Property Ratings at Avalon Coconut Creek
Worst community to live in as the management is the worse. I lived there 3.5 years and ended up leaving from severe mold issues. Many unit owners have experienced this as well. In addition to this, my A/C issues were ongoing. Over the course of 3.5 years, I had over 12 attempted A/C repairs, until they finally replaced my unit. I had to fight to get that. My A/C bill for a 3 bedroom was over $250 per month (due to failing system )and they didn’t seem to think this was an issue. The mold didn’t seem to be an issue with them as well. I contacted corporate, but no one seemed to care about the black mold taking over the walls in my garage. They sent out a mold remediation team who ended up falsifying the report in their favor (I have proof). This was absolutely nonsense. I ended up breaking my lease to find a healthy, safe, living environment elsewhere. The move caused me unnecessary expenses and stress. This community was a constant headache and I feel it all stemmed from managing. Danielle, the manager, needs to be replaced as she’s unprofessional, rude, and clearly cannot do her job. I do not understand how Solaire cannot see that most their issues stem from their management.
Parking is a NIGHTMARE here. I arrive home around 6:30 and no parking. I should not have to park all the way where the trash is. Especially as a woman walking late at night and having to go trough gates to get to my place. It’s insane. No parking due to everyone who has a garage and doesn’t park in their garage. It’s ridiculous. I’ve taken pictures of garages and sent to the office. Everyone utilizes them for storage or work space. I have neighbors with 4 plus cars. 2 of those cars do not have red stickers. All residents with garages should have red stickers. They need to re do the parking and distribute new parking decals to make sure everyone has the correct stickers. We need assigned parking. 2 per unit. And everyone else should park where else is available. Every other community has assigned parking. And then visitor parking. I will be contacting corporate about this matter. I suggest other residents follow.
I recently moved into Solaire at Coconut Creek after visiting many rentals in the area. Solaire stood out by far with the management team being knowledgeable, friendly and accommodating. Ellie who was my resident representative was always willing to assist with a smile and always made me feel welcomed and cared for. They understood my urgency to move and did everything to make the process smooth and expeditious. I highly recommend Solaire if you are looking for a quiet, safe, friendly and resort style living closed to everything.
Toured this gem. Beautiful property, staff were very professional and helpful.
I recently signed my second lease at Solaire and I love it here. It’s beautifully maintained and management is so responsive. Any time I have an issue, it is taken care of immediately. My neighbors are all friendly, and the management team (even though it does seem to change) is always nice and helpful. Before I re-signed, I looked at every nearby complex, and none compared.

The AC went out more than once during the 8 months I rented and had to have it serviced 3 times. I was also a week late giving 60 days notice that I was vacating and they are charging the full $2300. Ridiculous they are not willing to bend or negotiate. The gate to the community was promised to be fixed soon but it has not worked ever.

The apartment has many nice appointments inside as listed in the features, except for the walk-in closets. There is nothing spacious about them, and being able to fit in a closet does not make it a walk-in. There have been some recent changes that leave a bad taste in one's mouth. First, they contract with companies and could care less whether they perform the service. The trash pick up has always been a problem. On countless occasions, I have come out in the morning to discover my trash was never picked up. Sure, you can complain and complain to management but that doesn't undo your having to have taken your garbage over yourself, and inevitably it happens again and again. They don't credit/compensate you for the lack of service which they charge for. Then there's the parking. They made us all switched to a "new" system. The only thing new is that they harassed the people who do follow the rules into getting new stickers, while the people who never did follow the rules continue to park on property without stickers, park commercial vehicles (one of the commercial vehicles has the nerve to have the sticker on its window), or leave non-running vehicles parked for months. They threaten to tow, but nothing ever changes. The pet policy is a joke. People flagrantly walk restricted breed dogs around all the time, even right pass the management office. Of course, these same people with huge dogs allow them to leave huge dumps all over the property. Again, they threaten and nothing changes. They don't do the dog DNA testing that many other luxury apartments have in place. As for being "gated," they don't have the single-car system, so people just ride in behind you, not to mention the numerous times the gate has broken down and been left wide open for days at a time. The worst thing to happen recently was the "surprise" loyal renters were given. They have continued to raise rents $100 every year, and this time they threw in a twist. Internet is no longer included but rent went up again, making the increase more like $200 increase since you must use ATT and we all know what happens to price structure when you allow one company to have a monopoly. There are other luxury apartments in the area offering a choice of companies - so when my lease runs out, so will I.

The staff do not care about the renters in the community and the rent is far too high. I strongly recommend looking elsewhere before deciding to move in here. Completely unacceptable changes have come in recently that have DRASTICALLY downgraded the quality of this community.

So far mine and my husband's experience here has been very good. Our neighbors are (luckily) very nice and considerate, I have had no noise issues or complaints. The office staff while hard to get a hold of from being understaffed are very kind, and they help out in any way they can. Yaviany has been nothing but helpful with my emails and concerns, and Jose is an amazing maintenance worker, any problem we've ever had with the apartment they have been insanely helpful! Amy (the property manager) took it upon herself to write warning for the poisonous toad problem after our dog grabbed one in her mouth and had to be rushed to the emergency vet. We had no idea the toads were poisonous as neither myself or my husband are from Florida and have been only living here a year. It was very nice to have Amy care and put notices up for other pet owners to be aware of the danger, most complexes wouldn't have cared. The amenities are great, the fitness center and the pool are always clean and we've only had maybe one incident where someone had a party in the grilling area where we went to use it and it was absolutely unusable. Most of the time it's spotless and very clean. I love how many doggie stations there are around the complex, if one of my dogs has to go before I reach a station it's very easy to just walk to one then walk back and clean it up! I don't have to run around looking for bags, love it! I guess my only "complaints" would be, and I'll be as constructive as possible, are simple fixes in my opinion. I wish the doggie park wasn't so muddy, it makes it hard for us to clean our pups and if we want them to run around to dry off a bit they get all full of mud again. My husband has to pick our sopping wet dogs up out of the cleaning station and put them over the fence so they don't get dirty again. I would love to see that get resolved with maybe some more grass planted or maybe some other form of filler! Another pet problem is a LOT of people don't clean up after their dogs, I can't suggest a certain fix, but when we were looking at other complexes before this one, one of the managers mentioned they require fecal samples so that they can fine those who don't clean up after their pets. I understand this wouldn't be a fun time for most dog owners here, but it would be nice for the responsible dog owners to not be looked at badly because others don't take the responsibilities for their pets.

Solaire at Coconut Creek is a fantastic place to live. The grounds are kept very clean and the maintenance staff are very friendly and helpful. The community offers several amenities such as a full gym, free wifi and concierge service by the pool. Great scenery from balconies overlooking the lake. All in all there great luxury apartments. The complex offers a garage with 2 bedroom apartments. Walk in master shower. Stainless steel appliances. I chose this complex over several others. Easy access to all areas of interest and The Complex appearance.
