Property Ratings at The Villas at Westchase
We lived here for 2 years. The grounds are not kept clean at all. There’s garbage everywhere, nobody picks up after their dogs, and the pools (especially the small one) are always either closed for maintenance or are dirty. The pond that they have has trash floating in it and all along the shore you can find trash. In terms of inside the apartment-it was fine. The appliances worked fine and there was AC/heat. The paint job is awful-the paint was peeling off of all the doors and railings. The neighborhood overall is overrun with loud kids at all hours of the night. They let the kids play on the gym machinery, scream in the streets all night, and throw pool furniture into the pool. Overall, would NOT recommend living here. There’s much better choices in the area.
Avana is a great place to live. The community has a wonderful feel to it and the residents and staff are friendly and kind. Everyone should make sure to check it out before renting an apartment or townhouse.

3yrs and counting living here has been great. The community is nice, the management and maintenance teams are top notch. The schools are great, golf courses in any direction. If you’re into walking the shopping center is literally down the road which has a Publix, restaurants, medical, dental, nails, hair the list goes on basically if you choose to make Avana Westchase your home you won’t be disappointed.

Avana Westchase is an AMAZING place to live in FL if you are looking for great value and a wonderful community. The location is great, and the options for apartment styles are so wonderful. The units are clean, modern, and well-maintained. For renters who cannot buy a home yet but are craving that homey-neighborhood feel, this is the place! If high ceilings are your thing, check out the units with the loft. Amazing! The staff is so helpful and kind, and the overall structure and design of the apartment complex and units seems like it truly cares about people enjoying to live here, to make a home, versus just wanting to get as much money as possible for as little return as possible (like a lot of other complexes, unfortunately!). The style of the complex is also unique compared to others, which tend to all look the same (and gets boring after a while!). Here, it really feels like a homey (and trendy!) safe neighborhood, instead of just "an apartment complex." You also could walk to the shopping center from within the complex too, which is a HUGE plus! For movers coming from the Northern states or cities, definitely check this place out. It may remind you of home. Very happy and grateful to be here!

Avana Westchase is a quiet place to reside. Everything is in close proximity, restaurants, shopping centers, parks, and schools which are imperative when you have a family. On a monthly basis, Avana has events for their residents. This shows, they are very appreciative of having us as residents. Overall, I would recommend Avana Westchase to family and friends.

The town home units are pretty good and house structures are nicely designed, it’s good community to live but leasing team communication should be improved and should be given house with proper cleaning. Rest all really good place live with family

Living at Avana Westchase has been a great experience. The location is incredibly convenient, making it easy to access everything I need. I particularly enjoy the amenities, such as the two pools and the BBQ zone, which are perfect for relaxing and entertaining. The 24-hour gym is also a fantastic feature, allowing me to work out whenever it fits into my schedule. Overall, it’s a wonderful place to live with a good balance of comfort and convenience.

Avana westchase has been a great community for us to live in. The staff is extremely helpful and polite as well as the matinence crew being prompt. The leasing process could be improved to help the move in process but it's a community I enjoy living in!

Avana Westchase is a wonderful community to live in. My Fiancé & I have been living here for 6 years & we love our apartment. The bedroom, bathroom, living area, kitchen & loft are all great sizes. It's hard to find an apartment nowadays that checks all of the boxes of the features you want. We also lived in Avana Westchase in 2012 when it was still called Lexington, but the staff & maintenance men are much better ever since Avana Westchase took over. You can't beat the location. You have a Publix literally in your backyard as well as lots of restaurants within a 10 minute drive or less. We have a great 7 Eleven Gas station that usually has great prices for gas only 0.1 of a mile away. We love the location so much because we are still only 20 minutes or less away from the airport, we can drive to Clearwater, St. Pete, Dunedin, Land O Lakes, South Tampa, Downtown Tampa & much more in under 1 hour. We have easy access to the top 3 malls & Tampa Outlets within 15-35 minutes away. I truly enjoy walking our dog 3-5 times a day around the entire neighborhood. My pup & I are aways meeting new people & other pups as well on our long walks. everybody is very friendly in the neighborhood as well!

Here in Avana, we have a very friendly neighborhood and calm environment. Kids can play outside the house freely. We did not get any issues with the building/house like pest issues or water leakages. As per my experience, Avana is the best choice we made.

The neighborhood is so quiet and everyone is so friendly, & the plaza within walking distance is such a plus, so many stores but having Publix and a UPS store is so nice, the community is clean and very well kept. Overall I have had a 10/10 experience.

I would not recommend these apartments. While it is affordable priced, it is not worth the headache of dealing with pests in the unit. The renovations to the kitchen are very nice, but the bathroom fixtures are very old and in need of renovation. I have been cleaning my apartment and keeping it spotless and yet I continue to see roaches, ants, spiders, and tiny black bugs on the walls and sink. The property is not well kept. Leaves are not brushed away. The staircases are dirty. There are ants and lizards all over the grounds.

Excellent place to live for all types of families. Good people and community. Well maintained amenities like Gym, Swimming Pool, BBQ Area. I love the professional and supportive attitube of office and maintenance staffs.

It has been great so far! Really nice floor plan with a loft that we are in and absolutely love. Certainly some minor flaws with chipped paint and slight warps in the floor but no big deal to us at all.

This place sucks, rules are not enforced, front office lacks the capacity and willingness to help or do anything about enforcing rules about playing around cars, trucks and on streets. barely does anyone answer the phones. I pay rent on time every time and you would think that makes a difference, but, they could care less. Renters beware, once you sign the lease everything changes.

Overall, Avana Westchase is a nice place to become a resident. Maintenance does an excellent and does a wonderful job fulfilling work orders in a timely manner. However, the downside is having to watch where you step because not all pet owners pick up after their pets resulting in the community not feel like a clean environment.
