Terrible experience, awful service. This apartment complex is not at all what we expected. My husband and I moved here in in August, with hopes of enjoying a quiet, luxury apartment space. We were unhappy to see that the apartment, management and maintenance have not not met the minimum expectations. There is absolutely NO quality in the apartment or treatment!! Customer service is terrible!! Management has weeks delayed response time. Maintenance does not have integrity. The office management gave us, the tenants, incorrect address(s) and did not tell us!!! They let this go by for two (2) months without correcting or letting the tenants know. We found out we were not getting any mail after we asked USPS where our mail was. The USPS did not hold on to the mail after this time. We have lost a lot incoming mail that is unretrievable due to having the incorrect address. It was the management office that did not give us the correct address, twice. Next, the apartment is covered up with excessive paint on drawers, walls, doors; even in the tub. It has uneven cabinets and they are falling apart! This is extremely dangerous for me and for my child. An inspection needs to be done for possible humidity and lead on the walls as their are “paint drips” throughout the space. This complex has sewer roaches and other bugs. The stacked washer/dryer is from 1940s. It does not wash or dry properly. The conditions of this apartment are without a doubt extremely poor. The move- in conditions that were presented to the office during move in have not been taken care of not even after the third month since moving in. In addition, this complex is charging hundreds of dollars more than what was discussed on the lease, on extra charges. They also have issues around the complex such as consistent broken water pipes and an unattended to burnt apartments. Do not lease here!! There is nothing luxurious about this complex. Management is not attendant and careless. We are extremely disappointed.

Maintenance crew passes the buck on work being performed. Live here if you like not having things completed in a timely manner or even completed at all. The management staff is fabulous, but they are only as strong as their weakest link ( maintenance dept)

Location - great Apartments - mediocre (a few i toured were incredibly outdated but some of them are partially upgraded inside and are just fine) price- insanely high for the quality per my other comments ammenties - poor (gym needs some work with the equipment and one of the doors is randomly always locked and the temperature is stuck at 85 degrees, pools are nice but theres usually screaming kids there on weekends, community spaces are locked after business hours and basically unusable since thats the only time most people would even need them ive never seen a community space be locked after hours and unavailable to tenants) staff - mediocre (experiences vary wildly whether you will be treated well or not)

Our amenities are open 24 hours daily to our residents, expect for the recreational room that is attached to our office. This area is open during our normal business hours. Avia is a total dump. Management is awful, not available and rude. My apartment sink, dishwasher and garbage disposal are perpetually broken and backed up with moldy slime and putrid sludge. I’ve submitted over a dozen maintenance requests over that last 6 months and only get botched weak repairs that last a few days. I’ve been forced to use my bathroom as my kitchen. This place is horrific!

I do not recommend renting here. There is very unsteady management and the maintenance is awful. I am way over paying for this condition of this unit. Smells of rotting food due to perpetually backed up sink, broken appliances. Terrible response to any issues.I have logged so many maintenance requests that I have given up! Just waiting to move.

Okay where do I begin. Let’s start with the fact you can’t even run your dishwasher and have anything plugged into your kitchen outlets without tripping the breaker. The toilet flushes inconsistently. The apartment is absolutely cockroach infested and when I brought it up to the complex they came over with a can of raid like seriously? We had moved here during the pandemic and the maintenance never wears a mask when responding to requests. The cabinets have been painted hundreds of times there is even hair painted over on there. All the renovations are extremely cheaply done. Our AC was leaking a little bit so I called the maintenance line and they came to “fix” it but actually broke my AC which they didn’t fix until over a week later IN THE MIDDLE OF SUMMER. They gave us a small window unit for our bedroom days later. I had called numerous times to the office telling them the apartment is unlivable (it was a record breaking summer it got up to 90 in the apartment). They did nothing then I went to the office to to speak to the property manager and they gaslighted me telling me I never told them it was unlivable and it was my fault for not going to a hotel? like wtf?! There is a huge crack under the front door so our electric bill was also super high. Our sink floods whenever we run the dishwasher everything in this apartment is falling apart. The handles coming off of cabinets the blinds constantly breaking. The pools are always disgusting. Thank god this was a 10 month lease I could not imagine being here another 2 months. Move literally anywhere but here you’ll end up overpaying for a cheap apartment with terrible service.
I'd genuinely tried to make the most of it. Bad experience overall by the end. For example, the battery in my fire alarm caused it to beep incessantly in the past. It was out of my reach, and it ruined about a week's worth of my sleep (a work week actually) because they didn't send maintenance over sooner to repair it. The walls are very thin, and I could hear every crying baby. Prices went up significantly over the year. One of the appliances was a liability, and one secretary said it couldn't be changed. (She doesn't work there any longer.) There was flooding twice from the porch when it rained that I mopped and toweled dry on my own. I could go on, but if there's any lesson I've learned by now it's this: Don't ever be a Pollyanna. Some people will nickel and dime you until there's no tomorrow, and then if you make one simple mistake it's Off with your head! This establishment made me lose the remainder of my faith in humanity. I think the negative reviews on this place are the accurate ones, while the positive ones are likely just residents who haven't been screwed over yet; and for the record I received my security deposit back from my previous residence and tried to be the best tenant possible. Still, of all the mistakes I have made in life, moving to this complex was perhaps the worst mistake of all. I am so sorry I didn't listen to all the previous 1star warnings.
Wow! Walk in- no maps, no awareness of site. Then another worker “Grace” was not helpful: stated just keep updated on our website. No wonder there are so many openings. Not willing or wanting to show multiple units or even walk through community other than to point. I wish management was aware of this type of customer service, or maybe they are. I saw previous reviews but doesn’t seem like much has changed despite feedback.

Leasing Agents are very friendly and communicate well to ensure that your move-in process is as smooth as possible. I just moved in a few days ago and it has been good so far.
This is a great place to live and make a home. It is safe, quiet, great amenities and worry free due to the fantastic Maintenance and management staffs.
We are completing our 4th winter staying at an apt. in this complex. We have really enjoyed staying here. It is a very quiet facility and the people in the leasing office are alway cordial and helpful to us. We highly recommend this location to anyone, whether for short-term or long-term residency.
Pros: Excellent grounds. Maintenance staff is excellent and professional. Nice neighbors. Safe neighborhood. Cons: The interior of the apartments and the behavior of the office staff toward residents. Also, hidden fees. I've never seen countertops this bad. I spilled coffee on the counter and it stained the counters brown. You can't use ordinary cleaner. It's like the stuff you scrape off a lottery ticket. The brown paint peels off the cabinets, leaving pale wood beneath. The dryers in the units don't dry. You end up running your laundry three times. Even though they come and fix it, even though you clean the lint out each time. The toilet paper holders are so close to the wall you can't use them. Because they didn't put a concrete pad underneath the shower and bathtub, they crack with ordinary use. And then the floor of the shower peels off. The nice thing about having nice neighbors is that we compare notes. At least they didn't charge for the shower and bathtub when we moved out. When they repaved the parking lots, they sent an army of tow trucks one morning and towed everyone's cars. There was no warning. People walked out and had to figure out where their cars had gone. They responded to people's upset with a shrug. Then they did it again. I can't emphasize this strongly enough: They didn't call anyone, they didn't put a flier in the doors, they didn't mail anything. Literally the first that people heard that their cars had to be moved was when they walked out of their units on a weekday morning and found them gone. They'd moved them to the other side of the very large complex. Then, apparently, they did it again. They didn't care. They will charge you for ordinary wear and tear when you leave. They have dumpsters but you have to use their stupid trash valet service, anyway. But they also charge you for the dumpsters. So you are paying $50 a month for trash. Plastic trash cans sitting in front of the apartment doors in the entire complex. It looks terrible. They also have giant sewer roaches. I've rented for the ten years we've lived in Arizona. I've never seen anything like this complex. Even after the cleaning service leaves, the apartment looks dingy.

All fees are discussed with residents during the application process i.e. no hidden fees and are clearly listed in the lease addendum. Residents are able to view their account at anytime via the portal Also, lease agreements show the break down of all the fees that residents are responsible for paying on a monthly basis. Residents are always informed in advance about scheduled projects at the community via the portal, notices and phone calls to prepare residents on what to expect. The parking lot asphalt project was completed about 2 and half years ago. Not sure how you could have missed the notice, therefore, this is a false allegation. All move in and move out inspections are completed upon move in and after move out as per the lease agreement. Based on the post move out unit condition, issues and charges are documented and discussed with the resident. Because we are part of the McCormick Ranch Home Owner's Association, there are minimum standards of community cleanliness expected and we encourage all residents to work together and follow all community rules including making sure all Valet Waste trash bins are not left outside after scheduled pick up hours. Beware of leasing terms. I was told by management the annual increase would be 3-8% yet the increase was 15%! Not to mention I received the lease on 9/7 and I had to sign by 9/16 to lock in the rate!! If I waited until 9/30 (60 day notice) it would be even hirer. I was told the increase is because I moved in during December at a good rate and I now needed to pay the "going" rate. After speaking with other resident and those who also decided not to renew the average increase is 10-15%. Other complexes indicated the average increase for the area is 5% Personally I have found nicer remodeled complexes with better amenities for the same cost.

A lease is NOT generated unless a resident accepts a renewal offer, Also, all residents receive their renewal offer between 75-90 days in advance of lease end. As per the signed lease contract, residents are required to provide a 60 day written notice if they decline their renewal offer. Each unit has different effective rate as it's all based on many different factors i.e. unit location, current supply and demand and overall property occupancy. There is no way for us to predict rent increases well in advance. We stay in contact with all residents informing them of the best options available to them far in advance prior to their lease end date. Lastly, if resident was paying a lease rate significantly below the current market rate then the renewal increase would be much higher since the previous rate was well below the current market rate. I’ve lived in numerous apartment communities over the years, and Greystar Property Management and the Avana McCormick Ranch are without a doubt the BEST. For context, I lived in the Avana McCormick Ranch Apartments for 18 months. I was initially enticed by Scottsdale’s best neighborhood, McCormick Ranch, and the offer of affordable rent. With that said, if anything my high expectations were exceeded! I can speak from experience, that the Avana McCormick Ranch management is extremely accommodating not to mention personable. In conclusion, do yourself a favor and move to the Avana McCormick Ranch. You will be hard pressed to find anywhere else in Scottsdale that positively compares.

They will not notify you of anything pertinent as they consider this a courtesy they do not offer. They do not respond to requests in a timely fashion. I have been waiting almost a month for a working mailbox key among other issues such as non-working dishwasher for over 2 months and a bathtub drain that still has not been fixed since my move in date. I have lived here almost 4 months and wish I had gone with the place down the road instead.

The pictures are absolutely deceiving!!! The property is OLD and in shambles...broken concrete and glass throughout the property. The pool is never clean! There are open drainage pipes and wires all throughout. Not to mention some of the people that live here are definitely less than desirable! I often wondered while walking through, why would anyone choose to live like this?!! The management is terrible and have no clue on how to resolve any challenges. The inside of the apartments look nothing like the pictures. The air vents literally blow dust...dust!! It is simply the neglect of an old property that was not properly kept up.

After less than 6 months of living in an apartment, I have never had so many problems. The property manager Grace, does nothing to help the situation. The first month my rent was due, after giving banking information to leasing agent and setting up an online login-which I thought set up autopay, they attempt to evict me and serve me papers. Over $200 in fees. Appliances-dishwasher, oven, and garbage disposal, all broke. Huge leak from air conditioning unit in ceiling that maintenance didn't consider an urgent issue. I am relocating for work. If you have to break the lease...know that you have two options, only one of which was explained to me (paying two months rent fee). My CD player was stolen out of my Jeep while on property, in my assigned spot. Then this morning, wake up to my Jeep towed because registration was a month old, planning to register in the state of residence I am relocating to. I would recommend moving ANYWHERE BUT HERE. Only 5 months in this apt, nothing but headaches and issues.
