Property Ratings at Avalon Baker Ranch
This place is decent in almost every way. Ok neighborhood, alright building , not so bad amenities. The neighbors are really noisy and if you want to work from home this place is nightmare because of how much noise you have to endure on a weekly basis. The main flaw of this place is that they offer you an OK deal the first year and then increase the price a lot banking on the fact that people do not want to move and are willing to pay a lot more money than what this place is worth just to avoid moving and that is the reason that you can see most residents leave in a couple of years. So if you want to stay in a place for a year and leave after this place is for you otherwise don't even waste your time by checking this place.
I'm leaving Avalon Baker Ranch after 23 month. I was excited to move here after living at the Eaves in RSM, I thought Avalon would be a step up, but admittedly I was blinded by the newness of the property. It's billed as a luxury community, but this is still an apartment complex, and it's run as one. The walls are thin; the floor/ceilings are even thinner. The community is nice, amenities are good, and the maintenance staff is great. The gym is cleaned about once a month, if that, and the floors are consistently dirty and dusty. There is no grass anywhere, so yes, dog waste is prevalent on basically all walk ways. The people in the lower income community next door do use the pool and gym, but no one is regulating that at all. There is a huge lack of basic customer service from the office staff; they are clearly happy doing as little as possible, showing the model units fifty feet away and staying on their computers. Every time I went into the office, they stay behind their desk, never once getting up from their chairs to greet anyone walking in. The office staff needs a complete overhaul, or continued training on what it means to work in a customer service base industry.
I'm mainly writing to offset the bad reviews of this place. I don't find it noisy at all. Everyone here is very professional and courteous (people who live and work here). No bird droppings that I've seen anywhere. It is one of the first apartments I've lived in that is laid out well so you can put a tv in a spot that is viewable (not over a fireplace or where a window is), and have your choice of where you want your couch to be. The lighting is top-notch - recessed lights, under counter kitchen lights (my favorite) and over the island lights. You don't need lamps, but they are nice for a more subdued look. I love it here. They had a great neighbor-get-together with wine and good eats, and we met some other nice residents who had just moved here. The gym is great - salt water pool and jacuzzi. I've never seen that anywhere else! If you're looking for a top-notch, beautiful place to live, I would definitely recommend it.
Moving to Avalon Baker Ranch seemed to be a great decision initially. However, dealing with nuisance bird droppings every day for the past 9 months has spoiled my opinion. It's a huge mess that gets tracked up and down the stairs and all over the apartment building walkways. It's an embarrassment for friends and family to see also. My neighbors have had a lot to say about this, but they seem to just move out instead of addressing the problem. The general office and maintenance staff have the worst completion record I've ever seen and I lived in some borderline shady apartments during grad school. Also, the dog park has very aggressive dogs in it and despite complaining there is no solution in sight. So, if you have a dog look somewhere else. I'm very dissapointed in my stay at Avalon Baker Ranch.
My roommate and I, in our search for a 2 bedroom/2 bath, struggled to find that right home with all of our requirements. As I personally had a wonderful tour from Eva previously at the time my lease was about to expire, I suggested we revisit Avalon Baker Ranch. The moment my roommate viewed the floor plans, saw the photos and accessed the amenities, we both were excited. This complex offers so much more than others. How can you beat the newness and modern style?!?! And as an added bonus, my dog is welcomed. I can't explain how hard it is to find just the right place to call home. My roommate and I were not only overjoyed but the overall professionalism, efficiency and kindness that was extended to us by Julie, Craig and the other staff members left us feeling certain that we picked the right place. The ease of the approval process took us for a loop as the last place we considered took days of accessing our background. My roommate and I highly recommend Avalon Baker Ranch to call your home. The 5 stars provided is truly deserving! :)
Everything seems great when your in a brand new community. New amenities, new units , new appliances, new landscaping and new neighbors. Then you move in and you hear everything. The concrete canyon echos every whisper to ever kid's loud motorized scooter. Overall this place is too noisy and crowded and you'll find out as soon as you get here.
We have lived in Avalon baker ranch for about 3 months. It has been a good place to live so far. The community is very safe with a security guard by the main entrance all night. The apartments are brand new which is great, except for the fact that if something wasn't installed correctly you are the person that discovers it. On day 1 the water heater was not working properly and there was an outlet that blew the electricity to the whole apartment. Not to worry though a wonderful maintenance staff is always there to help ( really these guys are so nice, respectful and efficient). Another issue you may face is ants... lots and lots of ants. Parking is never an issue as all apartments have a garage and an unassigned space and visitors can park in the unassigned spaces as long as they register. Location is just ok, if you do not want to use the toll road you have to drive all the way down bake parkway or alton to the 405, or use side streets.
