Property Ratings at Avana North Point
While, so many aspects of living here have improved with the new management. There are some such as my bathtub, and the overall exterior appearance of the buildings which the local management has not addressed in a satisfactory manner. Well, I would say consider Avana Northpoint for your future residence. I suspect that it is going to be relatively easy to find a less expensive solution, where safety items and exterior appearance are important to the management

I have lived at Avana North Point Apartments on and off for over 15 years and they never disappoint! All aspects of excellent apartment life are here, from great amenities, maintenance, landscape upkeep, upgraded floor plans , wonderful office management and leasing staff and to top it off a great Alpharetta location! You are also close to the Big creek trail surrounded by trees, with a family playground for children as well . I've looked elsewhere and I can't find any place else I'd rather live so I can honestly say like Dorothy in the wizard of Oz "there's no place like home" :)

Just one person running the show as far as maintenance is concerned. Hats off to Yuri who's very efficient in taking care of most of the repairs with professionalism and courtesy. Amenities maintenance sucks big time here.

I love my home at Avana North Point. Over the past 5 years the management and leasing staff has been very professional, helpful and courteous, maintenance is excellent, amenities are numerous, the property has been well maintained with external repairs done quickly when needed, the location is close to schools, businesses, resturants ,great shopping with the big creek parkway a few steps away! This is one gated community you should check out !

Maintenance is not responsive at all. Our AC has been out since 6 days, it's hot outside. There has been no communication for 4 days and counting. No resolution to AC yet. No proactive communication. AC issue affecting health but staff does not care. Not renewing lease.

Great Location! love all the extras. Most places have the standard pool, clubhouse, gym and playground. This place in addition boasts walking/biking trails, dog park, grills, etc. The type of layout from the landscaping to the building design that would make anyone happy to drive home to and a place to be proud to invite guests. The interior design is modern and cozy.

I lived here for a 15 month lease with 2 other roommates. During the lease, our washer broke and we had to put in 5 maintenance requests to get it fixed. None of us could wash our clothes due to this issue. There were also a lot of bugs and even rats even though we were constantly cleaning. Once my roommates and I moved out, we got an extremely high bill. I tried to get in touch with the manager, but she wouldn’t even respond to my emails to give us an explanation on the fees. Isn’t that her job? They also sent us to tax collections immediately after sending out the bill, even though we were trying to just get an explanation for the fees. I finally got in touch with someone else after a month. Part of the bill was a $500 “cleaning fee”. We had cleaned the place spotless and did everything on the move out list. The explanation for that was “there was a layer of dirt on the walls”. They also charged us for things that were already broken upon move in, including blinds that had been taped together and an already broken toilet seat. I don’t recommend living here unless you’re ready to dish out 3 grand upon move out. They will take advantage and not give you a voice to even ask questions. Another side note: it is not a safe place to live. The gate is always broken and my neighbors got broken into in broad daylight.

Extremely Dissatisfied with the Apartment Management My experience with this apartment complex has been nothing short of a nightmare. I've been living here for over a year now, and unfortunately, it has been one disappointment after another. The recent move from a one-bedroom apartment to a two-bedroom apartment due to the expectation of a new baby should have been a joyous occasion, but it turned into a nightmare due to the mismanagement. Firstly, the lease transfer process was a complete mess. Each person in the leasing office seemed to have different information, leading to confusion and delays. As a result, we were forced to stay in the cramped one-bedroom apartment for an additional month, which was highly inconvenient, especially considering our growing family. To add to the frustration, after finally moving into the two-bedroom apartment, we were unjustly charged for a hole in the wall that occurred during maintenance work carried out by the maintenance team. I promptly reached out to the management via email, providing all the necessary details, but to my dismay, nobody bothered to respond or acknowledge my concerns. Even worse, our living situation has been made unbearable by a problematic neighbor. Despite multiple complaints raised through various channels, the management has not taken any action to address the issue. This has rendered our patio unusable, depriving us of valuable outdoor space and making our living conditions extremely uncomfortable. Living here has become a constant source of stress and anxiety, and it's evident that the management's negligence and lack of responsiveness have seriously impacted the quality of life for myself and my family. Finding peace of mind in this apartment has become an impossible task. I strongly advise anyone considering this apartment complex to think twice before making such a significant decision. The poor management, lack of communication, and failure to address important issues have made this living experience an absolute nightmare.

I have lived at Avana North Point Apartments on and off for several years and they are hands down a 20 out of 10 gold stars in all areas : professional manager, leasing staff, amenities offered, landscaping upkeep, excellent maintenance crew is attentive, creative social activities , beautiful clean pool, gym, and grilling area by the clubhouse, business center and so much more! It’s worth paying a little bit more to live in a beautiful property with a friendly staff and so much to offer!

Building staff is great, but the management company makes poor decisions and inflates rent without backing it up with justifiable improvements. I have no clue where they allocate the budget, but it's not anywhere the residents are positively impacted.

When I first moved on the property, I was placed in a unit across from a tenant who questioned and harassed me and left her front door open. The unit had a broken front door, uncleaned patio, and rumbling noise coming from the a/c vent. After discussing these problems with the property manager , I asked if there was a way to break the lease without penalty since it had only been three days. She told me no and my only option was to transfer to another unit unless I wanted to pay the penalty fee to break the lease. Upon transferring to the new unit , the property manager stated that the bathtub was being resurfaced and I asked how long I would be given to transfer units being I had just paid a moving company over $500 to move me into the first unit and didn’t have any family in the area that could help me, as I was experiencing a tragic death in my family. The property manager gave me six days; therefore, my only choice was to hire another moving company that charged me $677 for booking on short notice. When doing my walkthrough/inspection for the new unit I noticed the bedroom light did not work, the bathroom tub had no stomp and the drain was filled with debris, and the washer machine did not have any running water. Being that I could not use my shower for almost a month technically the unit was considered uninhabitable living and I should’ve been let out the lease but instead I chose peace with these people and continued to pay rent for a unit I did not stay in. Once the maintenance issues were resolved and I finally started staying at the unit, I noticed terrible pest problems in the unit including black beetles, water bugs, wood roaches, and earthworms. I have received pest control service as well as used pesticides of my own and the problem is getting even worse because of the season change. I am pretty sure this is because there is a hole in the unit somewhere and because the unit is on the terrace level. Which keep in my mind the initial unit I moved in was in the second level and because I had to transfer units they left me with no choice. I have come home to dead bugs on my furniture and in my bathtub. As you can imagine, all of these issues have made my experience at Avana North Point very poor and uncomfortable. I have requested to speak with the regional manager and have been ignored as well as filed complaints to corporate and have not been contacted. All I want is to be let out of this lease… do not move here!

We’ve lived at Avana North Point twice at different times, 7 years in total. Management and leasing staff always professional, courteous and friendly. Maintenance always delivered promptly per request and weekly upkeep of the outside property and pool area are always manicured. Rent might be a little higher compared to other communities, but it’s worth it. Let’s not forget the beautiful clubhouse with weight room and business center as well ! We love our Avana home. A very pleasant place to live. Apartments are spacious, well equipped , and have great outdoor balconies. The people are generally friendly, respectful, and most have pets so it makes it social for your dog too. The pool is very clean and pretty big and the grounds are kept immaculate. Highly recommend Avana North Point.

When I first moved into my unit, it was great! Response time was quick and the leasing office was more than willing to help. I guess now that I am a seasoned tenant, all the mentioned luxuries have stopped. The employees in the leasing office are extremely hard to get in contact with. When you do get in contact with them, none of them seem to know what is going on even after speaking with their co-worker. Maintenance is slack. They have half fix things. Or they come to look at it and decide nothing can be done. I have a wet spot on the ceiling of my bathroom , right above my shower. They supposedly came to look at and deemed it complete. However, the big wet spot is still there. My HVAC work order was put in over a week ago and still no one has come to look at it. There are so many issues with my unit alone, that does not seem to be urgent enough to come and fix. Pest control is also non-existent. I use my own bug spray. Ridiculous. I, personally, would not recommend anyone to stay at Avana North Point.

nothing ever gets fixed in spite of multiple requests. i was told that urgent maintenance issues come before mine. i moved in september 18th and unfortunately was sick for at least a month so no repairs could be done until i felt better. when i did, i had to chase down a maintenance man in one of those electric carts to come in and fix some small things. my dishwasher has rusted out racks, for instance and still hasnt been addressed. its maddening and depressing that i live in such a high rent apartment and cant get the service that has been promised over and over again.

Avana Northpoint community could use more assistance with keeping the property clean. The apartment breezeways are filthy and smelly. The trash compactor is always out of service for weeks at a time with trash spewing all over the place. Residents are not made accountable for thier pets in the community. Pet waste is every where.

Maintenance service is poor, my bathroom was left non operational for almost a month (waiting on parts) Mailbox lock broken and reported twice and still not fixed Maintenance never completes orders in one visit leaving you weeks with np communication

Apartment layout is fine. Appliances are good. Maintenance used to be better. Backs of buildings get bad upkeep: no pinestraw only dirt, mud and mold; grass cutters scalp grass/weeds leaving huge bare patches. Glad I moved in when there was carpeting throughout. Have never had to live on plastic floors and don't want to.

This place is not as it seems. If I could give negative stars, I would, because Avana NP does not hold up to this rating. Management is nonexistent as they never get back you when we are told they will and we’ve never actually seen them, maintenance leaves messes in your home so that you don’t even want them to come help with the poor appliances that you’re left with, uneven temperature in the fridge, freezer burned food in the freezer, doorknobs that fall off, and “hardwood” flooring that is literally linoleum over an absorbent carpet-like mat (spills are the worst), and on top of that, no microwave. A “mandatory” fire marshal inspection was set up and no one ever came even though strict and inconvenient guidelines were to be followed, hot water heater runs out after one shower, floor linoleum is peeling up in several spots (I’m sure they’ll have us pay for it), and none of the clubhouse amenities work, the fireplace, the tv, the grill, not to mention the small and ever-dirty pool that closes at 8pm. Again, when I reached out about it, they never got back to me. The “trash valet” they have is $35/mo for one guy to come around and load up his truck. This includes the times it does not get picked up with no explanation or notice. We also did receive a notice (that was a threat to come and “extract” items) stating that no bicycles should be on the porches or in the breezeway outside the resident’s doors. Avana does not accommodate bicycle parking, even though they are quick to advertise the Greenway nearby. The employees at the office are also very quick to defend themselves against valid claims as well as completely disregarding what could be going on when they call you randomly. Following up with a snarky email that shows that this place is only out to get the most money from you as they can with no intention to even feign professionalism. If you ever rent a place, read the lease and read it twice, cause they’ll try to get you wherever they can.
