So far so good!! Everyone in the complex seems pretty friendly, I love how bustling it is, hearing kids play outside and seeing people using the pool and the grills outside is super nice.

Apartments are clean and modern, it’s a peaceful environment. The only problems I had were fixed asap by maintenance which was amazing. I just did not like how my neighbors were big smokers so it left the outside not smelling pretty.

The amenities both in unit & in community are great! I’m a bit disappointed in the maintenance. The apartment wasn’t in the greatest condition, and on my first maintenance request, it was immediately assigned & closed out without any work done on the issue. My neighbors are loud, because the walls are very thin.

Not a very good experience , I was placed in a one bedroom apartment when I’d signed a lease for a 2br with upgrades…. Months later I was placed in a 2br but not with upgrades . I also had to be the exterminator getting rid of 2 rats that were in the apartment on arrival but still had to pay for the exterminator fee…. I am very disappointed

While living here I have had no great experiences with the staff. They are quick when there is something wrong in the apartment. And they always work with you when pay day falls on a different date as rent is due. And they don’t pester you if you stay in contact with them. And the property is well kept and super dog friendly.
I moved here earlier in the year with my sister. We came from a complex that was difficult to work with. Moving to Avila has been the best decision we have made. Management is so easy to work with and they do a wonderful job at fostering a sense of community here. There are always fun events happening here! Management has also done wonderful things to help encourage a great environment for its residents! I highly recommend checking them out!

In the application process, they were quick to get back to me and answered any an all questions. Moving in was smooth and easy. It's a nice campus, too.
My boyfriend and I have recently moved here, it was a wait but totally worth it, we have been living here since October and it’s been great. Neighbors are very friendly and we have no complaints. Very pet friendly and the office is so nice and helpful. We had a water leak and the very next day they came to fix it.
I just moved in a little over a month ago and have already had 2 major issues with the leasing agents. First, after I was shown an apartment to move into, they wrote down a price and told me it was available immediately and I could take a day to decide. . The next day when I told them I would take it, they tried to up the price an extra 50 buck :/ 2. The lock on my door was damaged. I called them in a Friday and spoke to an agent who said they’d have it fixed the same day. Nevertheless, I had to go all weekend without being able to lick my door when I leave my home. They were fully aware and didn’t do anything until Monday when I personally went to speak someone.. the lady I spoke with SAM was horrible she had an attitude and didn’t take ownership about anything. Definitely won’t be resigning here and can’t wait until my lease is up!
I have been living in Avila for two years. I love it. They have 24-hour on-site maintenance personnel, surveillance camera, and night patrol. I feel very safe. The rent price is very reasonable. The property manager Betsy and assistant property manager Ricie are very upbeat, energetic, and enthusiastic. Maintenance team are very responsive to your needs. I also lived and toured other apartments in Waco. I guarantee that you cannot find a better price with same quality.

I officially signed my lease and received my keys to my new apartment today!!!..When i say my new place is EVERYTHING, it is just that!....Noah made my application and approval process so smooth and professional and he definitely is awesome @what he does....Being able to sign your lease online is the greatest...I am so looking forward to my new place.....Thanks again guys!??

I’ve lived at Avila for 11 months. During that 11 months the water has been shut off numerous times due to busted pipes, large cracks have started to appear in my walls, the floor in the dining room is sinking in and has separated from the baseboards. Chris the manager explained to me “that’s what happens with old buildings”. Aside from those issues my car has been damaged in the parking lot not once not twice but THREE times. When I filed the police report management told the officer that there are cameras on the property but they don’t cover the parking lot. The officer went on to tell me that the cameras are focused only on the buildings that Avila would have concern about. Such as the leasing office and the party room. My lease is up September 13th and I plan on moving out of this nightmare complex but have been informed that even though my lease is up I have to give a 60 day written notice. Wonder how many more times my car will mysteriously get damage in the next 60 days.

This is by far the best apartment complex I have ever lived in. The staff was so friendly and helpful, and easily accessible whenever you need something or have a question. Everything was remodeled and I am obsessed. The neighbors are super friendly and very quiet. Highly recommended!
