Property Ratings at Atlantic at East Delray
I have had MULTIPLE issues with my unit. Bugs, waste management right down the street, terrible customer service that tried to turn a complete fly infestation onto me, the resident. They ask you to fill out a form with any issues as you move in but yet fail to complete. ZRS management is terrible. Not worth the money what so ever. Do not rent here.

Apartment was not cleaned or painted and AC not working at move in. Was given multiple “stories” about the 1 month free move in special. AC has gone out 5 times in 1.5 months and on-call maintenance refusing to come help me until it reaches 85 degrees. The worst customer service I have ever experienced in my life! DO NOT RENT HERE!

The facility is not well taken care of, it looks like no one ever cleans around here.

This apartment complex is a complete joke. We thought the management was bad before, but under new management (as of this past August), we are now experiencing NO invoicing, changes to our lease without notice, and no communication. We have had nothing but issues with this place since we moved in. Every appliance in our apartment is ancient and has broken at least once. The washing machine has broken THREE TIMES and completely FLOODED our apartment all three times. They refuse to replace it, and instead keep fixing the same thing (which clearly is not a long term fix). The staff is impossible to reach after hours (including emergency maintenance), as there's no emergency line and the prompt that is supposed to come through the regular number after hours does not function. I've reported this and they have not fixed it. Imagine trying to do your laundry at 10PM and then coming out to your entire kitchen and living room flooded! And having no one to help clear the water :) it's a good thing my roommate's dad lives down the road and has a shop vac. Expect to have to take care of everything yourself. The neighborhood itself is not bad, very pet friendly and in a great location. HOWEVER, words of caution, it is NOT worth the headache to have to deal with these people and their complete lack of ownership over problems. Renters are already at a disadvantage price-wise, so we have the right to expect certain situations to be handled by the management we are paying all of this extra money to. If you decide to move here, please remove those expectations. Not all of the apartments have been updated and renovated but they all desperately need to be. If they want to charge everyone more for rent then they need to just renovate all the apartments and do that. Our apartment is really not up to par for what we're paying and we certainly did not do ourselves any favors by pairing with these people. I have not always lived in the nicest areas, but I can tell you that this is BY FAR my worst living situation. I will definitely be looking for a new place to live when my lease is up. Trust me, you don't want to live here.

Nesha and Alfredo are amazing and so helpful! They run a beautiful neighborhood with friendly and adequate handymen. I especially love this apartment for its location! You are so close to the beach and everything you could possibly need. The buildings are old, but if there is any problem they will address it immediately. Only a few times did they have to keep returning. I lived here for two years, and enjoyed every moment of it.
Although they are renovating some apartments, I have lived here for 5 years and last year they told me my carpet was 8 years old so now it is almost 9, that also goes to the appliances and the decor. When i moved in they were painted. So with each clean a little paint comes off. I still pay a premium price for the location even though my apartment is not premium.. They could have upgraded some things but I would have had to live with dust and noise while living here and I have a dog. I was also told I would have to pay for any damage if anything happened almost a warning like they didn't want to do it. Although that was the previous owners. I do believe it is still over priced. Even for an upgraded apartment it is $1254 a month for a 1 bedroom plus $35 a month for valet pickup, which i don't really need because the trash is a minutes walk away. I did get $900 off the 1st month for signing the lease right away. I would have moved but hard to when living alone and when lease is up it is in the middle of the season. The outside is okay nice lake, fairly nice pool and gym, a small dog park and car wash facilities. Maintenance does react quickly. I do hope to move this time, I can no long justify throwing this kind of $ away each month..
The community is very quiet, clean and have lots of maintenance staff always around. They have great office hours, open every day of the week. The pool area is great for hangouts and bbq, two big great propane grills, and also charcoal grills throughtout the community. For animal lovers is also a great place , a lot of dog owners around and they also have their own dog park in the community which is good for dogs to socialize without having to leave the community. I highly recommend it , the only down side is that I think is a little pricy.
