The Leasing Manager Mariam was incredibly welcoming and kind during our tour of Avana Sunnyvale. She was very patient, helpful, and knowledgeable when answering all my questions. This apartment complex was NOT GOOD in the way they did their business. They are incredibly understaffed so even during Leasing Office Hrs, there were times nobody was there to help. Gym was also very under-equipped & Pool was often dirty. Finally, they provided excessive charges on the Move-Out Statement with zero explanation for those charges & then went on to INCREASE those charges without any explanation. It reached a point where I had to explore legal options to ensure my rights were protected. Wouldn't recommend it unfortunately.

Apartment is bad. It's definitely not worth what they are charging. Things break so easily with just normal usage, and it's very dirty. The sound proofing is very poor as well. You can easily hear people talking in the stairways in your room. Floorplan is also very bad as the storage room basically blocks off half of the primary room's window. It also took them 3 weeks to fix HVAC during summer time while they only have a small AC for the living room. After fixing it, they didn't clean up the dirts on our kitchen tops/floors, and also opened the screen to the balcony without closing it. Our pet almost went out jumping off from the 3rd floor. Don't come.

It’s a good and safe place to live. Not much noise and neighbors are nice. Be careful of bugs in your apartment because there are definitely openings somewhere where they can get in.

I'm quite satisfied with the quality of living in Avana. Modern amenities like a large pool with 24x7 warm water, a good clubhouse cafe, and fire pits, 24x7 gym access. It's a well-maintained property, and the apartments and grounds are in good condition. The office staff are helpful and friendly. The maintenance team is excellent, if we call them they will arrive on time and very polite & smart people. Convenient location, the apartments are situated near stores and have easy access to the 101 freeway

I will not be continuing my lease here, trust me I've lived here for 4.5 years, and in the past few months, the management has taken a nose dive in terms of quality. Work orders take a week or two, management does not reply to emails, when you walk into the office, there's a 95% chance they are out on tour.

Not a great place to stay

Very noisy community if you are near to lounge area. Despite numerous complaints management couldn’t do anything better. They have badly insulated walls, you can’t watch TV, you can hear your neighbors voice and that’s always a complaint to each other. One last thing they charge ridiculous move out charges pointing out minor stuff. I wouldn’t recommend this community at all.

Facade appears nice, but severe issues

I moved in June 2021 and would strongly suggest that anyone looking for an apartment look elsewhere. Though the facade of the apartment appears nice, there were severe issues with my unit and repairs are still on going after nearly a month. If my unit didn't have all these problems and Avana recompensated me for these issues, then I would like the apartment a lot more. However, given my experience, I would recommend against this apartment. Cons: -After moving in, our central AC was broken. It has almost been a month and their vendor has yet to replace a part. Perfect for summertime. - Even though the building is renovated, the underlying structure is a bit creaky and I can hear each footstep of the neighbors above me. - After discovering our AC was broken, I found that all my food had gone bad because the fridge was also broken. The appliances are pretty basic and our dryer knob was also not working when we moved in. Pros: -Nice amenities including an exercise room, pool, and plentiful outdoor seating area including a large grill area. -The actual apartment floor plans are also fairly open and the area is overall quiet. The renovated interiors look nice at a first glance. - There are lots of trees providing a nice shaded environment and the grounds are well taken care of. Covered parking. - Staff is very friendly and they do their best to make living here a good experience.

Good apartment

These apartments are in a good neighborhood. Pretty big community with living spaces. The walls however are very thin and you can literally hear everything from the outside and inside. Dave from the maintenance team has been a great help for us. He has been very kind and patient in helping us solve the problems at home when we moved in.

My experience is decent. The apartment gives me a place to hold myself and belongings in a secure temperature controlled location. The walls/ceiling/floors are thin so I can hear neighbors pounding as they walk and even muffled conversations as they talk on speaker. Besides that it's a decent complex. Can't speak to the amenities due to COVID shutdown.

Horrible Property

This apartment complex is the worst. The staff is unprofessional and rude. They closed all the amenities for almost a year and resident only received 24 hour notices before they took them away. They took away all the guest parking during their renovations so there was no parking. Once they opened the guest parking up, they started assigning parking spaces and towing cars - but wouldn't actually tow them. So someone could park in your space and they wouldn't do anything about it. The apartment renovations are really cheap. The front of the cabinets were replaced but the box of the cabinets are re-painted which means they are old and there are a ton of odors that are left in them. Then when you move out, good luck getting your money back - even when the company breaks the law!

Do not live here. They do not care about people at all. The residents are always being notified about how they are in the way of some construction project, but they do not care at all about how the residents feel or address their issues. It is always loud, constant construction. Not worth the price at all. Don't waste your time and money.

Wonderful place to Live!!!

This is a wonderful place to live. Everyone of the staff is so helpful and kind. The property is always clean and neat. The pool and hot tub are perfect. The exercise room is awesome, plus they are about to add onto it. If there is a problem, which is rare, the complex fixes it very promptly. Everyone that lives here is pretty quiet and not wild. Perfect location, within walking distance of downtown Sunnyvale.

Don't care about their residents

As many other reviewers have echoed here, the new owner, Greystar, could care less about their current tenants. There is massive construction going on to renovate all apartments - they know the residents are busy / won't bother / won't spend the time to speak out, so they are taking advantage of the situation and making their residents live through the heavy noise and all the construction work. Upon complaining, the manager, Irene, said there was nothing she could do about it (and when asked if she could have done anything for a stay-at-home mom with a toddler who couldn't bear the noise all day and didn't have anywhere else to go, she confirmed it was the same answer). I feel sorry for the Greystar employees who have been put in such a difficult position - but not too sorry as they are refusing to speak up for their residents. For residents who are currently going through this (and other issues) - I'd recommend not giving up and speaking out loud and clear. Also make sure to monitor all noise levels and ask for construction permits - and report it to law enforcement (311 / City of Sunnyvale) whenever you suspect Greystar is breaking the law. For future residents, unless you absolutely have no where else to go, I'd suggest avoid this place at all costs - the company is full of greedy middle manager drones who could really use a lesson or two in costumer service.

Good complex new management is very bad

We have lived here for 4 years. Decent community, not too expensive and convenient. Recently the management changed though and it has been horrible. Rude, unfriendly, unethical practices when it comes to monthly rents and renewals and complete disregard for its tenants when it comes to construction and work: these are some of the things that have been seen over the past 3 or so months since the new management is here. There has to be better value for money elsewhere

Worst management team

I really want to leave no star. After avana took the management from avalon, management is getting worse and worse! Last Saturday, the apartment upstairs was making huge noise because the construction team was refurbishing the room due to the move-out. The noise can even be heard outside the building. Sometimes we can feel the whole building was shaking. We claimed about the noise to the management team. But they didn't take any action, didn't have any apologies and just said they can't make decision to stop the construction. After they took a look, they just told us that the construction would continue for one and a half hours. The construction was last for the whole day, from 9 am to 6 pm. They just care if they can rent out the apartments, but don't care about the resident. I will definitely move out after this lease!

$800 rent increase, roaches and bad management

The previous owner increased our rent by $800 to above market price. Me and my roommates believe that the rent increases were done to make the property more attractive to the new ownership. The management team with Avalon was fantastic, but Greystar has been rude and unfriendly. After waiting for a week to receive a call back regarding the rent increase, I went down to speak with the manager who was very nasty to me. She still was not able to provide a quote for our unit. Over the last 10 months we have had 7 treatments for cockroaches, which has caused us to miss work and unpack and repack our kitchen and bathrooms. We are still having problems with the cockroach infestation.

Eaves by Avalon Sunnyvale

This is a great place to live! The Amenities (workout room, pool, community room, etc) are all very well kept and up to date. The Staff are very helpful and extremely friendly, they treat you like you are home, not that you have visited them at work. The concierge service that is offered is a life saver, when I am not available to sign for a package the front office picks up my packages for me and holds them until I can get them. I love living here at Eaves by Avalon.

The Eaves-Sunnyvale

The living room area of the apartment is pretty big for a typical apartment. Although the kitchen area is small in comparison. It is not ideal for someone who does a lot of cooking and baking. The porch is big enough to where one is able to put a table and chairs outside for meals, work and/or leisure. It is especially pleasant to sit there during the summer months. There is a decent sized pool for relaxed swimming as well as a small gym. The gym contains a few weight and cardio machines. The one thing I would add to it would be a few sets of free weights. A few tall trees are scattered throughout the complex which adds to the aesthetic. It is about a 40 minute walk to the Caltrain station as well a 20 minute walk to the nearest shopping and dining.
