Property Ratings at Avalon Dublin Station
Join the facebook group and you'll see that the parking garage is broken into constantly. Hoards of cars left with windows shattered. I had 2 police reports against my neighbors because they were having explicit parties at all hours of the night each day. I documented everything, sent proof to the leasing office, and sent them police reports as well. I invited the police into my apartment for evidence. To then start being threatened by said neighbors through the walls. They said they cannot evict anybody or cite anybody because of "COVID Laws." When I questioned which laws, they told me to google it. I finally contacted the city of Dublin asking if this was legal for them not to reprimand my neighbors whatsoever, and the city sided with me. The city contacted them directly to let them know this as well. COVID moratoriums are associated with failure to pay rent due to financial hardships associated with the pandemic, they do not protect people who are breaking the law. Avalon initially wanted over $10k for me to break my lease (current month plus 2 months rent). They backed off when I got the city involved and let me out immediately without penalty.
DO NOT move into this place if you hate loud noises, smells, and trash. The halls smell like curry, rotten oranges, and at times a Porta potty. At times it smells as if air freshener is being sprayed which makes it worst. People in the build drop their trash in the halls and leave it. Residents are so lazy that they will leave their trash in the trash room or outside of trash room and in parking garage (sometimes broken furniture, mattresses). Dog owners leave their doggie pees and poos. People let kids run up and down halls. Doors scream all day and night. Teens and young adults loud at night. Cars are getting broken into. My upstairs neighbor sounds like they're reenacting the Geico river dancing commercial and no matter how many times I've called the office it doesn't get better! At times I've had stuff fall off my wall and my kitchen lights came unplugged. I've lived here for 3 months and we've had a murder on the side of our build, countless car break ins, walked in Dublin police with guns looking for someone. Homeless in tents. People smoking on balcony even though it's a smoke free build. Worst apartment I've ever lived in!
They are charging us for a pre-existing stain on the carpet and to replace the stove top claiming that it was scratched. It just needs to be cleaned with vinegar, we have cleaned it multiple times during our two year stay and the stains always came out. We opted for their "Clean Sweep" option when we moved out so cleaning the cook top should have been included in the $150 we paid for the cleaning option. Instead they are charging the cleaning fee plus $300 to presumably replace the unit. Avoid this place if you value honesty and fair dealing.
The rents are too high compared to other communities in Dublin Pleasanton. You can find much bigger and better apartments at a lower rent within 1 mile. The community doesn’t have any good amenities.
The maintenance guys are awesome especially Ken and David. But stuff of leasing office are horrible! The former team of leasing office is so great, PJ, Christine... Right now the stuffs there are the worst, keep bothering residents like bloodsucker. Will write their names here if they keep annoying. Don't want to live in this environment only because of them! We want a private and quiet place don't want to be bothered by them at all!
We had to sign the lease before we could see our apt because the current tenants were still in it. Terrible idea. We didn’t see the apt until the day we moved in and it was much smaller. The living room, bathroom, bedroom and closet. The closet was really obvious. I was pretty upset and let Kayla know we didn't want this apartment. It wasn't the same as the one we looked at. She just said I could talk to her manager, about canceling our lease. I spoke with the manager and in a very rude tone, told me we could cancel, but with a 3-month cancelation fee. Over $6k. This whole sequence was bizarre. Not once did they try to help the situation or assure us that was the same size apartment. I asked to look at the apt we looked at, of course it was rented. They have 2 Identical 1bd apartment floor plans, A1 and A2. The only difference is about 71 sqft. She had initially showed us the 776 sqft unit and rented us the 705sqft unit. The ol bait and switch! 71 sqft is an 8ftx8ft room. Imagine if you walked in there was 8x8 room missing. Pretty obvious. But if you took a foot or 2 off of each room? That’s harder to notice. The apartment we initially looked at the one we moved in were on the 2nd floor. They have an A2 model unit on the 2nd floor they show people. We never were able to look at one. I wonder why?! The 1st unit we looked at was on the 2nd floor of building 2 and ended in 04. Just a heads up. The model unit we looked at, had stainless steel appliances. Same appliances used for 5-10 years. They remove the face covers and put stainless covers on. There will construction on Dougherty Rd through 2018. It impossible to get out of this place. Its takes 10 mins. Don’t move into building 5, 6 or7. Across the street are 3 auto shops. Its very loud. The complex is dog friendly, which is great! Unless you have a dog yelping every night at 10pm. Its a 3 story complex.. If you don't live on the third floor, get used to hearing everything from your neighbors above. Also, if you're moving into a unite on the 1st or 2nd floor, look at the apartments above you see if there is a padlock. They use these for temporary housing and people moving in and out all the time. Complaints to the leasing office go through one ear and out the to other. Don't bother. We are in apartment 6206. Do not sign a lease for that unit. You’ll regret it! bring a tape measure! This property is managed by Greystar. One quick search on the bbb and you'll see they have a F- rating.
