Overall great however there were a few things I overlooked, such as the AC/heat activation is essential air only by season. Other than that my apartment wasn’t move-in ready, but after putting in a few work requests everything was fixed ASAP!
I write this from my 85 degree apartment, 3 days till I leave this place forever and after receiving an email that AC will not be turned on till May 6th. I am beyond thrilled to be leaving. I believe they are asking newer tenants to leave reviews to try to juice their rating, as those people may not have developed negative feelings yet. This is the worst place I have ever lived. At times it has felt like psychological torment. Common areas are dirty and smell. The building is full of bugs and rodents. I spent 2 months not using my kitchen to have pest control come and spray every week, and after two months I had just as many roaches as before. There are times where the fire alarms have gone off regularly, every few days at all kinds of hours. And since someone died here during a fire just 2 years ago because they did not evacuate in time, you’d be wise to take them seriously and evacuate. The front desk is great, the concierge team does the best they can despite being understaffed and overworked. I cannot say the same for the leasing office or management, who are rude and unhelpful. Avoid this place at all costs.

So far, so good. I feel like the heat went away on the earlier side. The building itself is cool, everywhere is going to have their things but not a bad place and pretty good location.

Great place for living. Very clean. No noises. The homeless attitude around the building and inside the lobby is scary. That issue need to be fixed please asap.

The lack of care for tenant living conditions in this apartment complex would be comical were it not so serious. If fault elevators, creepy neighbors with schizophrenic tendencies and, and random fire alarm blasts are not nuisance enough, then add on the vile living conditions made so by a complex-wide rodent/insect infestation. Arrive is an affront to apartment complexes everywhere. Sadly, I have come to understand that most apartment complexes in the DMV area are subpar at best. I yearn for my chance to rid myself of this disgusting living space and return to Florida.

Been living here since November, which is 3 months and the amount of fire alarm test AND false alarm fire alarms are very very nerve racking and unprofessional if you ask me. You never know if it’s a real fire or it’s just the system. ALSO, I was asked if I wanted maintenance to come in my apartment when I was not home and I told them NO…..he proceeded to come in not once, not twice, but three times while I was not come. Also the leasing office admitted to him snooping in my stuff, said he found smoke paraphernalia when I don’t even smoke. Not really loving it the way I was three months ago. 6/10

Always awesome when it comes to anything. Had maintenance problems but Ismael who lives in the building quickly took care of it. Nice guy all way around. Messed up one time with a payment but management was friendly took care of it. Awesome place to live I plan on staying here as long as possible

A lot of potential…great location…actually fantastic location…The good residents have to suffer with the bad…they have no respect for their neighbors and the building…most people follow the rules…it only takes a few to make for a rough night…no enforcement of rules and the elevators, smoking in the building , random fire alarms several times a week and cold water in the morning. Get it together Arrive…realize your potential.

Welcoming Staff I really enjoyed my visit to Arrive Apartments. The apartment complex seems very nice and I decided to put in an application to rent there. Summer was extremely nice and helpful during my visit. I felt that she was knowledgeable and clearly explained the apartment complex plus the apartment renting process. I had a follow up phone call with Brenda who was very nice and helpful too. She helped me finish up my apartment application and further explained to me about the Arrive Apartment community. Based on the experience I had with the wonderful people working at Arrive, I’m hopeful that I am going to be able to rent at this community.

First and foremost, the staff have been very kind and helpful. Paul at the front desk is so nice and really welcomed me to the community. When I’ve placed a maintenance request, they’re taken care of asap. The building is older and definitely has some of those quirks. The floors aren’t quite even, and you can hear your neighbors through the walls when you’re in adjoining rooms. But I think for the price these are totally suitable apartments with great amenities and an unbeatable location.

The management team has sent multiple emails this year stating that a few issues will be remedied as soon as possible. As of right now, the fire alarm system will trigger at random, they are not helpful with vehicle safety and there is still a pest issue that has not been resolved. The maintenance team is not the issue. They are understaffed and overworked. This is strictly a problem with the management team and their lack of follow through on commitments they have made to their tenets. Do not move here unless it is your last option.

Broken microwave is fixed!! We always get great service from the maintenance department. This time it took longer than expected as it was Thanksgiving week (I called it in on Monday and it took a week for someone to come out) but in the grand scheme of things we got a new microwave!!

Great Tour Guide! Chandler Lewis was very knowledgeable and gave us a great tour. The apartment complex was much fancier than we expected! We had read a lot of concerning reviews online, so we were not expecting much, but the new management seems to have really fixed it up. The gym was also a big selling point (my fiancé loves that there are squat racks for his powerlifting etc. workouts).

Place not bad except things break down a lot. One elevator is almost always broken, can’t seem to control the roaches no matter how much I clean. Also found a nice in the apartment. I myself had to seal all holes, I think it’s gone now.

Location of building is convenient, however neighbors/guests can be loud and inconsiderate in the hallways during late hours. Washers and dryers has been inoperable on my floor for over two months and residents leaving urine in the elevator from their pet(s).

Nice area. 7 eleven on the corner and a market across the street. 10 minutes from the mall. Maintenance request are fast and they get the job done. Great staff, efficient communication and service. They have complimentary coffee for residents in the morning.

The 5th floor has roaches which is the main reason we're breaking our lease and leaving. We've moved a few times and the management has gotten worse over the last 5 years.

It’s been amazing, safe and luxurious! I love staying here and love how responsive the emergency maintenance is with helping. I have a studio apartment, way perfect for someone that lives alone. Only thing I don’t like is that I can hear my neighbors sing lol which is tolerable.
Showed me the wrong studio and was assured by two leasing agents that It was available for the listed price only to be told after applying & paying that the listed price was outdated & I would have to pay more for the studio shown. Was sent a lease with the wrong apartment number. Archaic payment methods for move-in funds- money orders and cashier's checks. was given the wrong set of apt & letterbox keys. Apt needed several fixes such as loose outlets, broken switches, leaking toilet & faucet, a persistent & TERRIBLE urine smell. Residents let their pets relieve themselves on the carpet in the hallways. Apt was dirty with cockroaches painted over & nails sticking out of the kitchen cabinets. The management employees in the building office do not take you seriously ever and you need to complain/follow up multiple times to get anything done or reach out to the management company via email. I deeply regret moving here. I would not wish this on my worst enemy.

For starters, great location. You have access to shops, dining, and entertainment within walking distance. However, the building itself is old and has great potential to be updated. The parking is a nightmare and it is hard to maneuver around and through. Moving into the building is a complete disaster. No true loading dock and you have to walk a great distance to move your things in. This is not express upfront from the leasing team. No moving assistance ie concierge cart to use to make the moving experience easier. The apartments itself is looks rushed and not properly renovated. The hallways need some fresh paint and new carpet. Hallways and different parts of the building Smells moldy and mildewed but the lobby, concierge area, and leasing office has a nice hotel scent. The property manager needs to do more. Be careful… the pictures on the internet does not reflects the apartment units in person.

Move in was great. Everyone has been very polite and professional. Things are tidy. It’s been amazing so far. There was a lot of confusion on unit availability. And there’s a strong smell in a common area—but seriously, other than that, perfect!

Great for the price but is the definition of “you get what you pay for”. There are roaches but the employees are proactive about extermination. If you have the money for a better quality apartment I would recommend spending a little extra, otherwise this place is fine.

The elevators are breaking down now - in the last month or two at least five different incidences (that I am aware of) have ended with people getting stuck in the elevator and the fire department needing to be called. There has been no communication from Managment regarding this massive safety issue.

I’ve been living at Arrive for just over a week now, and disappointment would be my main takeaway so far. I live on C-D side and there has been only 1/4 elevators working since moving in, meaning it takes 10-15 minutes to get up and down from my floor, having to stop at most levels picking up people… C-D side for some reason is also very obviously less invested in as the building has not been updated and maintained like A-B side. Whenever I’ve put in maintenance requests, no one will show up to address the issue and then we will still get an email to rate our maintenance experience. The front door has a constant beeping noise that is very annoying because it is never locked, which is obviously annoying because it means anyone from outside can just enter our building without any difficulty Overall, extremely disappointed in management, maintenance, cleanliness, security, and seemly any interest in taking care of making the best of the space that people pay good money to live in.
