Do not recommend

I've lived here for 4 years, and the 'community policies' used to be much nicer. The apartments are fine, and the amenities are quite nice. However, the changes to policies are sent out en masse via a single email that you might not see. These changes can be things like the front gates not working without signing up for a phone app. So you get locked out of your own home if you miss an email. They could be a towing policy. So you wake up to your car being gone, because you missed an email. They will not reimburse you.

Can't go wrong here!

Amazing! Coming from a horrendous experience at my other apt, I needed to get out quick. They got me applied, approved, and moved in within a week! I finally feel at home! As someone who reads these reviews to make my decisions here are some things you should know - Pros: Maintance comes quickly and are so friendly. Staff is friendly. Secure, gated community! Overall Spacious apt for the price! Cons: Parking is limited. You can hear upstairs. All of these things are manageable.

Extremely money-hungry, they claim to be a luxury apartment and nickel and dime you for anything and everything they can while providing very poor quality. The pool is never cleaned despite their repeated claim that it is cleaned every day. The gym equipment is either completely broken or so close to broken that it is unsafe to use. The fans in the gym wobble dangerously in the sockets and are at risk of falling on you if you are on one of the 2 "working" treadmills. The workout mats are filthy and tattered and have been like that for at least a year. Until after the 3rd strongly worded email to management there was no functional A/C in the gym and no weights between 5Lbs and 25Lbs. They have since fixed the A/C and gotten 1 set of adjustable weights. The internet is absolutely horrible! The only ISP offered is AT&T and the only package available is 50Mbps for $50/mons for only 1TB of data. There are multiple other ISPs in the area that offer 1 Gig speeds for about the same price. But, after doing the research myself, I was informed by another ISP that this complex has an exclusive and unbreakable contract with AT&T so they can't even run infrastructure if they wanted to. It's like the management company is intentionally screwing the tenants as much as possible while soaking them for as much money as possible until they get fed up and leave. They decided to put up reserved parking and force people to pay to park. It's bad enough that they are already price gouging on everything else and then add this on top of it, but the worst part is that they erected the signs WHERE PEOPLE WERE ALREADY PARKED and didn't see the need to notify them about it despite knowing that they had already sold those spots. This means that if the person they sold it to had come and seen someone else in their spot they would have been within their rights to have that car towed. Thankfully, that didn't happen this time but it could have. They only notified residents of the reserved spots AFTER another strongly-worded email chastising them for their continued gross negligence and further display of incompetence. The fact that residents have to send multiple complaint emails to get what should be less than the bare minimum done, not even anything extra, just getting people to do their job, is absolutely atrocious and unacceptable. Especially for an alleged "luxury" apartment. The ONLY thing that is "luxury" about this place is the price.

The move in process has been great! I was able to get in the same week I signed the lease. Also, when my dryer was broken they patched it up quick and were very timely with the scheduling. Also everyone at the leasing office was super professional about it as well.

When new resident comes in, everything should be perfectly ready for move-in. However, it seems not... Even though, the building is old, at least, having new painting job with details and new home appliance, waxing floor something like that... While living in U.S.A for 5yrs, I've experienced, no matter how old is the building, but inside itself is always as good as new except for this unit. But, maintenance request process is pretty simple and F-Up of property manager is pretty good. Also, maintenance guy has done his job with pretty fast response. Overall, some disappointing of unit condition but, back up is pretty good. Hope, the management improves their quality of work and listen to residents with cares.

The move-in process was fairly simple though extremely laissez faire. When we moved in there were some issues with lights and windows, though it’s nothing maintenance can’t easily fix. We love the space, there’s a place for everything and the community has been fairly quiet and an easy area to navigate. You’d think living across from a school, getting in and out of the complex would be a hassle, but it’s really a non issue!

I am sincerely satisfied with the house, I feel safe, clean environment, very good maintenance. The only factor that generates annoyance is the lack of acoustics in the infrastructure, it is possible to hear noises from the neighbors very easily, especially if there are small children playing.

I moved into my very nice sized one bedroom apartment in August and have loved it ever since. My favorite part at the moment has to be the excellent maintenance staff. I have been living in Autumn ranch for 2 years … I love it so much I would recommend to anyone… lots of pros -Twice spacious compared to any other apartment - Never ever had pest or bug or roaches issues - beautiful , very spacious and clean environment, nothing is cramped - Great staffs and maintenance, 2 hours to complete any maintainable request - All neibours very silent and humble - In-Unit washer and dryer , very efficient , neve payed more than 40 dollars for electricity ( single occupancy) - Carport is excellent and producted my car in this lockdowns covid lockdowns - got a trail nearby to enjoy your evenings - Near to i35 , tech ridge , Walmart and Costco , target - elementary school is just right across road , middle and high schools are within 0.5 miles . - walk area between apartments are always clean , never seen it messy anytime . - Never seen any hidden charges .. what they say is what you will pay - my thanks to the staffs and managements who are best people for this best apartment - Devchand from India

Love the staff and community. I enjoy taking my dog for walks at all times. The community stays clean for the majority of the time but some residents are careless and do not take care of the common grounds. The gates are not working very often and feel a bit worrisome for intruders. I see people that do not live here -dumping stoves and mattresses by the exit gate and they easily go out because the gates are not working. Love the apartment and the size of the bedrooms for the money. Overall, happy and enjoying life

Maintenance is a Nightmare

I was drawn to this place originally because of the nice sized units, and the great amenities, however the longer I stay here the more issues I see. The most troublesome issue I’ve had with this property is how they addressed the multiple of major issues that arose from the huge winter storm in February. I have had extensive water damage to my apartment. I have called them, left emails, and submitted multiple work orders to have the mold and damp removed from my unit. I had to get the carpet replaced because mold and mildew had already begun to set in. The service has been beyond slow. It’s been two weeks and my apartment is still not dry. Several mold colonies have set up shop in my bedroom. I am highly allergic to mold and this recent infestation has done nothing but cause respiratory issues for me. This is a major health hazard! I have nowhere else to go! Management has not taken this issue seriously at all and I am appalled that they had the audacity to label my work orders as “completed” even though barely anything had been done. I can home from work today only to find red scribblings on most of the walls in my unit. It looked like a toddler armed with a red crayon had been set loose to run amuck in my apartment. I will be submitting another work order today. The mold needs to be gone. The stains need to be gone. The humidity in my apartment, specifically the bedroom needs to be eradicated. Oh and did I tell y’all that the fire alarm is dead due to water damage. It’s been that way for two weeks. That’s also where a lot of the mold is hanging out. I emailed management about it and nothing has been done. Maybe they’ll actually do their job this time. I have been nothing short of an ideal resident. I’ve never missed a payment and I’ve been polite to staff even though some of them have not shown me the same courtesy. I have a handful of months left in my lease so we shall see if they can pull it together. Nobody should have to live in these health-compromising conditions.
