Fantastic location. I work downtown and have friends, family and clients in Roswell, Mableton and Gwinnett. I can jump on 285 or 75 and be at any of these locations in 20 minutes. The park and trail system/being on the river is such is an amazing resource. I don't think people realize what a gem we have right inside the perimeter.

Over all the community and staff have been stellar! I love my home and the neighborhood. They are typically very communicative and helpful. Maintenance is prompt but not always professional and you definitely get the “ land lose special” when it come to actually repairing things. I had a towel rack that was falling off. It was simply caulked around, not tightened or even liquid nailed into place. It ended up ripping a hole in the wall later on when I bumped into it drying my hair. My ice maker is still making contaminated ice with no explanation, but I am giving them time to address it. They did respond to that maintenance request within a day, but gave no explanation to why my ice was electric blue, yellow and brown and did not immediately schedule a follow up. Over all my only frustration is the inconsistency of the quality or work the maintenance team does and their communication about things.

Avana Cumberland is my first home on my own as a single adult after a 24 year marriage. It is everything I had hoped for... the location is perfect - close to the Battery for entertainment and close to trails along the Chattahoochee for peace. The amenities (pool, grilling area, gym) are always clean and available. And the Staff! I can't say enough about them! From the office to maintenance - always friendly, knowledgeable and ready to help. This is truly a community I love!

I have lived in a few apartment complexes, and none have impressed me as much as Avana Cumberland. The complex is beautiful and surrounded by nature, and the trail leading to the river is an added bonus. All of the leasing staff is incredibly knowledgeable and empathetic to us residents. Community is quiet, rental prices are reasonable compared to other properties. Amenities available and they offer additional products for residents. Also have community events for residents throughout the year.

Avana Cumberland is one of the last nature friendly, non-high-rise, and relaxing apartment environments still going strong in the Atlanta Metropolitan area. The lovely gated community has been a real home for me.

From the start, the property’s leasing and maintenance staff have been amazing, responsive, and professional! Mitchel, Joe, Amanda (and I’m sure I’ll officially meet Daniel the head of maintenance soon) are all helpful. Love it here already and even the less convenient parts of the property are much more manageable thanks to a team who loves their job as much as I want to make a home here while we have this lease. I have recently moved into a newly renovated 2/2 at Avana Cumberland. The unit is large and comfortable. There were a few small hiccups due to the renovation such as outlets without power, but the staff at the complex were very responsive and those details were addressed very quickly! All of the staff I have encountered so far from office staff to maintenance workers have been very friendly and helpful. The setting here is lovely. Lots of large trees and shade with nature trails right down to the river. So far my experiences at Avana Cumberland have been excellent.

We've been residents at Avana Cumberland for the past two years, and it's been an incredible experience for us. The location is extremely convenient, with easy access to nearby highways, and we adore the natural, welcoming atmosphere within the complex. Access to the trails cannot be matched, and the common areas are regularly cleaned. Good sound proofing as well. It was not my first choice, but I am glad I decided to stay here.

I been living at Avana Cumberland now for over 3 years and have had a great experience thus far. Again location is Prime. Close to the highway and near plenty of places to dine and enjoy life. Joe in the leasing office made the process clear and seamless. Very professional, but funny and down to earth as well. I have been able to contact the front office any time for all my questions. As far as safety goes, I feel extremely safe with a gated entrance. Overall community is respectful. Also if you are an outdoor person, this is place for you. We take the trail down to the river all the time, it is absolutely worth the 20 minute hike to it. Would recommend living here to anyone

Avana Cumberland is a very conveniently located apartment complex to many different areas, but especially to The Braves. A community with access to walking trails of the Chattahoochee River and some quite nice views. Pricing is affordable and the complex is well maintained. Would recommend if anyone is search of a residence.

I just moved in less then a month ago and I love it here . Comfortable and Cozy! No bugs, no rodents. And warm. No issues .

The carpets are very outdated in the buildings . They all kind of smell muggy and damp. The stairs are pretty treacherous. All the faucets have a "gas" smell coming from them, it appears this might be sewage gas build up.

So far, this has been a lovely community with very welcoming and professional staff. I've even met a few of the other residents and they have all been very friendly. The complex is so beautiful and close to nature, which is a huge plus for me.

Just moved in and I’m loving it so far. The community is in a great location for a pretty good price. Being this close to the river has been amazing. Community amenities seem to be well maintained and the staff have all been very kind and helpful.

management is great and very helpful, they are some of the best. however the appliances inside the apartments do not reflect the price tag on the apartment. fetch seems to be very unnecessary as I get packages delivered to my door without that fetch address.

Thank you again for taking the time to let us know about your experience with us! When it comes to the appliances those are standard based on it being either and Elite or Classic. Fetch on the other hand is something that is mandatory and it is there for package security. With us being a large community it is to ensure packages are delivered to the correct address and not risk something being delivered to the wrong door and lost.
The community will sell you a dream. Maintence doesn't come to complete orders unless you go complain to the office, the leasing office staff acts as if they do not care one bit. Not once have they shown care or concern. Living here is beyond frustrating. Our leasing agent mentioned many times that this community is like a family and I can only imagine this being a dysfunctional family.

Other than the roaches and poor pest control, everything is awesome in this apartment. I wish we had trash valet instead of having to pack my car with trash that will stink it up and dumping it off in the front. I know putting it on my car would eliminate that risk, but these hills make it impossible to stay on it. Awesome community but these things are my pet peeves

Avana Cumberland is a wonderful place to live. We love our seemingly secluded spot hiding in the middle of bustling Cumberland. From the maintenance guys to the leasing staff, everyone that represents this complex operates with care and professionalism, and we could not be happier with my living community! The up keep of the units are good. They are professional and caring about keeping outside area clean and maintained. The pool area is good and usually available for swimming. They keep trash area very clean.

Avana Cumberland is a great community in a great area. You are never to far from the city life but you also have the chatahoochee and plenty of trails within walking distance from you. It’s the best of both worlds. The apartments are great especially the renovated ones and I’ve never really had any issues with the staff. I love it here.

We love the location and the amenities. It feels so nice to go to the treadmills and look at the river! Also having an entrance for the walking trail feels amazing. In my opinion it kind of feels like living ij a resort.

The rental price you agree to on the lease is totally inconsistent with what you pay have to pay for rent every month. Every month it is a different rate which makes it hard for people to be able to maintain and live.

The other additional charges are all at set rates (trash, pest control, FETCH, community electric and utility admin fee). Overall I am pleased to live in Avana Cumberland. Close to everywhere and my apartment has just been renovated. Everything in the apartment is new. Management solves problems quickly. Great staff!

This place is great, the Avana staff is always accommodating and welcoming and maintenance staff is quick and efficient, which is what I’ve always had the biggest problem with in previous apartments. The trails behind the building lead right down the the Chattahochee River, and the area is full of places to go and things to see! Quick access to 75 & 285 make it extremely easy to get anywhere I need to go. Would recommend this place a million times over!
