It's important to be well informed before making a decision about this apartment building. In my personal experience, the construction of the building lacks proper insulation and soundproofing. This means that you can hear many things happening between floors, including your neighbors' footsteps, the dropping of even small/light objects, and yes, even conversations. Unfortunately, this is not an exaggeration and can be very disruptive for anyone who needs or wants to study, read, watch movies, sleep, or concentrate on anything. I feel bad for potentially impacting any business' revenue, but it's important to share my experience so others can avoid the frustration and stress that comes with living in this "luxury" apartment building. Despite the nice appearance of the building, the lack of soundproofing is a major issue that cannot be ignored. My time here at 450 Avery has easily been the worst housing experience that I have ever been through. However, you don't have to take my word for it. You can just ask the leasing agent, and unless they are willing to lie to you, they will have to confirm most everything in this review. Management here is almost completely feckless, so if you move in and have any issues, don't expect much help. The only positive aspect is the friendly and helpful concierge staff.

The apartments have a defect in kitchen ventilation so regularly I smell burning oil and smoke in my apartment. The floors between the apartments are not very sturdy (I hear my neighbor’s every footstep and vibration). Another neighbor of mine has cigarette smoke fill his unit. So unless you are lucky and get mannered neighbors who actually read the house rules (this is why I gave them 3 stars instead of 2), this is a hard place to live. Management should do a better job of enforcing house rules. If you lease here, ask about the unit your moving in if they had any problems with adjacent neighbors and do not accept the “this is San Francisco and normal” because it is not acceptable answer — the house rules specifically state no smoking and no noise at night. Make sure you find the truth before making decision to move in.
