Property Ratings at Avalon Huntington Beach
If you’re looking a good quality of living, a peaceful atmosphere, quiet unit where you’re not being woken up at night or having to hear fire alarms blasting literally on a regular basis- do not live here!!!!! Or even consistent elevators that work and management that actually cares about your concerns… You know, the most basic things you would think an apartment community should provide… Not happening here. I do not recommend this place!!
My family and I are current residents of Avalon Huntington Beach we have happily lived here for over 4 years we love our home it's location and all it's amenities the maintenance team are amazingly punctual and kind the front office staff has always been professional approachable and courteous people until now the two new young girls sit in the corner room of the lobby and intentionally ignore residents asking for assistance they both are disgustingly rude ,childish, unprofessional and unapproachable they ALWAYS have inappropriate subliminal "comments/conversation" among each other about residents in front of residents but are ALWAYS sure to speak loud enough for residents to hear because they don't have the BALLS to say it directly to residents face they are both unnecessarily problematic and should not be working in the front office they know exactly who they are and they know exactly who I am
I hate writing negative reviews (honestly, I'm not a review writer in general) but this place has me at my end to try to get help. You can never speak to a human, no-one is EVER at the offices, and trying to get an actual resolve on the "smart home" app (LOLOLOLOL) is near impossible if it's a genuine complaint about noise or something else that requires sensitive human contact. Don't live here. I'm moving as soon as it's viable.
Geneva is wonderful, but everything else about this place is subpar & definitely not worth the price. My neighbors have been causing issues since I moved in and I’ve been told they’ve taken action, but the issues have only worsened. The walls are paper thin and with closed windows & locked doors, you can hear a pin drop in the hallway (literally, a pin) and you can hear normal conversations in the courtyard outside the unit. I’ve had a broken dishwasher for 2 months and have not yet had it replaced. They keep just trying to fix it and never actually do. The location is nice & the amenities are decent (when they’re open), which is likely why you’re paying this price because everything else is pretty average.
We had break in to vehicles on 08/02/20. They broke the windows to multiple cars. There is no proper security in place and have found homeless men sleeping in the lobby because the door never locks. Don’t move in because you will never feel safe.
We had an attempted break in early one morning - a homeless person was at our front door trying repeatedly to open it, getting more and more frustrated whilst doing so. My wife was on her own this particular morning. She called 911 and whilst waiting for them to arrive she was praying the lock on the door would hold, as the door was being repeatedly shoved and the handle tugged on. After a few very nervous minutes the person had left and by the time the police arrived he was no where to be found. We emailed Avalon straight away and my wife also went down to the office to report it. She was told “management” would follow up with her. Nothing ever happened ! We received no call or email from anyone in Avalon to see if she was ok or how they could prevent it from happening again. This is disgusting Avalon, to call yourselves a managed community is beyond a joke. Your first duty should be to ensure your tenants are safe and at least show some level of interest and concern when your systems have failed. Other issues which had been ongoing since we arrived 2 1/2 years ago, because they were never addressed “adequately”, all point to a serious lack of management. Reacting after an event has occurred ( such as parties after hours) is not good management Preventing these reoccurring issues from happening over and over again is surely what management should be paid to do In summary Sort out your management team so that they do actually manage The people working on the front desks are fantastic The maintenance team is outstanding
Im am really disappointed by Avalon and I am writing this as a warning to anyone considering to rent an apartment there. When we moved in in Spring 2017 we signed a 7 month lease and received a first month free offer wich we thought was great. 2 month before our lease ended we received note on the door that our lease will be up soon. My wife and me talked to the leasing office and ended up signing until august of 2018. As life goes things change and we had to move less then 2 month from the end of the lease. We inquired with the leasing office regarding the cost of moving out early and consider our options. We made the decision to break the lease and pay the lease breakage fee. What followed was a real disappointment and can only be compared to Mafia or loan shark business practices. 3 weeks after moving out we got a statement saying we owe. A lot. The whole of our deposits was eaten up by "damages" which i can understand. We have a dog who was not too kind to the carpets so even though that was not great it was for sure justifiable. What disappoints me so much is apparently when we decided to stay longer and resigned our lease in fall 2017 they also changed the terms of our concession we received when first moved in to the new lease end date. It was very different than what we originally signed and agreed too and we were not done with it after the 7 month they promised us when we decided to move in. Yes i know, read what you sign, every page! We missed that little detail browsing through the endless online lease. Regardless, I am very disappointed in Avalon for simply changing the terms on things their sales team promises. I did not expect business practices like this from a high end apartment rental company. On top of that, since i first received the statement i am getting daily calls from avalon representatives. Frankly, there is a due date for this payment and it is unnecessary to call me every day at work and very rudely inquire about when we will pay. We never missed a payment when we lived there and we didn't call every day either about when we will get back our deposit. Anyway I tried to talk to them and emailed them the original agreement but they are completely ignoring it. Whenever i ask to speak to a senior manager they just hang up... well, they call next day again anyways [sarcasm] Bottom line, be careful with what they promise! They might turn around and change it first chance they get.
I moved in a few months ago and love it except for one complaint. The walls are paper thin so I can hear every single footstep, doors/cabinets opening and shutting and chairs scooting around above me at all times. The people above me also have a dog that is always running around the apartment and it is so loud that at times it sounds like it's happening in MY apartment. I haven't had a solid night sleep since I moved in because it's impossible to get peace and quiet and it wakes me up late at night. I do have to thank management for trying to help with this situation by reaching out to the neighbors to be more quiet, but unfortunately there has been no improvement. Unfortunately I am considering moving out because of this. I also had a lot of maintenance issues upon move in, but the maintenance team has been incredible on getting things fixed ASAP so props to them! The amenities are great. I love the fitness center and the pool area. Beautiful complex.
I moved out of Avalon a week ago and my apartment was in perfect condition. The maintenance guys that came to do the inspection were even so surprised that they said that the apartment did not need cleaning other than a carpet cleaning which would be $60. To be safe, I had a manager do a pre-inspection and she agreed. Fast forward to today, I receive a phone call that I'm being charged $950 for pet damage to the carpet which is a blatant lie! My dog has never urinated indoors, not even as a puppy and he certainly didn't start at 4 years old. We had a horrible experience living here in the first four months due to construction that I was never informed of since I moved there from across the country, no amenities, fire alarms all day and night, once they wouldn't even allow me to get my dog out while something was burning on the fourth floor where my apartment was located and now they are trying to scam me out of my security deposit and then some. I moved out of my apartment early and paid rent for 4 extra days. I think that should cover the cost of the carpet that I know for a fact does not have pet damage. If you look at reviews from any of their properties across Southern California, they do the same thing to everyone regarding security deposits. I strongly suggest you run far and fast from any Avalon properties.
All I can say is this place is a nightmare to live in right now. The construction isn't expected to be done until next year and the fire alarms go off EVERY DAY. Amenities are all unfinished-- no access to a pool, gym, pet spa, etc. There is no concrete time frame when any of these will be complete. No trash cans anywhere on the premises for your pets waste. Poor management to top it off. There are a list of other things I could post, but the point is, is that this apartment is not worth the time or money.
We made a move from Dallas to Huntington Beach about a month ago. It was tough making living arrangements. Avalon appeared to be a good choice based on the images they sent us as well as our conversations over the phone. Come to find out nothing is finished in the complex. It's literally a shell of an apartment and unfortunately it won't be finished for some time. The fire alarms go off multiple times every couple of days. It'll be a shame if there's ever a real fire being that no one takes the alarm serious anymore. It's built right next to the loading docks of a Costco as well as a set of train tracks about 30 ft away. You'll hear trucks loading and unloading every day starting at 5 in the morning and you'll enjoy the train multiple times on Tuesdays and Thursdays. Truth of the matter is that Avalon should have never allowed anyone to move in before they were ready. Thi lease can't end soon enough.
