This review is truly from my heart! To Samantha and Bionca in the office, to Terrance and Ashton in maintenance, and everyone else working throughout this apartment community: STANDING OVATION! I feel welcomed. I feel safe. I feel proud to give each of you, all the flowers this review can possibly give! I HAVE NEVER been able to witness a group of people do their job so well and so far beyond expectations! The community is amazing, always well kept, and I haven’t had any problems thus far…and I highly doubt I will. Thank you so much for being the blueprint for what an apartment community should be! Corporate?! They deserve and have very likely earned more than recognition and raises. Appreciate them because I certainly do.

Maintenance Is The Best

I’ve been a resident at Ashland Lakes Apartments for a couple years. Every time I put in a request for maintenance, they always come quickly and take care of everything in a timely manner. They are very polite, courteous and respectful. They are absolutely the best. I would recommend these apartments to anyone looking for a place to call home.

Well-Maintained Community

I have always been pleased with the upkeep of the complex. From keeping the lawn cared for regularly, to trash pick-ups three times a week, to immediate responses to maintenance requests. They also do regular service checks to keep heating and air-filters replaced and make sure smoke detectors are working properly. I have lived in the complex for a while and it has always been well-kept.

Run Around/ Unprofessional

I’ll like to file a complaint on the misleading people in the office of Ashlakes Apartments Home. One employee there told me that the homes were “first come, first serve” so I took it as if let me turn in my application now. I turn in my application to Calensia with my $13 app fee. I’m telling her my situation and my deadline to see would she be any type of help or good guidance because I am a first timer at renting a home, so she told me that background usually takes “2-3 days for it to come back” I’m like cool I can wait. I waited, I came to the office again to see if anything had been updated and when I did I was told by one of the male employees that “background and approval takes 10-15 days” so now I’m like really. so I’ve been waiting, I came back to the office on a Saturday and one lady told me that it will be 2 available 1 bedrooms ready at the end of August because the one that was available was took. So my only focus is right now is for one of the employees from the office to give me a call stating that I’ve been approved or not! No one has yet to call & every time I call it’s the same thing! “We will give you a call” BS! its been more than 10-15 days now & No one has yet called, I thought Calensia was going to be a big help by me explaining to her my situation. Now I’m getting told 1 bedrooms Apt won’t be available until OCTOBER! Like really? And I’ve been waiting on someone to call and no one has yet to reached out to me! It’s confusing because is this a “first come first serve“ establishment or a waitlist? Because now I will have to pay for another application fee in order to apply again!

Just don't do it!

I've lived here for years and when I first moved here, i could leave my door unlocked with no issues! Within the last couple of years, there have been so much crime, car theft, violent crime acts and i know we've been through at least 5 new managers. I wish i could break my lease! Even the front of the complex is bad. Can't even walk around anymore. Sad!

paper thin walls and roaches!

Currently live here and I hate it because the walls are paper thin, some neighbors can be very inconsiderate, and there are roaches. Management is never available and does not return calls. I should have known because I had to hound a leasing agent just to move here!!!! You cannot pay to break your lease or transfer to a different apartment. I CAN NOT WAIT TO MOVE!! Do not move here if they offer you a downstairs unit.

Nice apartments

Very nice and clean but the management is very horrible. They have a nasty attitude. I went to get an application and they refused to give me one stating they don’t have anymore and hung up in the phone in my face . The apartments are very nice . It’s the people that work in the office

Love it

I have been here for a year & I actually love living here. I live in the front on the lake. It’s quiet, the staff is friendly & it’s very clean. No pest or bugs. This is my first apartment & they have made my experience very pleasurable. I have nothing bad to say about these apartments. I see myself living here for a while??

Accountability

Ashland Lakes Apartment is a wonderful place to live IF, the tenants and house guest are self accountable and courteous. What I have notice is that my neighbors are respectful, classy and have a high level of tact. Their kids are well disciplined & is excelling in school. The property has respectful, yet firm rules. A word to the wise, Shelby County Sheriff & the Olive Branch Police are very visible in our area. I feel very safe. Parents walk their kids to the bus stop. Parents walk their kids to the playground. Parents with troubled kids or disrespectful house guest seems not to last long here. The neighbor's will help provide information on rule breakers. I've had random home inspections , which is awesome.There is sectioned assigned parking. I must say the application process is very detailed, which the tenants loves. I see tenants taking pride of the appearance of their home on this property, which is amazing ! This is my opinion, but it seems if you ever been in a structured environment such as the Military, Institutions of higher learning, or a structured office dwelling setting, you will love it here. However, if you struggle with following rules, you have disruptive house guest, wild undisciplined children or involved in criminal acts, then your stay will not go well from what I have seen. So, I hope this helps someone. I wish you all the best on your search.

good place to live

I have been living here about 8 years. There have been many changes in management but this last manager has done a really good job. She is compassionate but not to the point to jeopardize her job. I really hate they added the last phase because the changes of the types of people entering. Drugs, gang banging is not tolerated. Maintenance picks up the grounds and try to keep it perfect the best they can. If people would care more about where they live and respect for their neighbors as well as monitoring their children. This would be the perfect place it used to be. I love that Sheriffs patrol the property. We have an excellent maintenance supervisor that is very courteous and professional as well as prompt with request. These apartments are as large and roomy as a house. You probably cannot find a nicer place for the money in Memphis.

Ashland lakes apartment

Ashland lakes aparments are a based on income aparment complex with reasonable priced units. The area is surrounded by great schools and between olive branch, ms and Memphis, TN. Management is very helpful, and they will resolve any issues that you may have. As far as the people that live in the complex, I wish it was more of a diverse enviroment.

I love where I live.It is quiet. The grounds are clean.My rent is fair.Maintenance is wonderful when they are needed.There are lots of children but they do not bother me. My neighbors are great. The office staff is polite. We have a business center to use of needed.I don't want my RENT increased.
