Avana Long Point is a beautiful property. It is peaceful and fun at the same time! Close proximity to stores, the beach, and the highway. I appreciate how much effort the staff puts into maintaining the property and hosting fun community events. I appreciate Jenny in the office so much! She is creative in finding solutions to problems, and will always help with maintenance issues. I am grateful that she is here to assist the community here. Overall a great place to live other than delays in maintenance.

I have lived here for a while now and I’ve seen things change all over the property. Jenny in the main office is amazingly helpful with any need and explanation to things happening in the community. The community it self has gotten better in my time here, and like any business it has it rough days especially when dealing with so many different tenants, but constant staff members have been able to reassure residents that things are improving for a better resident experience. Amenities are nice, with a number of spaces right on the marsh overlooking the Wando river.

I thoroughly enjoy living at Avana. The property is quiet and peaceful. The office staff is always available to answer any questions or concerns I may have. The Maintenance team is able to respond to any issue I have in my apartment in a timely manner. I feel that I am at home at Avana and don't plan to move in the foreseeable future.

Thank you for your message. To clarify, the repairs completed last year focused on resurfacing the interior of the pool. This year’s work addressed unexpected electrical issues, which were further complicated by requirements related to the Town’s inspections. While the pool was offline, we also took the opportunity to implement several resident-focused improvements to enhance the overall experience. We want to assure you that the reopening process is currently underway, and we will continue to share updates as progress is made. Throughout this entire effort, we have prioritized clear and consistent communication and have worked diligently to expedite completion for the benefit of all residents. Our goal is to enhance and made repairs as needed and know that these are not always ideal times to do so, however are happy to have this online again very soon as wee know how desireable this is for everyone! If I would market for Avana, I would say it’s a great neighborhood, but please be advised that the management told me that the appliances are old and expected to not work after several usage. However, no one told us that before signing the lease.

I enjoy the location of Avana and the nature surrounding the complex. It is pretty quiet other than being able to easily hear neighbors (the walls are not very soundproof). I do wish the gym was bigger but the pool area is very nice. I like how there is a walking trail close by and it has always felt safe. My apartment has pretty updated finishes except the lighting and my bath vanity is short. It is not cheap but not terrible compared to some other apartments in Mt pleasant. Never have issues with traffic. I also love the screen porch.

Avana is the most beautiful property right next to the river and nature reserve. Super pet friendly with the nicest management and Maintenace staff. It has been amazing my first 6 months here. Getting to see the river and amazing wildlife right from my living room and balcony.

This is easily the most beautiful property in the area. It is wooded and secluded, with gorgeous views of the Wando River. It has a prime location situated with water views directly between the Ravenel bridge and the Mark Clark Expressway bridge to Daniel Island. Shopping and access to IOP are also convenient with IOP about 15 minutes away by car. We have a Disney-like pool from which we can also see the River. The new management team is engaged in ongoing renovations and the community continues to improve.

The team at Avana have been working to make the community look more cared for. They have made many great improvements. The maintenance team (Abby and Jason specifically) have been very responsive and quick to resolve any issue that comes their way and they do it with a smile! All of the staff is always super friendly whenever you see them around the community!

avona Longpoint has come a long way under new management. They have been making a lot of upgrades to the property. The buildings got painted new roof landscaping looks awesome. Whenever work orders are submitted. They are answered and completed very quickly management office. Staff is very helpful. Overall this is a great community to live in a great location. I would recommend this neighborhood to anyone.

Very terrible experience. The place is very dirty and there are cockroaches everywhere. I have taken a cold shower the past two days. I can’t deliver any packages here because there was always an issue. the rent is way too high for how bad the place is

Avana Long Point is a wonderful community to live in. The administrative staff and maintenance staff are all working hard to make our life as pleasant as they can. The community is pretty wholesome, lots of families and nice networking events. Staying here has been a wonderful experience.

My experience at Avana Longpoint has been nothing short of a nightmare. From the moment I moved in, it became abundantly clear that this apartment complex fails to live up to its promises. Heading over to my building is like driving through a trash yard. It's disgusting. There are multiple dumpsters and building materials lying around. The first week that we moved in, I got a flat tire because of all the nails the workers would leave on the ground. We just received our renewal for our lease, and it went up 15% in the base rent and additional fees were also added. We know someone else who lives here and only 2 months ago their lease went up 5%. We talked with the property manager and asked her why ours went up so much and she would not give a clear answer. Just do yourself a favor and look elsewhere.

It is not the 25th day and I still have plastic covering over my entire outside window. No siding. No installation for my walls to keep my air from leaking out. I have extra holes in my walls. To the present date, an exterminator has yet to come and spray for the termites that have caused the damage.

I feel this new management is trying to make the living environment more pleasing, however, so many interruptions to the tenants lives, including upcoming pressure, washing and cleaning of patios. They worked outside my apartment for months fixing mold in the walls. I felt this project went on way too long. It’s still has not been painted. Coming in and doing inspections. They have been giving us fair warning, and time to prepare. However, still not accommodating to people that have pets and have to work during the day. Other management staff have been in this facility. Have been able to come later in the afternoon when the tenant is home to take care of the dogs. I have had to takeoff from work several times to accommodate their schedule.

Please read this if you’re a current resident or considering moving here. Below are my concerns with Avana Longpoint: 1. Mold. If you live here, please check your air vents, HVAC closet, and underneath sinks for mold. It is disgusting how much mold is in these buildings. Maintenance is known for painting over mold and not properly treating/removing it. When asking the property manager about this I was told, “mold is normal in the south.” 2. Infrastructure. Good luck and let’s hope no one else falls through the floor. This has happened with multiple different residents. Living at Avana feels like you’re walking around on a trampoline because of how unstable to flooring is. Also, pipes will burst and cause your entire apartment to flood, but the apartment won’t be held liable, and you’ll have to fight them with your renter’s insurance. 3. Trash services. This is such a joke. Residents are forced to pay $38 for “valet trash” and management will still blame them when trash is not picked up. Keep in mind, the “valet trash” service only arrives 5 nights a week (not on Friday or Saturday). They also won’t arrive if it’s raining too hard. Residents well then be forced to pay a $25 fine if they leave trash out. Your best option here is to work from home and never take a vacation. On a positive note, Avana does keep the local racoon population thriving. 4. Office management. This place has more turnover than a McDonald’s. In two and a half years there have been 5-6 different property managers. Maintenance was backed up 200+ work orders at one point and nothing would get done. Every other apartment seemed to have a window unit for AC. Hot water is also a luxury here. Hopefully yours doesn’t break because it will take months to fix. 5. Communication. Avana is great about communicating resident events, meet and greats, food trucks, etc. You know what they’re not great at communicating about? Anything important. I mean don’t even put in a work order for a broken light bulb. You’re better off changing it yourself because you’ll never hear back from them. Microwave broken? Then you have no microwave forever. A new property manager comes in every 6 months and promises improvement, but it gets a little old when you hear the same thing over and over, yet it keeps getting worse. They’d be better off demoing the complex and building the truck ramp off 526 for the Wando terminal, but we’ll see what happens.

New management has done a great job of restoring this once beautiful community back to its original gorgeous state. We still have a ways to go, but they are proactive and I look forward to enjoying another summer at the prettiest pool in the area. We have the best views and location as well as extensive walking and biking paths. Management is now quickly responsive and communicative with residents. Neighbors are typically kind and friendly.

Not sure why the reviews are so low for Avana Long Point! Never had any issues! The management is friendly, maintenance is timely & it’s a great location in Mount Pleasant with a close shopping center for food and clothes. (bonus!)

The staff is friendly and try to help but things just don’t seem to get resolved and more maintenance problems keep occurring. The common areas and entrances to the apartments need TLC.
