Ellard is a small, wooded area between the Chattahoochee River and Holcomb Bridge Road about 20 miles north of Atlanta. I can tell the caretaker of Avana Woods really cares about the grounds. I love the beautiful gardens they make me happy everyday. I like Avana woods bc it is close to ATL, low frills with down to earth neighbors and staff. I am leery of it being owned by a company that has several real estate properties bc its a faceless corporation out to make money and I think they'll raise my rent simply bc they can take the risk and Ill have to move just because of that. If I had an owner that knew me face to face they would likely appreciate me as a good, tidy tenant who always pays on time and want to keep me around. I also understand there are some benefits to the property being owned by a super rich person, like the funds to have lots of staff and get things done efficiently.

been here since may 2024. my floor plan is excellent (roommate plan). The property is well maintained with a beautiful pool and landscaping. nice, quiet neighborhood. the management has remarkably upped their game in the past few months. Life is Good at Avana Woods!

My experience at Avana Woods has been generally positive. I really appreciate the convenience of the online portal for submitting any maintenance requests or concerns — it makes the process very easy. The only downside is that the response time can be quite delayed, and it would be great if requests were addressed more promptly.

I don’t recommend this property on my worse enemy management is poor customer service no support. The maintenance team is out right awful. It’s roaches everywhere just not a property worth paying for.

Great community.. not understanding the negative reviews on google… if you’re clean you shouldn’t have issues with bugs and there are no rats here. Maintenance has been quick and fixed.. exterminator comes every Friday just have to go to the leasing office and request them to come and spray. I love it here!

Avana Woods is a pleasant community with a lot of potential, but there are a few areas that could be improved to enhance the living experience. One of the main concerns is that things aren’t always as ready or as perfect as they should be when someone moves in. Maintenance issues can take longer to resolve, and there is room for improvement in terms of communication and follow-up from the staff. Residents should feel confident that everything is in perfect working order upon moving in, and that any issues that arise will be handled promptly and efficiently. The apartment has experienced significant maintenance issues and appears to have been poorly maintained. While the leasing and maintenance teams have been patient and helpful, I have yet to receive a response from management regarding these concerns. It seems as though no effort has been made to properly upkeep the apartment.

Avana Woods has the best staff I have ever came across. They were friendly, approachable, and answered all questions I had before living here. The apartment itself is well-maintained and clean to a degree upon arrival. I have had no major issues since moving in a couple weeks ago.

Grounds are well kept up. Beautiful pool! Large balcony that backs up to the woods. Large bedroom and nice walk in closet! A fireplace that actually works! Built in shelves. Track lighting in kitchen. A new stove and refrigerator. I couldn't be happier with my cute 1 bedroom apartment.

Beautiful grounds. Great location. Tucked away but holcomb bridge road has everything i need in just a few mile radius. Kroger across the street. Aldi 10 mins away. The forum ten mins away. I love the location. I love the apartment layout. T he community is peaceful. Ive only been here s few weeks and i am enjoying living here.

My daughter was a residence and had a great amount of problems from day 1. I’ve witnessed mold issues and management continuously tried to brush it off stating that it was the moisture from the steam in the bathroom. Broken refrigerator, bathtub was peeling and instead of replacing it, they repainted it. When renewal time rolled around, they left a non renewal note-on the door. Huge rats running around the dumpster at night. I witnessed it with my own eyes.

Tengo 13 años viviendo aquí y jamás he tenido problemas de nada, yo cuido mucho mi espacio y solo he llamado a mantenimiento como 10 veces en 13 años, es un lugar muy tranquilo y las escuelas son las mejores, el lugar es limpio, súper recomendado.

Overall average to fair move in experience. Apartment was not fully ready for move in-which did not make it the easiest. Apartments are cute/nature filled around. Kayla was super helpful with leasing process an helping with the maintenance issues.

Everything BUT the maintenance at Avana woods is incredible. There’s a reason I ReUpped my lease. The community is clean, the front office staff is unbelievably kind and caring, my apartment overall is great, everything about this place besides maintenance is amazing. I love all the amenities and I love the community.

There is currently a flea infestation in my apartment due to this apartment complex failing to adequately treat and take care of its grounds. There’s also frequent trash pile ups near the dumpster etc. Management is horrible. Don’t be fooled by the photos. I can’t wait to have permanent relief from this nightmare!

Avana Woods is a great place to live it's fairly quiet and it has a really good scenery of trees and open space. The prices are fair for the market and you're very close to a lot of different entities. The community is very welcoming. The leasing staff is really good and professional.

It’s an ok place to live. It’s relatively quiet and neighbors are friendly. But the office lacks customer service. Go into the office and they say the manager will call but you go multiple times and they never call. Send emails and messages asking questions and they never respond. Get ready for random fees added to rent and they never respond to tell you what they are for. Pay for lawn care and all they do is blow the leaves and debris around and don’t actually clean it up. It would be a much better place to live if they communicate with you and actually clean up the property

IF I COULD GIVE IT 0 STARS I WOULD. I will never live here again. I didn't want to publicly complain, but today has tested my patience. 1) Maintenance. The amount of times the water is temporarily shut off is a red flag. Usually, they send emails but NOT TODAY. I come home after being out for 4 hours and there's no running water. I call the number and always it's the third party who answers and says "It's Sunday so the office is closed but they will be able to help you tomorrow." TOMORROW? Real-life example: March 19th, 2023 at 9:15 am received an email saying the water was being shut off. The same day, 7:45 PM, "We have been told that the water should be restored within the NEXT TWO HOURS." That's 12 hours of no running water. 2) Packages being stolen. I had two packages delivered yesterday and received the Luxer notification. I go to the package room and there are no packages. I complain to the office and all they said was "I'm sorry, I'll have to ask my manager." 3) Noise complaints!! There is this OBNOXIOUS vibrating noise that will happen for hours at a time. I've asked the leasing office to check it out 3 times and no one ever came. Each time I visit the office they smile, and said they'll reach out to maintenance, but nope. I am still waking up in the middle of the night because my entire room is just vibrating. Also, the walls are thin and I can hear each time my neighbor turns on the shower so yeah, that gets annoying.

It is a beautiful looking community but the staff has no priority in fixing issues that have been filled in work orders. I’m paying for the washer and dryer and I can only use half of the washer because there’s no knob to turn on the cold water and no one has fixed my washer since move in.

I have lived here for over Ten years. I have teen girls. Safety is huge. It makes me feel safe to see patrol very so often. The Maintainace team are so Friendly! We on block #25 are the coolest bunch! We talk to each other.
