Aventura Dunwoody

A poorly maintained, infested apartment complex run by an incapable management team. I lived in this apartment for 5 months, and that was 5 months too many. Shortly after moving in, our next door neighbors were robbed and moved out because they feared for their safety. We would also find roaches every single day, and at the worst times we would find up to 25 roaches in one day. Pest control treated the apartment almost every month with no results, and the management team gaslit me, claiming that there was no infestation because "none of your neighbors have complained about roaches." After documenting the issue at length, they let us break our lease with no consequences due to the severity of the infestation. Since then, my rent was overcharged and I have yet to see that money returned to me. They have owed me over $100 for months now. I also have not received my security deposit even though I moved out two months ago. Don't move here unless you want roaches for roommates and to constantly fight for basic human decency. Management only responds to me after I've sent several emails AND called/visited in person. Management like this is why tenants need stronger legal protections.

I will write a review on every platform to warn others to stay away! The property is old & roach infested! They are doing improper “renovations” by not treating the true problems at hand! Pest control has not cured my unit & I’m fighting to be released from my lease. I’ve only been here 3 months & will do everything possible to get away from here. The property manager is dismissive & rude! All of the units have a smell & potential mold issues! The property should be torn down & built again instead of placing new countertops on roach beds. The prices are not up to par with the quality of living.

We have been living here for about 2 1/2 years and have thoroughly enjoyed our experience. It’s a quiet community, tucked away in the best area.

Best place to live in, community Maintenace and leasing staff is very cooperative. Marta station is nearby and Costco too in walking distance.

What a nice place to live, the area is great, everything around is nice, you have easy access to medical clinics, markets, schools, parks, a great place to go for a walk and recharge your batteries for another day.

The apartments are priced very fairly and they have the best maintenance team I’ve seen this far at an apartment. The ladies who work in the leasing office are very kind and the pool is great!

I like living here with my family, my work is nearby, my wife's work is nearby, my son's doctor is nearby. Location is everything we are less than 10 min from many places.

Pleasant stay, but feels like apartment is getting old. lot of maintenance requests, appliances are getting old. Management need to improve appliances with growing rent. Water bill is also coming high for some reason.

I have been living here for 4 years now and I like it, as I mentioned in other reviews, this location is perfect we are close to everything we need, doctors, markets, parks, churches I love the area and I hope we can stay longer.

I love it here it’s a great place to live it’s nice and quick. All the office workers are nice and very helpful.The maintenance. Men always fix your problems at a timely time. The pool is wonderful with grills for cooking out by the pool side.

Happy to be here. Many coaches but still service is satisfactory. Staff is good and kind. Feels safe and comfortable. Need more offers and events.

Nice apartment complex, you’ll grow into the neighborhood and you’ll build a bond with your neighbors from living in the same place for years

we like to live here it's close to everything we need and we've even just renewed for another year. spring arriving and all the vegetation around the condominium looks beautiful

Management is sweet. I love the community, friendly neighborhood but houses are bit old. I would definitely recommend it to my friends. Very feasible neighbourhood.

I love how quiet it is. I like being able to go to the gym. The pool is a nice area in the summer. So grateful for the laundry room as well.

The dunwoody courtyard environment is very serene and pretty much safe. There are less or no noise or disturbances what so ever. Gym is available.

The staff are great. Always a positive vibe. However, I've been asking for pest control and assume my place was treated. Unfortunately, I still deal with many roaches. I'm a clean freak. Ask anyone. And I'm still dealing with them. I'm thinking. Of getting my own service because I simply cannot deal anymore. Other than thiss pesty issued, the grounds are always clean and neat. The maintenance is quick to be done and it's a quiet safe complex.

We really love living here. We’ve been here for 2 years, and minus a couple of hiccups along the way, it has been a very good experience. We love the community and the location. It’s quiet, the employees are kind and our neighbors are friendly! Overall, it’s been a good living experience!

Dunwoody Courtyards is the best apartment complex in the area as it is affordable pricing and large spaces to rent. The amenities are satisfactory and the maintenance do their job.

The order was processed quickly, the appliance was fixed while I was at work, and everything turned out nicely.

I would definitely recommend any and everyone to live here. I would not tell them this is the perfect place. Overall I would move in here again 10 out of 10

The maintenance employee came within a matter of an hour. He was professional and courteous.

The entire staff is very friendly and accommodating. I only wish more people would pick up their dog's poop, especially when you're out at night and can't see what's on the ground.

It's a nice complex for the price. So if I know someone looking to live in the area that can afford one of the nice, modern apartments, then I would recommend this one.

I think the apts should have microwave, renovation to treat roaches, the Reno would also resolved the mildew or humidity on the ceilings

Decent priced, smaller community, well located, courteous and attentive staff. However, something seems to always be broke. One of the gates to the parking garage is frequently out of order and the last time, one was OOO for a month or more. There have been 3 cars at least vandalized in the 7 months I've been here. Right now the trash compactor has been broke for over two weeks and there's a giant dumpster overflowing sitting in the middle of the drive where no one can pull up to the mail box. The elevator is broken fairly often from the parking garage to the main level. The stairwell rails are missing on one section leading up to my apartment and one of the steps feels like it's going to break off and wobbles every time I step on it. I frequently get roaches in my apartment even though I'm meticulously clean. People do not pick up their dog's waste like they should. Overall, I do think this is a decent community and I love the office staff but there needs to be a total renovation of the grounds and the internal apartments IMO and I don't think that renovation should be accompanied by an increase in rent.

There is no Washer / Dryer. Secondly, there's no granite or quality table top for the kitchen that would cause water soaking to the particle board table top. Microwave oven which is a common utility is not present here.

I would recommend for the small community where we can interact and solve the issues as needed working together with the friendly admin people.

For most of my peers it is a very convenient location being close to our school and a short distance from everything we could possibly need.

For my apartment (I don't know about the quality of the others) it's pretty decent for the price. I've only had one service request but it was fixed promptly. The biggest negative so far is only getting one parking spot for a two bedroom, visitor parking not being as abundant as the demand for it, and the spots seem to be a little smaller than normal, increasing the constant worry of getting dinged or scraped.
