left a birthday card on my front door with some candy and it literally made my day. There is a strong sense of Community here that I love. The customer service is unlike anything I've ever experienced before -- out of this world! 10/10 for sure.

I had just moved to Jacksonville when I toured Banyan Bay and was shown around by Allison. I was immediately impressed by how polite and informative she was. She was engaging and enthusiastic without being pushy and making me feel uncomfortable. She also provided me with a lot of information about Jacksonville which I really appreciated. I didnt end up renting because housing became available but I have since referred several other people. Very nice apartments and very impressive service!

Banyan Bay Property Manager, team and mainteance have been wonderful. They never were to busy to answer my questions as well make the smallest mainteance request a priority. They are presently upgrading the grounds in all respects resulting in great improvements where all residents will benefit greatly. Jessica and Allison immediately made me feel at ease as they took time to show me the demo and grounds on more then one occasion so to plan my move. The care and professionalism of all the team at Banyan Bay contributed directly to my smooth relocation! Sincerely Barry

First thing first yes this apartment is in a nice location but the management staff is garbage, they have the worse attitudes I’ve ever dealt with it when it comes to any questions or concerns. They label this apartment as luxury living... honestly if you take a tour you will realize there is nothing luxury about this apartment of course they will show you the best apartment they have when giving you a tour but trust me none of them look just like the touring apartment. I lived here for two years and I had a neighbor below me that trashed the bushes by her house there was always trash in the bushes and no one would clean it up even after I told the maintenance men. The trash situation is very inconvenient you have to throw your trash out at the front of the building where the garbage can is located and if you don’t do it right way and if you end up setting it by your door just for a short period of time the rude assistant manager will write you a warning letter. The dog park situation is unbelievable horrible, it always stinks and has nothing in it that will actually entertain a dog, it’s all for show. All in all if you’re looking to live in a nice area with a very professional management staff and avoid all stress, this is not the place to be.

I moved in about 8 months ago, and even though the maintenance people did their job, the apartment they show you is nicely updated and the one they move you into is old and the carpet in terrible shape, then they expect you to turn it over in new condition. I only signed a 8 month lease and it’s only me in this apt ( adult lady of 50 ) so I don’t have friends and parties there. The carpet was shampood for me, but after a month the padding stains started popping up everywhere, now they want it back like new carpet, which is fine but don’t forget they are ripping it out when I move out to put in the upgrade linoleum flooring. Also, I stored my 2200 sqft house prior to moving into this apt for my short lease here into their garage... BE VERY VERY careful because I’m in the process of moving out and my garage, the roaches are in my boxes, furniture etc.. by the thousands and thousands, I didn’t realize it until we got the boxes out and into my new home and they were pouring out of the boxes, their blaming me for not telling them to spray???? That’s why I pay for pest control each month, I shouldn’t have to ask, it should just be done automatically. Plus, the garage was slammed packed so I couldn’t see if roaches were infesting my things to tell them. Amelia ( the lady ) had the nerve to keep a smirk on her face while I was telling her this devastating news and told me what do I expect them to do about the problem while smirking!! I have to literally go through a wash each and everything by hand in each box, because there’s roach poop on everything! ( this all happened in a short 8 month stay!! I would stay away from this place, absolutely nice when signing, sign and all pleasant attitudes go out the door. They are in the process of upgrading apts though after every move out!!! Location is nice, but lots of trash in the complex to the point there’s rats running around at night!! Be careful, and watch out!!

I have lived here for almost a year now. Be very careful when looking at the apartments. They practice bait and switch. They show you a gorgeous apartment with all the amenities, wood floors, everything you could ask for. They don't let you see your apartment until time to move in and too late to back out. They tell you they can't show it to you until it is cleaned and ready to go. The apartment they showed me had a microwave installed, wood floors, everything was new. In the apartment I got the carpet must have been what they originally installed in l997. There was no microwave, no granite countertops, no fireplace, everything was crumbling and old. They do have a pet area but do not maintain it. They go weeks without emptying the trash can full of dog feces. There are fleas in the pet area and it is never treated. There is a jungle of palmetto plants next to the pet area hiding god knows what. I would not recommend this place to my worst enemy

Don't waste your money or time here. You can find something much better for much cheaper. The apartments are old, no upgrades and the things they say are upgrades, like wood floors, are a linoleum wood look like floor. The pool is always closed for one reason or another, dirty, some kid went to the bathroom in it, or some reason no one can explain. The maintenance takes forever to get anything accomplished and don't bother calling the office because the ladies there make you feel like you are asking for the world when you're just asking to get one thing fixed. Took them over a month in the middle of the summer to fix my AC. I could go on and on but just do yourself a favor and find anywhere else to live besides here.
